Experience life as a local and truly enjoy your next DC vacation with a stay at this beautiful 2-story row home. You’ll find that comfort and privacy abound in this private home, which offers luxurious amenities and that extra special touch you won’t find at other rentals in the area.

The central location puts you close to all of the fun, excitement, and history found in the city, while providing you with plenty of space for relaxation. You’ll be located in a residential neighborhood that showcases the diversity that Washington D.C has become known for. Enjoy hanging out in the backyard after a long day of sightseeing, put your favorite movie on the flat-panel Roku TV, or order some take-out with the Amazon Echo while listening to your favorite music. The living area is also business-ready with a desk available should you need to get some work done during your stay.

Just off the kitchen is a dining area with seating for four. Enjoy a quick breakfast or an espresso before visiting DC’s landmarks, or enjoy a dinner prepared in the fully-stocked kitchen. The updated kitchen includes quartz countertops, stainless-steel appliances, including dishwasher and gas range, and is fully stocked with essentials including cookware, dishware, and utensils. There you can also feel free to pick whatever fresh herbs, fruits or vegetables you might find ready to harvest!

Your friends and family will rest in comfort in the 3 bedrooms. The master bedroom is fitted with a queen bed, a small walk-in closet, and an en suite bathroom. The second bedroom has a full bed for two additional guests. The third room maximizes space with a queen Murphy bed, freeing up this room for other activities and easy access to the balcony when the bed isn’t in use. The small balcony off of the third bedroom can be used as an alternative workspace, or simply another place for you to spread out and take in some fresh air. A second full bathroom is available between the bedrooms and includes a tub. All of the beds are fitted with sheets and thick, plush comforters to provide peaceful rest for everyone. There is also a pack-n-play available (i.e. portable crib) with its own mattress and sheets available for guests to use, and then if need be the Murphy bedroom can easily be set up for use as a nursery for guests with infants.

For your convenience, high-speed Wi-Fi is available free-of-charge so you can connect with your friends and family at home, or keep up with your work emails. The home also comes with one secured off-street parking spot for any reasonably sized vehicle in a driveway behind the home, and free street parking close-by as well should you happen to have multiple vehicles.

Guest Access:
Guests have full access to the entire home as well as the backyard space, providing plenty of privacy and room to spread out. For your convenience, we installed a keypad entry to the home, allowing you go about your day without having to track a key. The code is changed after check-out.

The Neighborhood:

Hill East is a great residential neighborhood adjacent to Capitol Hill. It is primarily residential, but just far enough from downtown that there is space for plenty of services, including full-sized supermarkets, parks, and playgrounds. It is very walkable and sufficiently close to everything that you won’t feel too far out in the suburbs. Eastern Market and Lincoln Park are conveniently located for your children to play, or to get some people-watching in.

While there are some friendly neighborhood bars and restaurants in Hill East, you’ll find many more options right in Capitol Hill on 8th Street, or the nearby lively H Street Corridor. You can quickly get to those parts of town if you want; it is a longish walk, or you can simply take the Metro that is only two blocks away. Parking is usually easy to come by. If you happen to be a soccer fan, DC United's RFK stadium is less than a 10-minute walk away for getting out to a game while you're in town. If you're looking for my personal recommendations of places to go or things to see, please ask me!

Perhaps the biggest advantage of Hill East (sometimes also called Barney Circle) is the strong sense of community. It is the sort of place where residents know each other by name, and help one another with yard work.

Getting Around:
Stadium-Armory METRO stop is two blocks away at 19th St and A St SE and has Orange, Blue, & Silver line access, multiple bus stops, as well as a bikeshare station.

The house is only a 20-minute drive from Reagan National Airport or a 10-minute drive from Union Station.

Other Things to Note:
Paper products such as paper towels and toilet paper will be refreshed and provided to you prior to your arrival, but you will be responsible for replenishing should you run out during your stay and need more.

Interaction with Guests:
While we offer self contact-less check-in for your convenience, we are only ever a message away should you need anything at all during your stay.

Overall our stay worked out fine as we wanted a place near family members in S.E. Check in was difficult in that the keypad on the front door was not working. We eventually made our way to the back alley and entered through the back driveway gate and back door - not easy in the dark. We contacted host and he said handyman was notified to fix front keypad. Keypad was never fixed. The kitchen in the unit is very well stocked. Appliances are high quality and clean. As with many short term rentals a dish drainer would be nice, since we did not generate enough dished to use dishwasher. The rug in the living room is well worn and the corners curl up. One of our members came close to tripping over it. The master bedroom suffers from no bedstead lights, so one person cannot read without the ceiling light being on. The master bath is very nice, clean and works with one exception. The massage nozzles are corroded and one of them fell out when that function was accidentally activated. A note to guests might be helpful - or fix it. The master bedroom pillows at lumpy. Bedroom with pull down bed also has no reading lights. Overall, with the above noted annoyances, the unit worked out for us. A few little fixes would make it a lot more pleasant.

Only issue was the alarm could not be used as two sensors had dead batteries.

PROS:The location, vibe, and ease of check-in/out are the highlights. It’s a quick 4-minute walk to Stadium-Armory Station, making it easy to access the rest of D.C. The house itself is a modernized row home with a stylish aesthetic. Check-in and check-out were smooth and hassle-free—no chores or long to-do list at departure, which felt very hotel-like.CONS:The property suffers from poor upkeep and unmet expectations. Outdoor spaces were dirty, and the chairs were unusable without cleaning—yet there were no cleaning supplies available. The main shower looks fancy but doesn’t work properly; the lower body jets are broken. The bathroom floods easily due to poor design and bad sealing. Many lights are burned out throughout the house. LED lights in the living room are stuck in party mode, and both their remote and the Apple TV remote are missing. The fire pit lighter is also missing, so that couldn’t be used either. WiFi was essentially useless—we had to rely on phone hotspots. There are numerous maintenance issues: holes in walls, rust, missing paint, and general wear. Lastly, the house alarm system is unreliable, with multiple dead sensors making it non-functional.

The property was well represented by the photos. The location was extremely convenient for anyone wanting to use the DC Metro trains. Overall the neighborhood and immediate neighbors were very quiet, to the point of not noticing anyone around. The secured parking in the back was easily accessible by a full size SUV. Would certainly stay here again.

If you believe the old saying the devil is in the details, then this probably ISN'T the property for you. We paid just short of $5k for a week here, and based upon multiple renting experiences across the country, I don't believe that my expectations were unreasonable, and they certainly weren't met. The place has a great location to the Metro and was clean, but someone from Great Dwellings needs to spend some time/$ here. Our troubles started upon arrival; the door code we were given didn't work, thankfully our contact was responsive. Once inside we found that the wi-fi info wasn't correct & had to figure that out on our own. There was only one set of TV remotes and between all of them there were no working batteries, nor were there any extras until they were delivered a day later. TV's are small, not high definition. Kitchen had no paper towels and only one hand towel, and only one extra trash bag. Microwave has no glass insert for the rotating part so it's a little challenging to use. Upstairs had it's own set of issues. Blinds in both master bedroom and second bedroom had been destroyed and covered over with black shades that went all the way to the floor. There are ants and if you leave the lamp on the nightstand on a few flying bugs show up as well. There's only one hair dryer that works, and it only works on low. The worst thing we saw is what appeared to be black mold in the corners of the skylight in the master bath. Maybe back to hotels for us.
