• Entertainment: 3 Smart TVs (guests must use their own streaming accounts), free Wi-Fi & high-speed internet.
• Convenience: Washer & dryer, iron, ironing board, and 1 hair dryer.
• Limited Starter Supplies: Trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets & disinfecting wipes.
• BBQ Gas Grill: Propane tank and BBQ tools provided for outdoor cooking.

~IMPORTANT NOTES:
• Absolutely no parties or disruptive events, please. For any unauthorized parties, the fine shall be $1000 and potential eviction. If you are hosting a small gathering or a birthday party, please feel free to reach out and we can discuss to see if it's a good fit.
• Quiet hours: 10 PM – 7 AM (per county regulations)
• Smoke-free property (indoor smoking penalty: $500).
• House Rules are located in the Rental Agreement.
• To ensure a safe environment for guests and neighbors, the property includes NoiseAware decibel monitoring devices in common areas and outside decks; as well as exterior security cameras on the front and side exterior wall facing the driveway/front door and on the back exterior walls facing the entire backyard, pool and hot tub. These devices do not have a view into any interior private spaces.

~ADDITIONAL VISITORS:
• Visitors or extra guests (for stays under 30 nights) are only permitted if pre-approved and added to the reservation's total guest count. All guests—including children and any approved visitors—must be included in the reservation guest count at booking or added prior to check-in. Total occupancy—including visitors—cannot exceed 10 individuals.
*Limited visitor exceptions above the maximum occupancy may be requested and, if approved, are subject to a fee:
• For stays up to 3 nights: $60 per visitor.
• For stays of 4+ nights: $100 per visitor.
Fees will be requested through Vrbo and must be paid before check-in, and full names of approved visitors are required.
Please note that sleeping arrangements, beds, bedding, towels, and other amenities remain limited to the property’s maximum occupancy.
Violations of these most critical house rules will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.

~PET POLICY: Pets are not permitted for reservations under 30 nights. For stays of 30 nights or longer, pets may be considered with prior written approval, pet verifications and pet fee. Please contact us in advance so we can review requirements and provide approval. Unauthorized pets will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.

~POOL & HOT TUB ACCESS: The private hot tub is available year-round.
The private outdoor swimming pool is not heated and is only open seasonally from the last weekend of April through the last weekend of September. *2026 Pool Season: April 16th through October 4th (pool access is limited to these dates).

~RATES: Weekly and monthly discounted rates are automatically applied at booking. We do not offer additional or special discounts, including military discounts.

    The dishwasher needs to be replaced. The drying function doesn't work. The wifi also doesn't work. The driveway is broken, uneven, and dangerous. The beds were comfortable and the bathrooms are nice.

    Overall not bad. You can tell the house and property were beat up over time and it shows. That being said, they did a decent job at making it decent and livable. Convenient location , not too far away from the metro Atlanta area attractions depending on traffic. Super quiet neighborhood, peaceful. Pool and hot tub were ok. Pool was unavailable the first day but was quickly made useable. Huge win at the property though, very effective AC unit. Summer in Georgia, That was a must.

    We rented this place to enjoy the pool and hot tub for a long weekend. We were hesitant about the abundance of rules about noise and such, but we're not especially rowdy people. After booking, I was interrogated about my reasons for staying there and felt like I had to prove we weren't loud before the booking would even be confirmed. It was aggravating, but I figured it was over. Upon arrival, we discovered things aren't as good as they appear in the pictures. As another reviewer mentioned, the floors are uneven and the master bedroom mattress creaks loudly. Then when we were going to sleep, we started itching and saw a flea, which was easy to find in the white sheets. I called property management upon waking the next morning. She said they would send pest control that day, asked us to stay at the house that day (we had planned to go into Decatur and shop), and said they'd have a bottle of spray dropped off. None of those things happened, and I did not receive any follow up communication. I didn't want to spend my vacation making phone calls. I had already reported the issue, and they failed to respond. We continued to see fleas. We even checked out early and asked for a partial refund. They finally sent pest control after I requested that, who said they didn't find any fleas. If they'd come when we were there, we could have shown them. My partner also fell on the unmarked deck where there's a step down and got a deep, swollen leg bruise. Luckily, she's okay.

    The propwrtybis an assuming from thr curb but once you're inside it is quite well done. Nice size rooms. Yard is super private and makes using the jacuzzi and pool even more enjoyable. Location is about 30 minutes from the airport outside of rush hour and is close to restaurants and grocery store. The kitchen is well stocked with dishware and pots and pans.
