Utility Disclaimer:
Utility fees are included in the total rental amount. The guest shall be responsible for the costs associated with excessive usage of utilities during the term of the reservation. Excessive usage is defined as utility costs over $50.00 per night of the reservation.
Cleaning Disclaimer: One end of stay cleaning is included in the reservation total. For reservations longer than seven nights, one cleaning per week is mandatory. In-stay cleanings are the guest's expense.

Pool & Hot Tub Disclaimer: Due to the climate of the northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. For energy conservation purposes, the pool heater may only be operational from 8am to 6pm.
Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.
Payment/Refund Policy: All payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.

While StayMarquis manages this listing, the guest experience is managed by the owner of this property, meaning all property preparation, arrival coordination, in-stay communication, and requests for maintenance tasks are performed by the owner. However, StayMarquis will provide you with a "Guest Experience Manager" who can help facilitate any request, from grocery shopping to organizing a private chef.
First off, this house was beautiful, spacious and the game room was a lot of fun. One big issue was the listing said it had a fire place. This was a feature we were seeking given it was winter in the Hamptons. When we read the printed book upon arrival it said that the fireplace was “decorative” and not to be used. Big bummer and this listing should be updated as to no mislead people like us. Second issue was general upkeep. Cabinets were broken, a handle on the shower, the dishwasher racks would fall out frequently, the showers downstairs were in much need of caulking and had mold. Also, the electric stove would error out frequently and we’d have to reset the power via the fuse box to get it to reset and the cable bill wasn’t paid so there was no cable. The final issue was that on our first night someone accidentally flipped the oil burner switch which was in the basement and looks like a light switch. This caused the hot water and heat to shut off. It was Christmas Eve and my wife and 1.5 year old were shivering as the temperature gauge read 50 degrees. I texted the home owner at 11:30pm and didn’t hear back until 3:30am. At this hour he told me to check out the hot water heater. It had no power. At 8am I called him and that’s when he realized that I might have flipped that switch. I went down and flipped it back on and that did the trick. During this sleepless night, I also tried to contact his management company who did not respond even though their voicemail says they respond 24/7. I texted them and requested a refund for the first night given these issues. Once we got the heat and hot water working and began to enjoy the home I texted the homeowner that we no longer expected a refund because we felt it was our fault. He responded by saying “I’ll give you a 100% refund if you leave tomorrow by noon.” It seemed like he didn’t want to deal with us and wanted us to go away. We weren’t ready to abandon our vacation. I thought I was extending an olive branch, but I guess it triggered him. I know it can be annoying to have people bothering you, especially on holidays, however, when you are at a 4000 square feet beach house in the winter, much can be complicated. We didn’t bother him for the remainder of the stay despite many small problems as described above. We just kept our eye on having a good time with the fun games and the stuff that worked.
We enjoyed our stay at Kola Grounds. The property was nice and spacious and very clean!
