Welcome to our Lake City downstairs hangout — a comfortable 2-bedroom, 1-bath setup that makes a great Seattle home base for movie nights, longer stays, and groups who want a little extra room to settle in.

You’ll have a king bedroom, queen bedroom, living and dining space, kitchenette, electric fireplace, Roku projector, LG washer and dryer, fast Wi-Fi, your own separate exterior entrance, plus a designated outdoor seating area with a propane fire pit.

The downstairs indoor space is exclusively for your reservation. There are no shared indoor living spaces with the separate upstairs guest residence.

One very important heads-up before booking: this space sits directly underneath another guest residence, and sound carries between the floors. When the upstairs is occupied, you should expect to hear normal life happening above you. We go into the details below so you know exactly what to expect.

Whether you’re winding down with a movie, staying awhile and need laundry, or just want a comfortable place to come back to after exploring Seattle, the downstairs has the essentials for an easy stay.

KITCHENETTE

The downstairs kitchenette includes a stovetop and essentials for preparing simple meals.

Please note that there is no oven in the downstairs residence.

The kitchenette, living room, dining area, bedrooms, bathroom, and laundry are exclusively for downstairs guests and are not shared with the upstairs reservation.

SEPARATE DOWNSTAIRS ENTRANCE

The downstairs residence has its own separate exterior entrance.

Guests staying downstairs do not need to enter through the upstairs residence, and upstairs guests do not enter the downstairs residence.

To reach the downstairs entrance, you will walk along the exterior of the property and pass near the main upstairs entrance before continuing to your separate downstairs entry.

The upstairs is a completely separate guest residence with its own exterior entrance and may be occupied by another reservation during your stay.

There are no shared indoor living spaces between the two guest residences.

Because both reservations are located on the same property, you may occasionally see other guests near the entrances, backyard, or parking areas.

IMPORTANT — LET’S TALK ABOUT THE UPSTAIRS NOISE

This is one of the most important things to understand before booking the downstairs.

The downstairs sits directly underneath the separate upstairs guest residence.

The upstairs may be occupied by another group during your stay, or it may be vacant. Occupancy varies, and we cannot guarantee that nobody will be staying above you.

Sound insulation between the two floors is limited.

In simple terms: when guests are staying upstairs, you are going to hear them.

Depending on who is staying above you and their activity level, you may hear:

• Footsteps and walking overhead
• Voices and conversations
• Children playing or moving around
• Doors opening and closing
• Furniture or luggage being moved
• Plumbing, showers, and water use
• Television or entertainment
• Other normal everyday upstairs activity

Sometimes the upstairs may be relatively quiet. Other times, the noise can be very noticeable.

Quiet hours apply to both residences from 10:00 PM to 7:00 AM, but quiet hours cannot eliminate normal sound transfer between the floors.

If you’re a very light sleeper, need a reliably quiet environment for sleeping or working, or know that hearing another group above you will seriously bother you, this may not be the best fit.

If some upstairs activity doesn’t bother you, you’ll have a comfortable and well-equipped downstairs space with plenty of room to settle in, put on a movie, make something to eat, do some laundry, and make yourself at home.

SHARED BACKYARD & DOWNSTAIRS OUTDOOR AREA

The backyard is shared with the upstairs guest residence.

Downstairs guests have their own designated outdoor seating area with a propane fire pit.

The upstairs deck and hot tub are reserved for the upstairs reservation and are not included with the downstairs-only listing.

Please be considerate of guests staying in the other residence when using shared exterior areas.

PARKING

Parking is shared between the upstairs and downstairs guest residences.

The downstairs reservation is limited to a maximum of 2 vehicles.

Please park only in the designated downstairs parking spaces provided in your arrival instructions.

Please do not:

• Use parking designated for upstairs guests
• Block another vehicle
• Block neighboring driveways
• Block gates or access points
• Park in restricted or project areas

Parking outside the designated areas is not permitted unless approved in advance.

SHARED EV CHARGER

The EV charger is shared between the upstairs and downstairs guest residences.

Because the charger is shared, it may occasionally already be in use when you would like to charge your vehicle.

If another guest is using the charger or occupying the charging area, please message us through Vrbo and we will be happy to help coordinate access whenever possible.

Immediate or uninterrupted EV charger access cannot be guaranteed.

Please do not unplug another guest’s vehicle or move another guest’s charging equipment without coordinating with us first.

WASHER & DRYER

The downstairs residence includes an LG washer and dryer for your use throughout your stay.

The laundry area is located inside the downstairs residence and is not shared with the upstairs reservation.

COOLING & HEATING

The downstairs residence does not currently have air conditioning.

Fans are provided for airflow, and space heaters are available for cooler weather.

If having A/C directly in your sleeping or living space is important to your stay, please keep this in mind before booking.

PROPERTY IMPROVEMENTS

We are gradually improving portions of the property, including areas associated with a future office and sauna.

Guests may occasionally see neatly stored construction or building materials, supplies, or areas of the backyard that are still being completed.

These project areas are not included as guest amenities unless specifically stated otherwise.

QUIET HOURS

Quiet hours are from 10:00 PM to 7:00 AM for everyone staying on the property.

During quiet hours, please:

• Keep voices and conversations at a respectful level
• Keep TVs and music low
• Keep outdoor activity quiet
• Minimize noise when entering or leaving
• Be considerate of guests staying in the other residence

NO PARTIES OR EVENTS

This property is intended for registered guests enjoying a relaxed stay and is not an event venue.

Parties, events, DJs, disruptive gatherings, and excessive noise are not permitted.

All visitors and additional overnight guests must be disclosed to and approved by the host in advance.

Please do not invite additional people to the property without receiving approval first, even if they do not intend to stay overnight.
