Stayed Jul 2, 2025This place has potential, but also has some issues.1) It was not clean when we arrived. The owner quickly rectified this but caused a delay in our check-in and left a gross feeling in the house knowing how it was essentially speed cleaned in an hour.2) the pool is pretty bad...old, flaky bottom that was peeling off in multiple places. It was also very cloudy when we arrived.3) The kitchen is one of the worst stocked I've rented...dull knives, disorganized, just bad

Stayed May 21, 2025This is our family’s 55th year to vacation at the beautiful Frio river!!! Praying for rain since the river is so low. Beautiful, quiet and serene location. I believe the owners may not be aware that the property could have used a little better cleaning prior to arrival… dishes and silverware that were in the cabinet were dirty so the previous guests must have put them away dirty. The pool still had small toys in the skimmer and at the bottom of the pool. There wasn’t any cold water at the kitchen sink.
