Our 3 bedroom/2 bath downstairs Newport Beach vacation home has long been a favorite summer destination for cherished family beach vacations on 35th Street. We have enjoyed the privilege of hosting many of the same family groups year after year. And now, this duplex is available as a vacation accommodation all year 'round! Here's what you'll find:
LIVING/DINING AREA:

- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)

- Primary Bedroom: King bed; Roku TV; en suite bathroom
- Bedroom #2: Queen bed
- Bedroom #3: 2 Twin beds
EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats, with extra linens/pillows, are provided. (Floor mats are best suited for children). Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements in advance to ensure delivery in time for your arrival.

- All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

PARKING:
1 space provided in shared double carport; accommodates most vehicles (some SUV's). General neighborhood street parking can also be utilized when available (metered and unmetered).
LOCATION:
Best of all is the close proximity to the popular 35th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

We absolutely loved our stay in this fabulous beach house. The location is unbeatable. You could hear the waves crashing in your sleep and walk ability superb. The home itself was low maintenance and very clean with an open kitchen and tons of natural light. Incredible patio for gathering with family and very friendly neighborhood. Would definitely recommend this beach home!
We found the property to be exactly as presented on the VRBO website. Check-in process was clear, concise, and easy to accomplish. Glad there was garage parking. Unit was very clean and the amenities provided were as promised. Suggest maybe some instructions or clarifications regarding use of the TV streaming services. Do you use your personal accounts, etc? Bed and furniture was all comfortable. Proximity to the beach/sand was superb. Being able to walk to stores and eateries a plus too. No noise issues. Neighborhood was quiet and folks were respectful. We had a great time and looking forward to a returen visit in the future.
This was such a great place to stay. Close to the beach and very well kept.
We stayed during Labor Day weekend and it was great! The house has an open floor plan with the kitchen and family room. The open patio is a great area during the evening time. 35th street was a fun place to be with a lot of action but it did quiet down at night which was nice. Walking distance of Gina's pizza, Chipotle, Von's, and some taco place which was convenient. Parking was difficult so it was great to park the car and leave it. This house just has the basics so make sure to bring your own nonstick spray, salt/pepper, aluminum foil. It was well stocked with pots/pans/cutting boards/even a pancake grill! It did get warm but there were fans in every room which helped move the air around. There were enough towels which was great! I would definitely not hesitate to rent his house again!
Perfect beach cottage, perfect location, exceeded expectations and would absolutely stay here again!
We enjoyed our stay very much. Very clean and the location is excellent. Only downfall with staying this close to the beach is parking. Even though there is a parking spot we could not park our F150 truck in the spot provided. We arrived on a Sunday and had to drive around for at least 45 minutes to find a parking spot. Week days we could park in front of the VRBO.

My family and I loved it. Beachview Realty was nice to work with, and we also had bike rentals delivered, which my kids really enjoyed. We are making another reservation and can't wait to go back!
Beautiful location. So close to the beach, great for littles who are back and forth from the beach to naps, etc. The patio is nice! We had everything we needed in walking distance and were happy with our stay!
We booked this somewhat last minute and we were lucky that this house had the exact dates we needed. The house was super clean and it was nice having 3 bedrooms and 2 baths. Our favorite part was how close we were to the beach. We loved that!
Very clean house. Team at Beachview is amazing. Location is perfect. Next to the beach and walking distance to everything important in Newport.
