~ ⏰Early Check-in: We have a $75 Early check-in fee. not earlier than 12pm, that will be charged given that it is available as confirmed by the host.
~ ⏰ **Late Check-out:** Free until 12 PM with host approval (no back-to-back bookings).
~ **Long Stays (29+ nights):** Guests must sign a rental agreement and complete background & credit checks.
~ **Mid-stay Clean:** Available at the same rate as the cleaning fee; includes linens, disinfection, and starter kit replenishment.
~ **Lost & Found:** $50 convenience fee + shipping cost for returned items.
~ **Additional Amenities/Special Requests:** Request at least 48 hours before check-in (e.g., air mattress, Pack `n Play).
~ **Street Parking:** Always read street cleaning signs; guests are responsible for tickets.
~ **Maintenance:** Our team may visit for routine maintenance (pool, trash, lawn care, etc.).

~ **Security Deposit:** $500 refundable hold before check-in, released after check-out if no damages.

# General House Rule:
~ Check in is NO earlier than 4:00 PM and check out is NO later than 11:00 AM.
~ Check in and check out time may change depending on the host`s verbal or written approval.
~ Do not unplug our smart devices such as; cameras, noise devices, wifi devices etc.
~ Do not move our furniture. If you have to, please put it back the way you found it.
~ Do not litter around the neighborhood.
~ Third party booking must be disclosed explicitly.
~ For any violation listed in our additional house rules, we may charge a fee ranging from $300-$1000 depending on our cost or losses.

# Booking Requirements:
~ To ensure a great stay for you, we’ll send a few quick questions to the primary guest (the person who booked). This helps us make sure your plans align with our neighborhood and city guidelines.
~ To ensure everyone`s safety and a smooth stay, the primary guest (the person who booked) will need to sign a waiver confirming responsibility and acknowledging important safety guidelines for using the water amenity. This waiver will be sent out after the booking is confirmed. If the primary guest prefers not to assume responsibility for the entire group, each guest will need to sign a separate waiver individually.
~ To ensure a smooth check-in, this requirement must be completed before your arrival. If you’re uncomfortable with it and decide to cancel, our standard cancellation policy will apply. We appreciate your understanding!

# Things to note:
~ Any house rule violations will be subject to cancellation with a refund based on our cancellation policy. We will be reasonable as much as possible to make this an overall great stay between the both of us.

# HVAC rules:
~ Please do not put the AC temp below 69 degrees as it may freeze up the pipes. This will cause the AC not to function well and may cause a leak in the drain pipes.

# Pet Rules
~ Service animals or Emotional support animals must be disclosed prior to your check-in or we’ll assume that you brought a pet and process an Airbnb claim.
~ Please do not leave your pets at the house without a crate.
~ Please pick up after your pets or we’ll have to charge and pay someone to do it after your stay with us.

# Hot Tub/Jacuzzi Rules
~ No use of the amenity after 9pm as it creates noise during night time. We are avoiding any possible neighbor complaints as much as possible!
~ Not Pets/Service Animal/ESA swimming in the Hot Tub/Jacuzzi.

# BBQ Grill Rules
~ Upon confirming this booking, the primary guest agrees to sign a waiver wherein rules in using the BBQ are explained.
~ Guests are required to clean the BBQ after use otherwise, a $150 grill cleaning fee will be charged.
