NOVAISPANIA VICEROY RESIDENCE 4-BEDROOM BEACH HOUSE, SLEEP 12 & GRAND POOL

This is a perfect vacation home for a group and families children. The pool is amazing and very large and the outdoor space is perfect. The small wadding pools are perfect for small children. My 17 month old son had the time of his life. We also saw whales daily from the pool! Ted was highly responsive both before our stay and during our stay. He even personally delivered us groceries! Ted arranged for our transportation and even a stop at the grocery store. He checked in regularly to make sure everything was going well. Service at the house is excellent. Daily house cleaning and pool cleaning. And butler service to help with anything needed. We did a couple chef dinners in the house, which I would highly recommend. The food was high quality (not resort food) and the service was excellent! My partner golfed a couple times and loved the experience at Quivira. I would suggest getting a golf cart. It’s a fun and convenient way to get around. There is really no reason you have to leave the house, but we did venture to Sunset Beach one day. It’s not so impressive. Limited seating, limited shade, no beach bar. I was not impressed. This is more typical in Cabo as the beach is not the feature. But the Sunset resort isn’t trying very hard. The Pacifica beach area might be better. I’m not sure. We had a child and that resort is adults only. If you are concerned about COVID, this house is a perfect choice. You don’t need to leave if you don’t want to and all the staff was excellent about wearing their masks consistently. Honestly you have more of a chance getting COVID in the US than in Mexico. We felt very safe. COVID test was very easy and only took a few minutes out of our day. We would definitely stay at this house again. We are already talking about next year. Ted, Thank you for being such a great host.

We loved this place. The villa was beautiful, spacious and clean. We had everything we needed including great sound system and pool area. We purchased the all inclusive package which was great - room service and reservation priorities. Our butler Gonzalo was first class, extremely responsive and made our vacation easy and fun in every way. Because shuttles were so convenient, I would not recommend getting golf carts - which we did but never really used. We reserved the villa through VRBO and Ted was great getting us set up for the trip and even arranging for supplies before we arrived. I highly recommend this place and we will return soon!

We just finished our second annual visit staying in the larger model in the Novaispania community through Ted (Thomas). Our group is very hard to please. However, Novaispania and Ted nails it on all accounts. Theses homes are perfect: Four large bedrooms with bathrooms (all en-suite), great kitchen with top appliances, washer & dryer, flat panel TVs in every room, beautiful courtyard and the backyard is amazing with pool, jacuzzi, bbq, bar, sunken fire pit, music and TV. Everything about these homes are high-end and I am quite the travel snob. Our typical day activities on-site included breakfast delivered, then eat outside and lounge by the pool, then off to one of three on-site gyms, then fuel up at one of over 20 restaurants on-site for lunch, then get a massage or golf or just relax at our pool/jacuzzi and then off to dinner and then back to our backyard sunken fire pit with the all-inclusive service delivering us drinks. Full house keeping and concierge are there for whatever you need daily. We have made this an annual group trip and it’s always hard to come back home. Ted Thanks again for making this an awesome vacation - you are the bomb!!

Property was spectacular and the service provided was first rate

We just returned from our week long stay in Cabo at Novaspania 11. Our villa was fantastic and Ted was amazing. Not only did he answer all my questions beforehand very promptly, he happened to be there in a villa a few doors down. He greeted my family with a huge bouquet of flowers and constantly checked in to make sure all was good! Our butler Gonzalo also checked in multiple times a day and handled whatever we needed. We had decided on the all inclusive meal plan and that suited us great with 4 college aged children wanting food all the time. When I calculated the price at the end it worked out to be the same as if we had paid but two of us barely drank and my 80 year old mom doesn’t eat that much. We enjoyed not dealing with paying for every meal and eating/drinking whenever we wanted. They also provided suite service so we had breakfast and lunch and snacks delivered almost every day! We also rented two golf carts and they were fabulous to get around the resort and take advantage of all the amenities and restaurants. The villa is beautifully laid out with 3 bedrooms ocean front (back of villa) and one at the front of the villa. There were 2 master (king bed) suites, one on each floor and a second bedroom upstairs with two beds. Each room had a private bath. The outside pool area was fabulous with a swim up bar tv hot tub and a fire pit. We pretty much lived out there. There’s a ton to do in Cabo or nothing at all depending on how you like it. We were able to watch the whales from the pool and several times we walked to the beach to see sea turtles hatching and making their way to the ocean. We can’t say enough about our stay and the service Ted provides! We will definitely be renting from him again if we return here or one of his other locations!

We booked this amazing villa at last minutes notice, my wife and I needed a getaway, and we wanted to take some photos of the southern point of Cabo San Lucas. Ted was very easy to work with, and our experience on VRBO was seamless – he provided all the details, the transportation from the airport in a Cadillac Escalade, straight to the resort. Upon arrival, we were greeted by Joel, the Butler – he checked us in at the unit, showed us the entire home – nothing short of amazing! Of all the homes we have ever seen anywhere in Mexico or otherwise, this one has the most beautiful outdoor space you can imagine, with an infinity pool that is the entire width of the lot facing the sand dunes & the Pacific ocean, a rope hammock elevated above the swimming pool, and a giant spa that spills into it – best of all, a fire pit that seats about eight people that is sunken in the middle of the swimming pool! Inside the home is astounding in every regard, the materials used to create it or nothing less than top notch, and every bedroom has a giant attached custom bathroom and marble and travertine! Downstairs, it has an open gourmet kitchen with great appliances, granite and marble, and is open completely to the living space and dining area as well as the courtyard (which is closed off only by a corner of glass that slides into the wall)! The restaurant called Quivira steakhouse is part of the golf club named Quivira, it is about two minutes away in the van or you can walk from the house in about eight minutes – the food was delicious and the service was outstanding, we ate several meals outside & loved every bite! I would highly recommend this villa for a wedding, or simply the most elegant, fantastic vacation away from it all, but close enough to the craziness of Cabo if that's what you're looking for!
