Minutes from the heart of Ellicottville! Beautiful 4 bedroom, sleeps 10.

We stayed here over the long weekend in February with another family...cost effective compared to 2 condos at Holiday Valley. It was a nice setup with enough beds, towels, dishes etc... Loads of nice touches like pool table/games room, separate tv room for kids, bunk beds etc... It's not luxury living by any means but it is clean, reasonably close to Holiday Valley and recommended. It is a little close to the busy highway as others have noted but not a big deal for night noise. I booked it through Expedia and for some reason was charged $1750 damage deposit instead of $250 that it listed. I didn't want to lose the reservation so I went ahead. I did get the whole amount back so it wasn't a problem just a minor glitch.

Our host was very welcoming, and responsive to questions. Expectations were clear for check in and check out. We really enjoyed our stay and it was a perfect location for our family of 9.

Great place for a weekend get away, would absolutely stay here again.

We are return guests and appreciate how communicative and responsive the hosts have always been. House was clean and we'll appointed, the kids love the bunk room, and it is perfect for us when we visit family!

Nice stay for our ski trip. Plenty of room in the house, well stocked with essentials, private location, and only a few miles north of town making it an excellent value. Owners very responsive to questions. Thanks for helping us to have a great ski weekend!

About 7-10mins to downtown. This house is perfect, it offered toys for little ones, multiple cozy living rooms and a spacious kitchen to cook in. We had a small incident completely our fault, however we easily got in touch with the home owners and they were very understanding about it. I cannot recommend this place enough!

We thoroughly enjoyed our stay at this private and spacious property. With four bedrooms and three gathering spaces, it was perfect for our family. The updated kitchen and main bathroom were both modern and practical, offering plenty of room to store our personal belongings.The host made check-in effortless by providing clear directions and even followed up on our arrival night to ensure everything was satisfactory. He was highly responsive to any questions we had throughout our stay, which added to the positive experience.The property features a few steps at the lower level and a convenient mudroom, perfect for storing ski gear. A flight of stairs leads to the main living area, which was not an issue for us. We were fortunate to experience a lot of snow during our visit, and the driveway was cleared daily by a plow, making access hassle-free.Overall, we had a fantastic time and would highly recommend this property to others!

This was the first time I took my 3 sons to holiday valley to ski. I grew up in Bradford PA and was an avid skier - spent many of days/nights in Ellicottville! It was such a special Christmas gift to myself and I valued the time I got to spend with my boys, their friends and my parents. Your house was absolutely perfect for us - had everything we could possibly need or want! Thank you for sharing your home with us. If we ever get back up there, we will definitely look to book your property again!

There were a lot of things to do, the house was clean and big. The back yard was nice. We really enjoyed our stay.

This house was absolutely perfect for our family, every essential that was needed they had on hand. Cozy den down stairs and a pool table to play with the kids. I loved being able to spend time together around the fire pit making smores and memories. I will definitely go back to this location in the future!
