The entire top-level unit with wrap-around deck with furniture and grill as well as a private backyard is yours to enjoy. Take in stunning views while you dine at the outdoor table that seats six. While the lower deck is shared with the guests staying in the one-bedroom in-law Airbnb on the lower level, the spacious and beautiful outdoor areas are perfect for mingling with fellow travelers over a cold beer.There are no interior shared spaces. Additionally, guests staying in the one-bedroom apartment downstairs have their own dedicated parking spot, grill and private fenced-in yard. Enjoy the perfect balance of privacy and community during your stay!

Rental Agreement: For a seamless booking experience, a Rental Agreement is required for all reservations. Once your reservation is confirmed, we’ll provide details for completing the agreement.



Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry.



☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay.



⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late



Additional Fees: A mandatory damage waiver or security deposit will be collected after booking. Optional services, including early check-in, late check-out, and additional guests, can be arranged upon request and are subject to availability. These additional fees help cover the cost of reworking the schedule or adding an additional cleaner if needed. Please message us ahead of time for pricing and availability.



Fire Pit & Grill: We want you to have a safe and enjoyable experience when using the fire pit and grill. If you plan on using the fire pit or grill, please refer to the posted instructions, local restrictions, and safety guidelines. You can find these in the house manual. After each use, please ensure that the grill is completely turned off and the flames have been completely extinguished in the fire pit. Colorado is prone to wildfires, and neighbors may call the fire department when the fire pit and/or grill are used when there are local restrictions.



Smoking: Smoking in accordance with Colorado law is permitted outside. There is no smoking of anything (tobacco, marijuana, vaping) inside the home—loss of the security deposit will occur.



Additional Accommodation Option for Larger Groups: If you're traveling with a larger group and need additional space, there is a one-bedroom apartment available for rent on the lower level of the house. The apartment is a separate Airbnb unit that is locked off by a stairwell and bolted door for your privacy and safety. It has its own entrance at the driveway and features a bedroom with a pull-out sofa, making it comfortable for up to 4 guests. If you would like to connect the downstairs unit with the upstairs unit to accommodate up to 10 guests, simply send us a message before booking, and we will be happy to assist you. By booking both units, you'll have access to a total of 5 beds and 3 baths. Please note that the lower unit has its own dedicated parking spot and a private fenced-in yard with a grill for your enjoyment. The yards can also be connected by unlocking and opening the fence.

    This rental has everything you need while away from home. Kitchen - fully stocked, quite a few pantry items; bathrooms - shampoo, conditioner, body wash, hand soap; bedrooms - plenty of pillows, baby items (for those that need it), comfortable beds. Being the upper of a duplex and having a stairwell to the lower level in the living room was alittle odd. But we didn't have any issues with the lower guest. Overall, thanks for a great stay for our first visit to Colorado Springs.

    Property was clean and comfortable. Check in was easy. Great proximity with an easy drive to the locations that we were visiting. Great communication with the host/manager. Disappointed in the view or lack of mountain view. Inside of a neighborhood with trees obstructing the view in the front. No view in the back. Not clear in the listing that the house was an attached unit - not a free standing home. No covered patio front or back - when it rains, you're stuck inside. Odd and uncomfortable attachment to the downstairs unit that was not disclosed. Next time - I'll read the reviews more carefully.

    We were minutes away from campus and downtown. Everything was seamless from booking to checking out. Enjoyed the backyard for cocktail hour and the king sized beds were perfect for our tall family.

    We enjoyed our stay here. We were surprised to find out we only had the upper floor to ourselves and there was another apartment on the lower level - this was not made obvious in the listing info. The kitchen was well equipped and we made most of our meals there. The view was nice, but obscured by trees. I wouldn't call it a 180 degree mountain view. The place was clean, but obviously not super updated. Windows and deck could use some work. Overall, we were happy with our stay.

    We were in town for a family wedding and chose this home based on location and reviews, both were excellent. The check in was seamless as was check out. Close to all the downtown amenities and very easy to get to Garden of the Gods and the cog rail way up to Piles Peak. The guys booked a fly fishing day which was just a few minutes from the house to the fly shop. The house was welcoming and even had some necessities in hand for guests which were very appreciated!! We would highly recommend this host!!

    The house had many comforts of home. A great place to relax during parents weekend. Good location to easily get to great restaurants and hiking trails. Would stay there again!

    Overall, the property itself was clean, well-stocked and comfortable. However, we had a major issue with noise from the lower unit. The listing does not clearly state there are renters below until incredibly far down in the description. We actually noticed this right after booking, and tried to get a refund. Because we booked within the 50% only refund window, we ended up keeping the reservation. Unfortunately, the lower tenant had multiple dogs that were very loud, barking at all times of the day for long stretches of time. We reached out to the property manager who in turn reached out to the tenant, but the house never improved. We are dog people and understand that dogs bark, but this amount of barking was incredibly disruptive. We voiced our concerns and were wanting to cancel our stay halfway through. We were told that they would get back to us about a refund. We never heard back. It's a shame, because the house itself was great. I would not recommend this unit as long as the other tenants are allowed pets.

    This place is in a terrific location and convenient to so many places and sites. The home was very clean and well appointed with exceptional attention to detail. We were very comfortable here and would definitely stay here again.
