This single-story Palm Springs home sits on a quiet residential street with San Jacinto mountain views visible from the south-facing facade.The property functions as a true compound, with a main house sleeping up to six and a fully self-contained casita that operates as its own private wing.
You enter through orange double French doors into a foyer with warm amber lighting and an arched passageway that opens into the main living area. The living room makes an immediate impression. A full-height tropical palm leaf wallpaper covers the TV wall, a brick fireplace painted in warm terra cotta orange anchors the room, and the layout comfortably seats the whole group. The space flows directly into the dining area and galley kitchen without interruption.
The kitchen is well-equipped for a full group. All-GE appliances include a 5-burner electric range with convection oven, a side-by-side refrigerator with ice and water, an over-the-range microwave, and a dishwasher. The counter holds a drip coffee maker, electric kettle, and toaster. Cookware, a complete dinnerware set for eight, wine glasses, and cocktail glasses are all stocked and ready. A kitchen window looks directly out over the pool deck.
Off the main hallway, a dedicated laundry room with a GE top-load washer and gas dryer sits behind louvered cafe-style doors. Cleaning supplies and a vacuum are stored here as well.
The primary bedroom is in the northwest corner of the main house and fits a king bed with direct sliding glass door access to the pool deck. Two guest bedrooms complete the main house: a queen room with its own TV, and a bunk room with a full-over-full bunk bed, a 50-inch smart TV, and a large teal abstract canvas. All three bedrooms have mirrored closets and their own smart TVs. The primary suite has a fully renovated ensuite with a double-sink vanity and a frameless walk-in glass shower. A second full bathroom with a tub and shower combo serves the two guest bedrooms.
The casita is the defining feature of this property. It has its own private keypad entry, a king bedroom with direct pool deck access, a renovated high-finish bathroom with matte black fixtures and a frameless glass shower, and a separate game room. The game room holds a full-size two-player arcade machine, a shuffleboard table, a large wall-mounted TV with a power recliner sectional, and a neon palm tree sign. It is effectively a property within the property, ideal for a couple traveling with friends or anyone who wants their own space.
The backyard is where this home earns its character. A large rectangular pool runs the length of the yard, the spa is integrated and ready when you want to wind down. Around the pool you will find four chaise lounges on synthetic turf, an outdoor sofa set with a teak coffee table, and egg chairs under a covered patio. A pool towel station sits near the dining room sliding door, stocked and ready.
Beyond the pool, a regulation bocce ball court sits in the southwest corner behind the garage. A small putting green with clubs and balls occupies the southeast corner. The open-air outdoor shower is tiled in a black-and-white geometric pattern and positioned right off the casita entry, ideal after a long day in the sun. A 5-burner propane grill on the pool deck handles cooking outside. Edison globe string lights run along the rear eaves of both structures, and low-voltage path lights run throughout the landscaping.
The wide driveway accommodates three vehicles. Street parking is not available.

Guests will have access to the entire home, casita, and backyard. The two-car garage will be available for guest use. There will be no one else on the property, other than any scheduled home services (pool, gardener), unless otherwise discussed with you in advance.

This home is located in a residential Palm Springs neighborhood with no HOA and no guard gate. The area is quiet and low-traffic, with San Jacinto mountain views from the front of the property. Downtown Palm Springs, with its concentration of restaurants, shops, galleries, and the weekly VillageFest street fair on Palm Canyon Drive, is a short drive away. The living desert, aerial tramway, and the hiking trails of the San Jacinto Mountains are all within easy reach. Note that Palm Springs strictly enforces its noise ordinance: quiet hours run from 10 PM to 10 AM, and no amplified music or sound is permitted outdoors at any time.
Most people choose to have a car when visiting Southern California. There are an abundant amount of unique and significant attractions within two hours of this home. If you are an explorer, we recommend a car.
The desert communities are best navigated by car, and having one gives you easy access to Palm Springs, Palm Desert, Rancho Mirage, and the surrounding mountain areas. Uber and Lyft are available throughout the valley as well.

Please note that in the State of California, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed.
There is a 10-day grace period to return any items taken from the home at check-out (keys, garage remotes, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.
Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.
Utility Usage: Utilities are included up to the property`s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.
Pets are welcome with an approved pet fee. Please inquire prior to booking. A pack and play, high chair, and infant seat are available upon request.

- Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to the Owner and/or Company.
- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.
- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.

- The AC cannot be set lower that 75 degrees when the outdoor temperature exceeds 100s. If tampering with the HVAC equipment causes any issues which require a service call and/or repairs, this will be billable to your party

PALM SPRINGS RULES & REGULATIONS
- Do not create excessive noise, disturbances or traffic, or engage in disorderly conduct (including parties).
- Amplified music is not allowed outside AT ANY TIME (including mobile phones on `speakerphone`). Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). IF YOUR NEIGHBORS CAN HEAR MUSIC, YOU ARE IN VIOLATION OF THE CITY ORDINANCE. The minimum citation is $1,000.
- Please keep voices and pool activities to a reasonable level. Continued and ongoing screaming for an extended period is one way to get a citation.
- Night time hours are between 10 pm and 10 am. Please consider moving indoors after 10 pm. If you choose to be outside, please be considerate of the neighbors and use indoor voices.
