WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (maximum of 5 dogs), while any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-TVs are equipped with Roku devices with multiple entertainment channels including Netflix, Disney+, Amazon Prime, and more, or use your own.
-There is a partial-house generator that will keep most of the house running in the event of a power outage.
-There is AC provided by mini splits in the primary bedroom, living room, and downstairs living area, and 2 modern ultra quiet window units in the 2 back bedrooms.
-There is a gas fireplace in the main living room.
-This unit has a propane grill and propane is supplied.
-This unit has a fire pit. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking limited to 6 cars.
-Access from parking to the front door requires climbing a staircase.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
-Trash and recycling dumpsters are on site.

Disclosures:
-Ice skating rink use is subject to weather and ice conditions. This is an amenity we offer at no cost; no refunds are given if the rink cannot be used for any reason.
-A signed rental agreement is required for all reservations.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

    This house is amazing with plenty of room for multiple families with kids. The property is beautiful and with several of inches of snow on the ground it was a winter wonderland! We had s'mores around the fire, used the jacuzzi and played in the snow. We had the best time!

    This was our second time staying at a moose lodge property, though our first time in this particular unit. 5 small families stayed for a late fall getaway and a trip to Santa's village. The house was clean and had plenty of space for the children to play on the lower level. We all slept comfortably. The only critique is that the hot tub did not work, and for 5 sets of parents who desperately wanted to unwind and spend sometime outside after the kids went to bed, this was a disappointment. The management team did send over someone to check it out very quickly, and he made several attempts throughout the day to fix it, but to no avail. Management did offer to let us use a hot tub at the vacant house next door, but it was too cold and far away from the kids to use. We had specifically searched for a house with a hot tub, so this just put a damper on the weekend. Not nearly as updated or expansive as the beautiful Western Lodge home on the property, but a good place to stay for large groups.

    Large house with many beds and living areas for large family. . Landscaping, yard, outdoor areas very nice. Enjoyed paths to river and privacy. Location was perfect- close to many trailheads for hiking and activities- cog railway, gondola, resort. Hot tub used daily after hiking. Enjoyed our stay. Would recommend.

    My family returned to the Moose Lodge for the 2nd summer. This year we came to celebrate our parent's 50th anniversary. We enjoyed a special dinner in your outdoor space. Our group of 13 ranged in ages from 13-71 years old and there was something for everyone to love about this place. Whether it be hiking Mt. Willard, visiting Shillings Brewery, taking a gondola to the top of the mountain, lunching at Mt. Washington hotel,playing wiffle ball on the grass, enjoying a drink and the view on the back deck, playing games and puzzles, we all enjoyed ourselves. The quiet private yard offers a unique setting. Inside the house is very clean and easily accommodated our group of 13, with space for everyone to spread out. What a unique and beautiful spot to spend time with family!

    Overall we had a good time this weekend although it was dampened by the storm. Everyone knew it was going to be record winds near the mountain. We ended up losing power Sat morning. While the auxiliary generator clicked on right away and gave us lights and heat, the maintenance team failed to check that the downstairs pump was also powered by the generator. (It wasn't) which caused a flood in the entire lower level. The management team was gracious enough to bring us extra towels (after I reached out to them) after using every one we had to try to clean up the mess. Management did not check on us at all and only let us know that there was an outlet that worked on the generator in the maintenance room after I kept telling them how bad the flooding was. Towels weren't working. Our knowledgeable friends were able to locate the pump power and plugged it to the generator power. We also found a shop vac and sucked up most if the standing water. Not exactly how you expect to spend an afternoon on vacation. Maintenance was supposed to come by but never showed up and I never got any communication about it. Aside from that, the house has a lot of potential. The setting is beautiful and you could not ask for a better location to get to Bretton Woods ski area. The house was very clean but it could definitely use some upgrades. Kitchenware was subpar, at best. The house could really use a new couch. I would recommend bringing some additional portable seating if you have a full house. Beds were very comfortable. The house info says they do not come to shovel during a stay and left shovels which were fine but they did not provide any sand or salt either which made traversing the steps and driveway tricky in icy conditions.
