Property is great but a few maintenance items that need to be taken care of by the management company. Also, the kitchen could use some more utensils and cooking prep items.
We stayed 4 nights, over News Year's week 2022/2023. Looks great in the pictures but I would avoid the unit and whole area. Wifi instructions were listed incorrectly in the Vacasa app. after several hours back and forth with the Riverbend contact, they ended up contacting the owner directly, difficult to understand who is managing this location (Vacasa, the owner or someone from the Riverbend Subdivision. Hot tub in photos was drained and not working, nothing disclosed about this feature not being in working condition, when I reported it, the Riverbend contact was not aware, sent someone but never reported an update, hot tub was out of commission the duration of our stay with no follow-up. There was a bad red ant problem, which I reported, no follow-up. House looked so nice in the photos, but not clean, I found a broom and sweep the floors myself, patio looks awesome in the pics, but the furniture was SO dirty, we had to clean each cushion and pillow and sweep the patio to even take advantage of the porch and fire pit. (I understand its outside and general dust and dirt this was more than that, definitely not part of the the routine cleaning). Dishwasher was broken and out of commission the duration of our stay (not disclosed) Garbage disposal was not working (not disclosed) and we learned this after cooking and putting scraps in it, so it was nasty the duration of our stay, we had to clean it out by hand to get the sink to drain, otherwise it was difficult to wash a dish without standing water in the sink. We have stayed in many VRBOs and homes with metal roofs, this one will keep you up ALL night, as will the suspended HVAC just outside the second bedroom. Plan to bring or download a loud sound machine in order to get any sleep....as for the Riverbend Subdivision, it's a haul to get here, not convenient unless you plan to stay put, and if you do, don't expect the resort to be anything like its photos...we didn't see people for days, the pool areas were closed and all the common areas looked unkept. For the $$$$ we expected more/better. Hope this helps the next family. P.S. When we provided feedback and disappointment no compensation was extended and little concern about the non-working appliances affecting our stay.
We chose this location to spend Christmas weekend. Everything was great and the place of very quiet and restful. Unfortunately, the outside temp was extremely cold and we missed out on the hot tub and pickle ball courts. Other than that, it was a beautiful resort!
