The king bed offers restful sleep, sofa suits one adult—or two if cozy. Stairs & ramps lead to the unit, and dock access is via stairs, so not ideal for mobility challenges. Your Private Retreat
This secluded 600 sq. ft. ground-level unit offers a private entrance and one dedicated drive way parking space and additional street parking. Thoughtfully sound-insulated, you may occasionally hear light footsteps above. While I reside in the unit above, I travel frequently. I`m available if you need anything or have questions. I love meeting guests from around the world, so feel free to reach out. Otherwise, enjoy your stay with complete privacy!

Welcome to a thoughtfully designed guest house nestled on the lower level of the main home. The warm and inviting living area is perfect for movie nights or board games, while ample natural light creates an uplifting ambiance—ideal for both joyful gatherings and quiet relaxation.

Your private patio includes a hot tub for stargazing, while the shared dock invites you to explore the lake with a paddle boat, kayak, or SUP. Pattison Lake’s quiet waters with 5 mph limit are a haven for kayakers and paddleboarders, and fishing enthusiasts will enjoy the bass and trout-rich waters.

Wildlife Watching
Immerse yourself in the natural beauty with sightings of migratory birds, nearby eagles, and occasional deer. Take in the lake views with Mt. Rainier in the distance and enjoy the nostalgia of the passing train crossing the lake.

A Sustainable Retreat
With a focus on sustainability, Olympia Lakeside Retreat minimizes chemical use to protect the lake and its surrounding habitat. Expect occasional spiders and insects as part of this natural setting.

Additional Notes
While we conduct regular pest control, we prioritize protecting the lake’s natural habitat by minimizing chemical use. Due to the property’s proximity to the water, some presence of spiders and insects is normal and expected.

Please also note that a train track crosses the lake, and you may occasionally hear the train horn, including at night. Most guests find it adds to the retreat’s charm, though we provide complimentary earplugs for those sensitive to sound.

Additionally, this property is not a flat site; there are steps to the house and a staircase to the dock, so it may not be suitable for guests with mobility challenges.

1. Parties & Gatherings
No large parties or events allowed. We welcome small gatherings of friends and family.

2. THIRD-PARTY BOOKINGS will be canceled immediately with no refund.

3. Guest Verification
Within 24 hours of booking, the reservation holder must provide:
A photo of their ID.
A list of overnight guest names.

4. No extra overnight guests without prior approval.

5. Assumption of Risk & Liability
By booking, the reservation holder must inform their group of these rules, and all guests accept all risks. This includes using amenities like the hot tub, BBQ grill, fire table, and water sports gear. The property has stairs, ramps, and uneven terrain—guests are responsible for their own safety. The owner is not liable for any injuries or damages.

6. Please treat this home with the same care and respect as you would your own.

7. Hot Tub Usage
No glass or smoking near the hot tub.
Do not add any bath or cosmetic products.
Shower before use; enter with swimwear or birthday suit only.
Keep the temperature above 100°F.
Close the lid properly after each use.

8. No smoking indoors.

9. No pets allowed.

10. Vehicles
No large RV, large commercial vehicles and equipment allowed

11. Noise & Neighbors
Please respect our neighbors. Quiet hours are from 9PM to 8AM.

12. Furniture & Flames
Do not rearrange furniture.
Turn off all open flames (stove, fire table, BBQ grill) when unattended. Unattended flames are a fire hazard and may incur extra charges.

13. Water Sports & Swimming:
Life jackets are required by law; no lifeguard on site—swim, use equipment, and supervise children at your own risk.
Return all water sports gear to its original setup after use.

14. Fishing & Outdoor Activities
Dispose of fishing lines and hooks safely to protect others.
Clean fish only at the dock—do not clean fish inside the house.

15. Trash & Recycling
No excessive trash dumping. Use the recycling bin as needed.

16.Mail & Packages
No mail accepted at this address. Packages can be delivered to your front door by carriers.

17. Maintenance & Repairs
Report any breakages or issues immediately for prompt repair.
Reporting an issue grants permission for the host or team to enter the property if needed. Denying entry confirms the space as suitable for your stay.

18. Third-Party Amenities
No refunds for interruptions of third-party services (electricity, internet, cell signal, etc.).

19. Damages & Missing Items
The reservation holder is responsible for any missing or damaged items at their replacement cost. Inventory checks are done before check-in and after check-out.

20. Pest Control
Regular pest control is conducted, but we are not responsible for any insects found inside the home.

21. Check-Out Policy
Check-out time is 11 AM.
Unauthorized late check-out incurs a $100 fee, plus an additional $100 per hour if it impacts the next booking.

22. Long-Term Stays (Monthly)
For monthly stays, an additional cleaning fee of $50 every two weeks applies. This is collected separately to avoid extra platform fees.

    Lake access was easy. Lake was clean and refresh for middle of September. Hot tub was fantastic with lake view especially at night. Bed was super comfortable. Loved the bathroom. Very modern updated functional furniture and appliances. Would definitely stay again. Host was responsive with questions we had. The only thing distracting you from the quietness and calm of the setting is the train that is very close and the blaring of the horn. When inside with all windows and doors closed it’s not quite as loud but we did enjoy the place.

    I travel quite a bit and generally try to stay in nicer resorts. Tumwater didn't have too much to choose from when it came to hotels for my father's 70th birthday. I cannot tell you how incredibly pleased I am with this VRBO. Way better then many luxury hotels I've visited. The small details and thoughtfulness made it feel very welcoming and peaceful. Yes, there's a train but I was easily able to sleep through it. The view was so relaxing. I could've sat on that back porch for hours. I wish I could've stayed longer to take advantage of the kayaks and hot tub. The location is exactly as pictured and more. I will certainly be staying here again when I visit family in Tumwater. Also....I need your decorator's number please ;)

    Highly recommend! Everything was great! Perfect for couples, small families, or solo traveling. There are kayaks and paddle boards for hanging out on the water . Life jackets are provided too. And you can see the peak of Mount Rainier on clear days. Or just relax on the patio with your favorite beverage and make some s'mores

    Staying here gave us a wonderful weekend away from everything! The ever-changing view of the lake is amazing, and I often wandered down the steps just to sit on the dock. The hot tub felt like an infinity pool; and I could watch birds on the lake forever! The space feels private, restful, luxurious, and also modest. Highly recommend for people who want to get closer to someone they love.

    What a lovely stay. The lake is gorgeous, host is kind and helpful, and the space has everything you need for a nice weekend away. Took my spouse here for their birthday and we enjoyed the hotub and visiting some South Sound Native-owned distilleries. Do recommend!

    The bed felt like sleeping in a cloud. The whole place felt new and very well done and thought through. We took the kayak and the rowboat out on the lake. We were a little surprised to find that the unit was below a residence, but there may as well have been no one above us. The bathroom was so luxurious feeling. The property owner was very accommodating and quick to communicate. We arrived to find a bottle of wine in the fridge to congratulate us on our new baby who we brought with us. We had a wonderful weekend and hope it will be the first of many at this beautiful property. The only downside was the occasional passing train but that doesn’t have much to do with the property itself and it was very muffled and faint in the bedroom with the door shut. There were also some convenient earplugs in the bathroom along with many amenities I didn’t even think of needing.
