**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise.
• Any stay longer than 30 days requires additional tenant screening, lease signing and security deposit to fully confirm your reservation.
**Additional Info About the Home**
• Garage is not part of the rental; there is dedicated parking spot next to the entrance, and ample street parking on the 23rd.
• The street where the home sits on is quite steep and please excise caution when you drive up.
• This is a townhome and is not handicap friendly. Guests have to be very comfortable with stairs as there are multiple stories. See above for the floor-by-floor layout.
**About Fees & Pricing**
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday’s pricing.
• Pet fee: Well-trained pets are welcome at $50 per pet. Please let us know if you’ll be bringing your pet and how many. Pet fee is not included in the VRBO total and is processed after reservation is confirmed.
**House Rules**
• This is a pet friendly home but kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.
We visit Magnolia often to visit family and this is the best place we’ve stayed. Clean, new, well-stocked, quiet, and great location. Host was a great communicator. We’ll be back for sure.

The townhome is very nice and cleanly with lots of windows and natural light. The location is away from city traffic but close enough to downtown. The Ac units in the room were really convenient and the extra provided fans really helped with any city noise. I would definitely stay here again.
Property was as advertised. Very nice. Great location-other than those hills, if walking, BUT, Seattle! Joanne checked on us often but everyone was great so we didn't need anything.
Property was very clean and organized. Joanne our host was a sweetheart. The neighborhood was very handy to downtown and close to many parks. We were even able to watch the Fourth of July fireworks from the upstairs balcony!
Very clean, easy access-just 10 minutes to Pike St Market. Beds are super comfortable. Each bathroom easily accommodates 2 people.
It’s the perfect spot for us, we’ll be back!

The proximity to the Magnolia location of our son and his family as well as the bus stop one block away was great. Kind of tight parking quarters at the home , but other wise a great house for our family group of six. A couple of glitches with household furniture and fixtures were addressed very professionally and quickly by the property manager, who was readily available and accommodating to our needs.
