Tropic Sun is a Key West style, totally renovated (fall 2018) Florida beach house located in Summer Place, a long established, architecturally diverse community of stylish homes on Orchid Island, bordering the Atlantic ocean. Summerplace is located roughly 8 miles north of Vero Beach and 8 miles south of Sebastian.
Orchid Island is a coastal isthmus bordered on the west by the Indian River and on the east by the Atlantic Ocean. Route AIA splits the Island longitudinally (north andsouth), providing a convenient, scenic route to Vero Beach to the south and Melbourne to the north.
Tropic Sun sits amid mature tropical foliage on a seashell paved road near route A1A, a mere two minute walk to Summerplace’s third of a mile long private ocean beach. The house features front and rear screened porches with ceiling fans and skylights (front porch only). The fenced backyard features a new, free form swimming pool and elegant concrete paver pathways.
The house has three formal bedrooms, furnished with king, queen and twin beds respectively, and a nautically themed den that includes a sofa that converts to a comfortable queen bed. Up to six overnight guests can be accommodated, although the large bedroom with the twin beds and a balcony is on the second floor and is only accessible by a spiral staircase.
The house boasts three full bathrooms, two on the first floor and one on the second. The first floor, master bathroom is accessible from the hallway separating the two first floor bedrooms and, by sliding door, directly from the guest bedroom containing the queen bed. That bathroom has a new, enclosed tub shower and granite vanity top. The other first floor bathroom, originally a powder room near the dining area, now has a granite vanity top and a new, large, fully tiled stall shower with sliding glass door. The second floor bathroom has a molded fiberglass shower (with a seat) and a Corian vanity with double sinks. There is an outside shower as well, in the backyard, for getting the sand off after beach visits.
The house now features an open plan in which kitchen, living and dining areas share one large central space. The living area and all of the bedrooms and den are equipped with tasteful, remote controlled ceiling fans.
The kitchen, which is visible from both the living and dining areas, affords ample storage and work space, glass faced wall cabinets, stainless steel KitchenAid appliances, and granite counter tops. It now features an L shaped breakfast bar, serviced by pendent lights, and can accommodate four diners. The kitchen features a gas range, with warming drawer, and an elegant, stainless steel island hood, with duplicate fan controls on opposite sides.
The living area is directly to the left of the main entry door. It is furnished with a three piece wicker seating group that faces a long sideboard that doubles as the stand for a large, flat screen, smart TV. Wall mounted TVs are also to be found in the master bedroom and the first floor den. The house provides free cable TV entertainment and WiFi.
The living area affords direct access to the backyard swimming pool (to the north of house) through a set of new French doors, which face the living area immediately to the left of the kitchen. The kidney shaped pool features a large, free form concrete deck that seamlessly flows into the floor of the back porch. The steps entering the pool are fitted with a handrail for safety. The pool is illuminated both internally and from floodlights mounted above the north wall of the house. It is equipped with an legally required alarm that senses when a person enters the pool.
The windowed dining area, which expresses an oriental theme and is situated at the east end of the kitchen, accommodates an elegant, oval, glass topped table surrounded by six wicker dinning chairs. It is the only area of the house lit by a central chandelier as well as recessed ceiling fixtures identical those illuminating the living area and kitchen. All of the this lighting is LED and can be dimmed.
The house has an attached, one car garage in which guests can use an electric clothes washer and gas fired dryer. There are two driveways, one leading to the garage and the second to a backyard gate at the west end of the building. Each driveway can accommodate two cars end to end.
The vast majority of furniture and virtually all of the fixtures and hardware in the house are new. The walls are decorated, in the main, by original oil paintings of nautical and topical scenes. The overall color scheme is intended to complement the light and airy character of the renovation. The new flooring throughout is virtually indestructible, waterproof vinyl planking reminiscent of old barn siding or a weathered boardwalk.
The back porch of the house currently shelters a new, tropical wood dining table and six matching wooden chairs. There are four folding chaise lounges, for use around the pool, and a number of collapsible beach chairs for guest use. A Weber Kettle charcoal grill is also provided.

    This was our third stay at this property, and it continues to be a favorite for our family. We absolutely love the proximity to the beach. While it’s not directly oceanfront, it’s an easy, short walk. I made it part of my routine to walk to the beach every morning for sunrise, which was such a peaceful way to start the day.The kids were big fans of the pool, and we spent a lot of time relaxing out back. Mornings were especially nice. The kids enjoyed having brunch together at the table on the screened porch each day, which became a little tradition for us during our stays.Just a couple of miles up the road is the Environmental Learning Center, which was another highlight of our trip. We loved paddling a canoe through the mangroves, taking in the peaceful surroundings and wildlife. We were also lucky enough to visit during their annual WinterGreen Nights, and the lights throughout the center made the experience feel truly magical.The kitchen is well appointed with fairly new appliances, making it easy to cook most of our meals at the house. We did venture out a bit too, and one highlight was Autumn’s Crab in Vero Beach. The crab and shrimp boil there was absolutely amazing and a must-try if you’re staying in the area.Overall, this is a great property with an excellent location, great amenities, and impressive cleanliness.     Host was great and responsive. The house was clean inside. The outside needed some work. There was a lot of tree debris around property and the pool was dirty. We stayed Saturday to Saturday. The pool didn't get cleaned until Tuesday evening. From the conversations with the host. I believe he was having troubles with the property manager not fulfilling his duties. It's a beautiful property if outside was maintained well. Inside was clean and the appliances we used all worked fine. Used propane grill once. The beach access is easy walk across street. Practically had whole beach to ourselves, with an occasional walker. Yes there's alot of lizards and bugs outside, but it's Florida. Overall we had a great vacation. Would be 5 stars if outside of property and pool was like pictures.

