Luxury Coastal Beach house

Step inside and the temperature drops - this is the cool, shaded lower level. The floor is a light, sandy-look luxury herringbone vinyl plank that never gets hot and hides every grain of sand. White walls, 8.5 ft ceilings with bright white ceiling fans, and plantation shutters.

The layout is open and effortless - living, dining, kitchen all in one great room, but with a more intimate, cottage feel than the upstairs.

Living Room - Easy & Comfortable:
<br>Plush deep-seated sofa in washable khaki performance fabric, perfect for wet swimsuits, with a jute rug underneath that feels like the beach. Reclaimed wood coffee table, two coastal armchairs, and a 65 Smart TV. Large window facing Shore View Dr with natural light, but the real magic is the back.

A wide sliding glass door on the Gulf-side opens to your private, covered lanai. Open that slider and the whole living room becomes indoor/outdoor.

Your Private lanai - The Best Part of Downstairs:

This is why people book the lower level. Your lanai is an extension of your living room - covered lanai with an outdoor ceiling fans, outdoor seating area and outdoor dining.

Furnished with a 4-person teak dining set. This is where you have morning coffee while the kids are still sleeping, and sunset cocktails with your feet up.

Because you are almost ground-level, you are IN the tropical landscaping - palms and sea grapes rustle around you. You can see the Gulf through the trees and hear the waves, but you are shaded and private. It's 20 degrees cooler than upstairs in summer.

Kitchen - Fully Stocked & Functional:

All-white kitchen with white shaker cabinets, white quartz counters, and stainless appliances. Not as massive as upstairs, but smarter for beach living - everything within reach.

Full-size fridge, stove/oven, microwave, dishwasher, Keurig + drip coffee maker, toaster, blender, and fully stocked with dishes, pots, pans, cutting boards, and wine glasses. Gold hardware and coastal pendant lights.

Bedrooms - Cool & Dark for Sleeping:

Primary - King Suite: Located at the back for privacy and quiet. King bed with crisp white hotel linens, blue accents, blackout curtains, large closet with built-ins, dresser, and nightstands with USB chargers. Ceiling fan and 43 TV. You sleep like a baby down here because it's naturally cooler and darker.

Second Bedroom - Queen + Bunks or 2 Queens: Flexible for families. Currently set as a Queen + Twin Bunk setup or 2 Queens - sleeps 3-4 kids or 2 adults comfortably. Closet full of extra blankets, beach towels, and a pack-n-play if needed.

Bathrooms - Updated & Sand-Friendly:

Primary Bath: Walk-in shower with white subway tile, glass door, rainfall head, white vanity with quartz top, large mirror. Designed to rinse off sand easily.

Second Bath: Tub/shower combo - perfect for bathing kids after the beach, same updated finishes.

Washer/Dryer - full-size, private in-unit, inside a closet with detergent. No shared laundry.

The Lower Level Advantage - Why Guests Love It:

Locked storage closet with 4 beach chairs, umbrella, beach wagon, boogie boards, sand toys, and a cooler. Grab and go.

Private Outdoor Shower: Your own enclosed hot/cold outdoor shower steps from your patio door - rinse off before you ever come inside. Hose bib for sandy feet.

Cooler in Summer: Ground floor stays naturally 10-15 degrees cooler than second floor. Your AC doesn't work as hard.

45-Second Beach Walk: Roll your wagon out of your garage, cross Shore View Dr, and you're on Englewood Beach. No elevator, no lobby, no parking hassle.

The View:

Let's be honest - you are ground floor, so you look THROUGH the sea grapes, not OVER them. You get dappled, peek-a-boo Gulf views from the patio and living room, not the sweeping panorama that Unit B has upstairs. What you trade in elevation, you gain in convenience, shade, privacy, and ease.

You hear the waves even better down here, and you smell the salt air from your patio.

Sleeps 4-6 (King + Queen/Bunk + Sofa Sleeper) | 2 Bed / 2 Bath | ∼850 sq ft + 250 sq ft private covered patio + garage

Perfect for: Young families, couples who want easy beach access, older guests, fishermen/kayakers who want to hose gear off in the garage.
