Our newly renovated open-concept studio apartment has a private entrance in a separate building, high ceilings and is nicely appointed with a comfortable lounge area including a large couch with HD TV and a cozy fireplace, bedroom with new queen bed, (+2 New Sealy comfort cots for sleeping 4 guests), full bathroom with shower, kitchenette with granite counter tops, fridge, cooking burners, microwave, griddle and pizza oven, also an office desk area with free WIFI (5G). On site activities include board games, pool table, shuffleboard table, outdoor fire pit, sitting area, free use of Mt Bikes and seasonal gardens. The picture window overlooks the Blue Mountain range where the Appalachian Trail runs across it's ridge.

Second floor accessible by stairway only. Must be at least 25 years-old to rent. No pets. No smoking in room, smoking in room will result in $150.00 cleaning fee.

During your stay, stargazing is spectacular any time of year from your private balcony. Enjoy the peaceful gardens, or sit by the fireplace and relax. Top your stay with a massage in your apartment or in our peaceful secluded garden from a local massage therapist.
The B & B is a short walk to Leaser Lake State Park, the only lake in Lehigh County, PA. Five-hundred-forty acres of sprawling landscape is home to over 200 species of birds. The recently renovated 117-acre lake is popular for kayaking/canoeing, paddle boarding, fishing, hiking, mountain biking, and bird watching. Leaser is a catch and release lake. Avid anglers can try their luck at catching bass, pickerel, muskellunge, walleye, perch, trout, catfish, crappie, sunfish, and bluegill. Watersport and bike rentals are available from Leaser Lake Boats, Bikes & Bait.
There are multiple restaurants, wineries and distilleries to tempt even the most discerning palate for your dining pleasure.
Find adventure: mountain biking at the Trexler Nature Preserve single-track; take a day-hike on the Appalachian Trail; try zip-lining; ski and snowboard at Blue Mountain Resort and Bear Creek Resort; and there are dozens of golf courses in Lehigh, Carbon and Berks counties for the avid golfers.
There is plenty to see for the sports enthusiasts: the Velodrome cycling arena; Coca Cola Park-home to the Phillies minor league team, the Lehigh Valley Iron Pigs; The PP&L sports center-home to the Lehigh Valley Phantoms and the Philadelphia Soul arena football teams.
Find family-fun activities: at the Lehigh Valley Zoo; Hawk Mountain Sanctuary; ride the train at the Kempton Railroad; Crystal Cave cavern tours; and Bear Rock Junction has two challenging miniature golf courses, and Go-carts.
Glen-onoko Falls offers spectacular nature walks. Afterwards, take a train-ride, bike the rail-trails, shop quaint boutique, and enjoy gastropubs in nearby Jim Thorpe.
Artsquest, the Sands Casino, and the PP&L Center host concerts and other exhibits. For shoppers, there are several Outlet Malls; and the Pocono area attractions are nearby. Or, take a Day Trip to Philadelphia, New York City, Gettysburg, or the Harrisburg Waterfront for some added fun.
BY RENTING THIS SPACE, GUESTS AGREE TO THE FOLLOWING RULES AND LIABILITY WAIVER.
1. You hereby waive, release, forever discharge and agree to hold harmless Leaser lake B & B LLC and it's owners, servants, agents, employees or contracted service providers from any and all liability claims of personal injury, death, accidents, or illness including but limited to man-made or natural hazards, such as, slippery floors, traversing the stairs and using the complimentary mountain bikes and any activities on or off the premises during your stay. Leaser Lake B & B LLC or its owners are not responsible for any damage or loss to personal property, belongings or valuables associated with your stay. It is agreed that all guests are expressly assuming the risk of any harm, arising from their use of the premises or others whom they invite to use premise.
2. No smoking: flames or any combustibles anywhere in the building, Smoking is permitted outside and on the balcony. $250 cleaning fee if smoking inside building.
3. People other than those in the guest party may not stay overnight. Any other persons in the property are the sole responsibility of the guest.
4. Guest should not create excessive noise that may disturb neighbors. Quiet time is 10:00 PM
5. Guests will keep the property and all furnishing in good order
6. Guests will only use appliances for their intended uses.
7. Pets are not permitted
8. Parking is limited to 2 vehicles. Vehicles must park in front of double garage door.
9. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels as our towels or linens are not permitted to leave the premises.
10. Please put garbage in trash cans in rear of building. Leave recyclables in the room
11. Guests may use the entire property with exception to Main house, garage, small shed, wood deck in rear of house, hot tub.
12. The mineral content in the water is high, our water is filtered however during drought conditions the iron smell may be slightly noticeable.
13. Fireplace is propane gas, do not open glass or control panel door
DONOT REMOVE PROTECTIVE GRILL IN FRONT OF FIREPLACE
14. The property is on a septic system. Flush only toilet paper.
PLEASE…Do not flush anything else…Paper towels, feminine products, food, etc.
15. Do not set anything on the pool table i.e. Luggage, Drinks, Dishes, People etc.