    The house served its purpose. Was a little disappointed the pool wasn’t serviced until 2 days after check in (needed to be vacuumed) and the Keurig didn’t work well. We noticed that last year. There was also a big tear in the screen in the porch door. Called the property manager and was informed he was aware and it would be fixed the next day. Didn’t get repaired until the day before we left. Also couldn’t get the outlet to work for the hair dryer in the master bathroom. Went to look at the breaker box and noticed the breaker was off for the smoke detectors. Seems like they just need batteries. That’s a safety issue. The linens were clean but other things were not. The upstairs bathroom was not cleaned and we could tell other areas were not dusted or wiped down. We noticed gecko droppings in areas of the house as well as the cabinets. That tells me these areas were not clean. Just wanted to point out some things we noticed this year that we didn’t not last year. We enjoyed our stay that’s why we wanted to come back again and will do so in the future as long as the home is still available to rent.

    I really wish we could leave a good review of our stay, but unfortunately we cannot. At first, what we thought were sand flea bites from the beach visits turned out to be from bed bugs in the master bedroom. In addition, the infestation of cockroaches upstairs made this stay a nightmare. The worst part, NO COMMUNICATION from the host after contacting them. We have a claim with VRBO currently to address the issue but it’s been a week with no answer. It’s unfortunate because the house seemed great and the location to the beach was nice. No one wants to have to go to extreme measures and inconveniences after a vacation to be sure to not take any bed bugs or cockroaches home with your belongings. 10/10 NOT RECOMMENDED. The house was not very clean to begin with, at least to my liking. Dirty stovetop, cobwebs in corners, dirty dishes in cupboards, dirty rugs, and hair in shower. I also will mention on our first morning there, we had a doorbell ring at 7:30 AM from a repair guy. NO notice from the host anyone was coming. It was rude and a bit frustrating trying to sleep in on vacation and a day of travel to be woke up so early with no warning. I would not recommend a stay here based on cleanliness, lack of communication, and inconvenience to the above mentioned things.

    After losing a family member, no one wants to have added stress on their plates. We were very excited to have a beautiful pool and house to create a good memory. We arrived at night to no indoor lights on and dragnet air. In the morning, we found a green pool that hadn’t been cleaned in weeks and cockroaches that were crawling inside the house. The house looked like it hadn’t been rented in months as everything was stagnant and there were multiple cobwebs in the main living area.I brought these concerns to the attention of the property manager and they were never address and I never even received a response. No call back, no text, nothing. I believe this is due to the owner having the house on the market and not living in the area. If the owner truly isn’t aware of the state of his property then I truly feel bad for him and his family. I reached out to the host and absolutely nothing was done to address any of our concerns. Just an apology note and that he notified the property manager and cleaning crew. No one came, no one cared. I am an honest person to a fault and I gave the host every opportunity to respond and do the right thing but they did not. I feel it would only be fair to receive a 50% refund but have heard nothing back.Do not rent this house until it sells, it is extremely disappointing and disheartening that someone would put a product like that on the market and think it is okay to rent.

    Our family has come to Vero beach for Christmas for the past 20 years. Since Vrbo is readily available, we have always rented a different home every year. We enjoyed almost every home but this one. The layout for this home is not ideal. Master bedroom is not connected to the bathroom. Light bulbs were removed from the bed side lamps. Ice maker didn’t work; neither did the water dispenser in the refrigerator. Dryer was extremely slow to dry clothes. Also cleaning crew did a poor job on the home. There was a dirty cloth or towel in the corner of one bedroom. Dust can be seen through out the house. The pool was very small and green in color on the first day and owner referred us to the maintenance guy. He did reply quickly and turned on the filter the second morning, but it took more than 3 days for the pool water to clear. Also they were using some kind of airtight material for pillow and bed cover and it made the bed very uncomfortable and we sweated during the night. Also the outside of the home is not being taken care of. Many areas need to be repaired/fixed. Location is fairly good. Beach is walking distance from the home— you do need to across A1A but it is manageable. Overall, we are surprised they had so many good reviews and host is even a Premium host on VRBO. It seems somewhat deceptive.

    My family and I really enjoyed our stay at this awesome little tucked away escape. The pool was perfect for our daughter who is five and big enough for all of us to enjoy the swim.     Really enjoyed my birthday celebration at this beach house. The home is beautifully appointed with everything you need for a relaxing vacation. We loved the proximity to the private beach access and the small pool to use after a long day at the beach. I highly recommend this home for anyone looking for a family friendly vacation home.
