Our home gives you a peaceful waterfront setting with plenty of ways to enjoy the outdoors. Take the kayaks or pedal boat out to explore the lake, relax by the fire pit and enjoy the amazing outdoors! Our dedicated Game Room, created for family fun lets you challenge each other to a game of ping-pong, foosball, or basketball.

LIFE ON LAKE OSBORNE
Being directly on Lake Osborne is what makes Hideaway on the Lake special.
Lake Osborne is one of the largest lakes in Palm Beach County and provides a beautiful backdrop for your South Florida getaway.
Enjoy peaceful mornings overlooking the water, watch the local wildlife, take the kayaks or pedal boat out for an afternoon adventure, or simply sit back on the patio and enjoy the view.
Guests may use the provided kayaks and pedal boat at their own discretion and risk. Please review the property's water-safety guidelines before using any waterfront amenities.
Use of the dock and watercraft is entirely at the guest's own risk.
Please use extreme caution when fishing from the dock, loading or unloading watercraft, and getting on or off kayaks.

IMPORTANT WATER SAFETY
The lake is not intended for casual swimming or jumping from the dock.
As with waterways throughout South Florida, alligators may be present in the lake. Guests should exercise extreme caution around the water and should never approach, feed, provoke, or interact with wildlife. Use of the lake, dock, kayaks, pedal boat, and other water-related amenities is at the guest's own risk.

QUIET HOURS — STRICTLY ENFORCED
10:00 PM – 9:00 AM
No parties or events are allowed.
Hideaway on the Lake is located in a peaceful residential neighborhood.
During quiet hours, please keep noise at a respectful level and bring conversations, music, and other activities indoors.
No outdoor music after 10:00 PM.
Our neighbors are aware that Hideaway on the Lake operates as a short-term rental, but they have limited tolerance for excessive noise or partying.
We appreciate your help in respecting the neighborhood and allowing everyone to enjoy the peace and quiet of the community.

NO SMOKING
Smoking is not permitted inside the house.
Violation of this rule will result in an additional $500 fee.

PET POLICY
Pets are not allowed at this time.
Service animals are handled in accordance with applicable ADA requirements, and appropriate documentation may be requested.
Emotional support animals (ESA) and therapy animals are not considered service animals under the ADA and must be disclosed and included on the reservation in accordance with the applicable pet policy and fees.
All animals must be registered with us in advance.
Unauthorized pets found on the property may be subject to a $100 per day, per pet charge, as outlined in the house rules.

OUTDOOR SECURITY CAMERAS
For the safety and security of our guests and property, exterior security cameras are located around the outside perimeter of the home. The cameras monitor exterior areas only and are positioned to help protect the property and provide security.
There are no cameras inside the home or in private guest areas including the pool deck.

RESPONSIBLE GUEST & RENTAL AGREEMENT
The party responsible and primary occupant/guest must be 25 years of age or older.
The party responsible will be required to sign a rental agreement, which includes providing the names and ages of all occupants staying at the property.
The rental agreement will be sent to you after booking.
By completing your reservation, you agree to abide by the house rules and applicable rental agreement.

FEES & DAMAGE POLICY
We do our absolute best to provide guests with an incredible home and experience, which is why we are proud of our guest reviews.
We understand that normal wear and tear happen during a stay, and we do not charge guests for ordinary breakage or normal use.
Our goal is never to nickel-and-dime guests over minor issues. However, significant damage, unauthorized occupancy, or actions that substantially interfere with another guest's stay may result in additional charges.
The following charges may apply:
• Clogged sewage requiring a plumber: $250 in most cases
• Unapproved late checkout: $250 per hour
• Unapproved guests beyond the maximum occupancy: $100 per day, per guest
• Unapproved pets: $100 per day, per pet
• Smoking inside the home: $500
• Significant damage caused by a guest: Amount varies depending on the damage and required repair or replacement
Please note that the vast majority of our guests are respectful and do not incur additional fees.

NOISE, PARTIES & DISTURBANCES
Hideaway on the Lake does not permit parties, events, or gatherings.
If excessive noise, partying, or another disturbance results in police intervention, the responsible guest may be subject to a $500 charge and cancellation of the remaining reservation without a refund, subject to applicable law and booking-platform policies.

ITEMS LEFT BEHIND
Please double-check your belongings before checking out.
The owner and host are not responsible for items left behind at the property.
If an item is found after departure, reasonable efforts may be made to coordinate its return, with any applicable shipping or handling costs being the guest's responsibility.

*** LIABILITY & ASSUMPTION OF RISK ***
By booking Hideaway on the Lake, guests acknowledge that use of the rental property and its facilities is at their own risk.
The guest and members of their party assume responsibility for the consequences of their use of the premises and amenities.
This includes, without limitation, the home, pool, waterfront areas, dock, lake, kayaks, pedal boat, recreational equipment, and other facilities provided for guest use.
To the extent permitted by applicable law, guests agree to hold harmless the host and owner against claims for personal injury, property damage, or loss arising from use of the premises and its facilities, except where such liability cannot legally be waived.
Guests acknowledge that they have read and understand the applicable rental agreement and liability provisions and agree that these terms form part of their reservation.

Guests are aware that outdoor water activities can be hazardous and assume all risk of injury or loss of life and loss of or damage to property arising out of using water equipment and participating in kayaking, canoeing, or another water activity. I understand the inherent risk involved in using this equipment; accept full responsibility for all such damage or injury which may result.
Waiver and Release: In consideration of using a kayak, canoe, paddleboard, and/or other associated water equipment, Guests specifically release and forever discharge the property owner and its officers, agents, hosts and employees from any and all liability or claims for injury, illness, death or loss of or damage to property which any of the guests may suffer while using a water equipment and participating in kayaking, paddle boarding, canoeing, or swimming in any part of the of the property or its surroundings. This discharge specifically includes, but is not limited to, liability or claims for injury, illness, death, or damage caused by the negligence of the property owner or its officers, agents, hosts or employees.