The place was just right for my husband and I. It hade everything we could need. Very beautiful landscapes and views when you are driving. Had a very relaxing time.
Cannot recommend the establishment enough. Great amenities, kind, gracious owners, beautiful views and a-lot to do in the surrounding areas. Definitely check out Hawk Mountain if your into hiking! Recommended.
Steps to the lake, tastefully decorated and wonderful and kind hosts.
We were there for two nights and chose this place because it fit our needs -- was reasonably priced, slept two adults, and was nearby to Hawk Mountain. I didn't pay that much attention beforehand other than that. We were surprised to find a full-sized pool table and a somewhat limited kitchen. We shouldn't have been -- it's all there in the photos. And we had a great time playing pool and we were able to cook everything we needed in the kitchen. Be aware you will have one burner and no oven. The hosts were marvelous in their communication -- quick responses even bringing us additional salt but not intruding into the unit, just leaving it outside the door and texting us. Even giving us some recommendations after we left. The common outdoor space is also lovely.
My husband and I had a great overnight stay at the Carriage House. Everything at the house was well thought out, from the food to the largest guest book I've ever come across. We really appreciated having the pool table and shuffleboard and the comfortable couch on a rainy Saturday night. Wish we could have stayed longer. We really look forward to returning to the property to fully take advantage of all that it has to offer. The lake, the hiking, and even the fire pit in the courtyard will all draw us back. Many thanks to Mark and Diane for their hospitality. Hope to be back again soon.
This property was immaculate. We enjoyed the shuffleboard and the pool table. The lake is lovely...I wish we had rented some kayaks. We stayed three night. We only went out to eat once. The kitchenette and gas grill provided everything we needed to cook meals. It was very quite and relaxing. The hosts, Mark and Diane, were extremely nice.
We had a wonderful stay at Mark and Dianne’s house. We kayaked at Leaser Lake which is a short distance from their house, did a beautiful hike, and had a restful nights sleep during our one night stay. The communication with Mark and Dianne was amazing! The view from their house was beautiful, landscaping around their property is gorgeous, and the house was very clean. Overall everything was terrific!
The carriage house was absolutely perfect for our marriage celebration getaway . Extremely clean , welcoming , quiet , very relaxing for together time for a short honeymoon getaway . Took a nice bike ride around the lake and enjoyed the different birds . The host Mark was very friendly and a pleasure to talk with . Welcomed us with a personal thoughtful touch of a congrats cake on the table for when we arrived . Thank you to the owners of the carriage house we will return at some point .
This was a wonderful place for a couple to get away for some alone time. The house was immaculate, well equipped with everything you need, and the owners made every effort to ensure your stay was perfect. They even provided me with a Valentines Day cake for my wife!!! We highly recommend this property, and we will surely return here in the future!!!
A Perfect Quick Getaway from Life in Philly
My husband and I had a lovely time at this Carriage house. We enjoyed the house and property. We briefly met Mark the owner who was very kind. The house had so many amenities which made it definitely a home away from home. The scenery and weather were perfect, and we loved staying here. The area was so quiet, and we saw so many stars at night when outside. Thank you!
The area was like a trip back in time. The entire community is so laid back, down to earth and friendly. Good quality country folk and my expectations were exceeded. The property was awesome, the hosts were awesome and if you can't find enough things to do then you aren't trying very hard. The room was very unique, comfortable and relaxing. We hope to return again soon because we have so much more to see, do and enjoy in the area.
We came for my husband’s 50th birthday, and we couldn’t have been happier than we were at this property. Everything was perfect, and we were sorry to have to leave! There were so many fun things to do, and games in our ‘apartment’, that we could have spent all of our time there happily. Mark and Diane were friendly, and checked on us just enough to ensure that all of our needs were met. We will definitely try to stay with them on our next trip!
We have been to many B & B's and this by far was the best. 5 Stars!
