Enchanting Villa is 500m from the beach and from the old town (10 min walk) surrounded by a very big relaxing garden of about 2000 square meters with a great variety of Mediterranean trees and parfums: cypresses, cedars of Lebanon, pines, fruit trees, lavandas and olive trees. You will feel the real Mediterranean atmosphere: white and green interrupted only by the fuchsia of bougainvillea flowers, typical “Style of Capri”. The Villa is on two separate floors and we rent only the apartment on the zero floor overlooking the garden that is about 150 square met. Big living room , a nice and 'fresco' patio by the garden, 2 bedrooms for couples bed overlooking the garden, 2 bedrooms in the back of the house, one with 3 beds and one with 1+1 beds not overlooking the garden , sofa bed for 4 people in the living room, kitchen with dishwasher & laundry machine, microwave, two bathrooms with shower/bath + a hot water shower just outside the house. Maximum Sleep 9+4. Table and chairs in the porch and pergola, two sunbeds, BBQ. Private parking for one car or one big car and one small car provided inside the gate.
The Villa is just inside the National Park of Monte Circeo that is an extraordinarily beautiful, natural site that has been preserved since 1934, containing the Monte Circeo, 20 km of superb sandy beaches, four lakes and a forest in its 8,500 hectares (=18.700 acres). Recognised by UNESCO as a “World Heritage Site”, the park contains 1,237 species of fauna and 250 species of bird, deer and foxes thrive in the forest near Sabaudia. It also contains ruins of Emperor Domitian’s Villa and Lucullo’s Spring,The 1,700 foot Monte Circeo is believed to be the site of Circe and her Sirens, described in Homer’s Iliad: that's why they call it the Ulysses Riviera. There are three lakes just near Sabaudia. Villa Domiziano dates back to the I Century B.C., lays right on the Paola's Lake, still excavating, extends on an area of over 40 hectares; very interesting is the thermal spa, the enormous water tanks and the bathing area. Part of the Park are the Pontine Islands: Ponza, Palmarola and Zannone. Terracina, Sperlonga and Gaeta
The beach of Sabaudia: This 30 km long stretch of fine sand and Dunes is simply breathtaking. Add to the natural beauty some really world class seafood restaurants on the water's edge in Sabaudia beach, and a sophisticated and full menu of summer concerts and activities. Just one hour from the Island of Ponza and from the Garden of Ninfa and Fossanova Abbey. Enjoy biking or walking to some of the beach's clubs where you can rent your beach umbrellas and lounges from them by the day. After a morning of sunning, swimming, and beach combing, enjoy lunch right on the beach in one of the open-air restaurants of the coast. In 2022 it gained the BLUE FLAG for the quality of the sea water which allowed snorkeling and Scuba Diving around the Promontorio with natural breathtaking views. Running along the Sabaudia coastal road, and having reached Torre Paola, a bridge of the Roman port-canal. Subsequently, a footpath emerges to the right; it ascends to the peak of Circe, famous for Omer's Odyssey, achieved only after a two hours long climb.

Other places to visit: Terracina, Sperlonga, Fondi, Capri, Ischia, Procida, Montecassino, the romanic Abbey of Fossanova and Casamari, the wonderful gardens of Landriana in Tor San Lorenzo and the famous Ninfa Gardens. San Felice Circeo is half way from Rome and Naples. Also well connected by train and buses. Historic sites are all around the province. Pompei and Ercolano and the Sorrento Coast are easy getting sites from the property and plus other not listed on officials publications. From April to October daily connection (and in other season twice a week) by ferries to the Pontine's Islands: Ponza, Ventotene and Zannone. Three wonderful island where small motorboats and pedalos may be rented. The coastline offers many secluded bays, grottoes and the transparent water is perfect for snorkelling amongst the fish. The pretty harbour with restaurants, bars and shops is a perfect heaven. Contacting the local tourist board opportunity to hire a sailing boat and sail privately to the island.

We enjoyed our stay at the Villa. It is the perfect location to explore te beautiful area of Circeo and Sabaudia. Plenty of space outside for sitting al fresco and for the kids to play.

