NOTE ABOUT APRIL 2024 ECLIPSE: Please be aware that you will be limited to — guests - no additional guests will be allowed to visit during this special event (only paid guests at home and no camping out.) Also, we are being advised by county officials that traffic could be slow to a standstill and emergency services could be delayed and or limited during this time because of the large number of sightseers in our area for the eclipse viewing. Make sure you bring all groceries and necessities - it could be difficult trying to obtain these once you arrive.

This Guadalupe River, waterfront property, is located just steps from the Camp Mystic entrance in Beautiful Hunt TX. Two cottages make up our 4 bedroom /
3 bathroom property on the South Fork.
All Holidays and Spring Break will have a 3 Night Min
Main House:
The "Main House" offers 2 bedrooms and 1 bathroom with a queen bed, 2 twin beds and a queen sleeper sofa. You will enjoy high ceilings, pine floors, footed tub/shower combo, fireplace, central air and both interior and exterior Limestone walls. There is also a Limestone patio overlooking the river. Our main house sleeps 4 to 5.
Guest House:
The "Guest House" offers 2 bedrooms and 1 bathroom as well with a queen bed and day bed with trundle. The 1950's guest house has a full kitchen, tile shower, central air, carpet and tile, and both interior and exterior Limestone walls. Sleeps 4.
Garage attached to Guest House:
The Garage has a washer/dryer set and houses additional trash cans for trash collection – see property instructions. MAIN TRASH TOTERS ARE AT THE GATE - TRASH MUST BE BAGGED FOR PICK-UP. TOTERS TO BE PLACED OUTSIDE OF GATE WHEN LEAVING PROPERTY.
Bath House:
The "Bath House" has a washer/dryer set plus a tile shower and commode.
Please NOTE: there is a security camera mounted on a tree in the circle drive facing the front door of main house - it is used only when there are no guests on the property for security purposes only.
Outside:
-500' feet of Guadalupe riverfront secluded by beautiful bluffs on the opposite side.
-The NORMAL depth of the river averages between 4-8 ft.
SUMMER 2023 Depth is much lower due to the severe drought that we are currently experiencing.
-Dock recessed into bank.
-Large cypress, walnut, and pecan trees.
-Row boat, tubes, and kayaks available for renter use.
-1/2 acre carpet grass yard by river.
-One acre carpet grass yard by the main and guest houses.
-Gazebo w/Hot tub overlooking the river
-NO TENT CAMPING ALLOWED - DUE TO SEPTIC TANK LIMITATIONS.
Non-Peak Season* excluding holidays & Spring Break may consider Main house only rental.

Quiet, peaceful and very clean.
We just got home from staying 5 nights at this beautiful rock cabin on the Guadalupe River. Even though there is a severe drought in Texas, the river here was full of nice water. There are plenty of places for a family to relax, either in the den in front of a tv, or better yet, the back porch or down by the river, which is accessed by a nice cement sloping walkway with plenty of good traction. Across the wide river is a nice 200 foot bluff so you are not looking at neighbors, when relaxing in the mornings or evenings. Nice sized lot with huge trees affords great privacy. Big wood burning fireplace too! I highly recommend this place for either a family or a romantic getaway for 2.

We have been staying at Kipp Cottage for almost 10 years now. It is such a special place we always check to see if it is available before anywhere else. Audrey Land is great to work with and super responsive as well. Looking forward to next time already!
Spent a wonderful week on the Guadalupe in our favorite VRBO.
Misleading: 1. Depth of river not as advertised. 2. Fishing to find out catch and release only. 3. Too small for 7, 5 adults, 2 children in main house. 4. Pontoon in river not there. 5. Water depth said to be 6-8 feet, actually 2-4 feet. 6. Sediment in river made it muddy. 7. Pictures mislead size of living room and Kitchen. 8. Walls made of plywood, not quiet.
Private and secluded but still close to town, this property delivered for a relaxing 2 family vacation. And you can’t beat the views of the River and cliffs. Both kids and grown ups swam and fished!
Great property directly on the river with a nice riverfront and easy access into the water.
We love the Kipp cottage! It has become out family tradition to stay here after camp pickup up. Beautiful views and so peaceful!

Kipp Cottage is a lovely property! We had 3 adults in the small two-bedroom cottage and the other 2 from our party in the larger one-bedroom home - but all the cooking and porch-sitting happened at the back of the small cottage, and it was SO relaxing. VERY private. We enjoyed the kayaks and row boat. Kitchen was very well-stocked as far as tools and pans. We hope to return!
The pictures don’t do it justice the views and water. Since my kids are fans of actual camping I called this glamping. They enjoyed it. Super nice area.
Kipp’s cottage was a lovely retreat on our way home from Medical appointments in Houston. Both houses have great amenities, beds are very comfortable and cozy. Our intention was to have a place for my Dad to fish. Unfortunately, the access from the house to the water was too steep for my Dad. If you are visiting with any family members that is not entirely ambulatory or use a cane getting down to the waterfront is very difficult. The only thing missing from this listing is a book on the history of the main house. My sister and I loved the charm and wanted to know more about the history and stages of how the house transitioned over the years.
Absolutely stunning location with your own park like, water front acreage covered in lush grass. Abundant wildlife to enjoy and a perfect water front location to enjoy kayaks, etc. Easy access to Kerrville, but you really won't want to leave. The homes are quaint and well stocked and would easily accommodate multiple people.
My friends and I had a fantastic time at this quaint river house. The location is superb and it is nice and quiet, perfect for a relaxing weekend.