The photos in the ad do not correspond to reality, are certainly several years old. It is not a villa, but rather an apartment on the ground floor of a house. On the first floor live other people, are constantly renovating (painting doors at 38 degrees, drilling in front of the bedroom window, constant hammering). They are allowed to park their cars on the property (which are then directly in front of bedroom windows, which are 2/3 lower than the floor), they receive guests until late at night, in the morning come the workers. Almost all windows in the house are at ground level. On the property are two heaps of branches and dry plants, the table in the garden is unusable, as the floor tiles laying on it. The linen (must be paid extra!) Is old and grumpy. The mattresses and pillows are of the lowest quality. The coffee maker is missing in the kitchen (coffee for 6 people with the mocha stove for 1.5 cups is really tedious!), toaster, lighter / matches for the gas stove, there is only a chopping board, just one kitchen towel for 8 days. The bathtub has brown-black spots, shower head / tap switch is broken! The insects are everywhere, in the bathroom are spider webs with huge spiders. No equipment at the grill, we found a stick in the garden for the coal. Without prior notice appears in front of the house an old man who takes care of the irrigation. On the last day two guys with mower machines suddenly stood in front of us (a short message from owner regarding this would be appropriate). Officially we are allowed to stay in the house on the day of departure until 11 o'clock, the cleaning lady already comes at 10 and claims she has to do everything fast, because at 14 o'clock other guests will come.

We enjoyed our time at this place extremely. Back in Munich we think back to a very calm house, furnitured in good taste with old sailing features and pictures. We are two adults and 5 children. There was plenty of room for everyone. Modern bathrooms, a little dark but well equipped kitchen. The garden was beautiful and very big. A fireplace for barbecue, a pergola, everything in excellent shape due to occasional -discret- visits by an old gardener. The contact to Guilia was very pleasant. Even a Volleyball net promised by her, arrived on the day of our arrival, brought by a neighbour. A lonely supermarket (don´t be afraid rather a little shop, small, well equipped, a little bit exclusive) right across the street helped us with all those little cooking stuff. Every night we climbed the old city (just 10 min by foot -don´t take the big street, but turn left, right at the corner to the main street and then take the stairs) for an ice-cream or a coffee. We visited the beach open to public behind the harbor and enjoyed warm water. For us it was just perfect and the contact to Giulia was always nice and very polite. Thank you for the nice time!

We went on holidays at casa Circeo on late april and had a good wheather all the week long. The house was confortable and quiet and is well suited for groups of 6 to 11 individuals. The garden is nice for dolce vita, but there are so much sites to visit that we had hardly time to have good time in the garden. S.F Circeo and surroundings are very nice places where there are much activities and things to see. We also visited more distant places : Rome and Pompei, and that were great insight into Italian history.

The week in San Felice was great. Your house is very nice and located in a very calm and green surrounding. We enjoyed to go on a walk to the historic center of San Felice Circeo which is only a few steps away. The garden is very big and with nice trees and plants. We had a wonderful time in your house and in San Felice Circeo. The organisation was good and the contact very friendly. We hope to go there again. Thank you for all.

We spent one month in Circeo and it was the first time in our lives, when everything was better than we expected. The house is more cosy and its bigger and more spacious than the photos show and it is possible to accomodate two families in different parts of the house separated, and this guarantees great privacy. The patio in front of the house is beautiful and merry with grapes planted, rosemarin and flowers. We had three kids with us (5, 7 years and 1 year) that were very happy to play there under the shade of trees, and, although sometimes it was hot, the shade is sufficient for them to play during the day. Also we appreciated the voleyball net! Its not far from the beach, you have to climb a little bit on the way back, but for city people its a great fitness and I personally upgraded my physical a lot during our stay! A little supermarket is just on the other side of the street and its a lot of help. We bought fresh bread every morning and the owners of the place were very gentle with our bad Italian and very kind with children. In general, the town is one of the greatest places ever for a nice quiet stay with family. Its nice, cosy, calm, no traffic, no crowds of people in June. The sea was clean and the deptht is perfect for kids and adults alike. My last idea is about food. It was the first time in my life that I wanted take pictures of food. Its just fantastic. You can go to the market and buy delicious meat, vegetables, mozzarella de buffallo etc and my little one ate everything without any allergies that are so common in big cities! The fish was just fantastic... Dont hesitate to visit centro storico and try sea food there. So, it was great. Circeo is magic. My only big regret is that I didnt learn Italian, but it can be solved easily))).

Dear Giulia - now we are back in Berlin. It was a wonderful time in San Felice Circeo, we had a nice house with lots of rooms and good weather too. It is an interesting region and we saw a lot of nice cities, like Terracina, Sprolongia, Ercolano and Roma. Some time we will come back.

Thanks to this beautiful house! We have spent unforgettable holiday here. We came here late in the night and found everything outside so much better than we waited for - we decided that we mistook something...and so much taste in interiors and exterior!!! our compliments. We enjoyed San Felice Circeo before, but now we fell in love with it forever!
