The Space:
Step into a piece of Lubbock's history with our lovingly restored 1927 home in Tech Terrace. This 3-bedroom, 2.5-bathroom retreatcombines period details like original hardwood floors and vintage fixtures with contemporary comforts.

The layout is perfect for relaxation and socializing. Downstairs, you'll find two bedrooms each furnished with king-sized beds, offering plush comfort after a day of exploring. Upstairs, there's a cozy bedroom with a full-sized bed and an open loft area with two twin trundle beds, perfect for kids or additional guests. With TV's in each bedroom, there will be no need to fight for the remote.

The heart of the home is a spacious living room with a large sectional sofa, ideal for movie nights or simply unwinding after a day of sightseeing. For more entertainment, head to the game room equipped with a TV and a foosball table—a favorite spot for friendly competitions. **Please do not use the fireplace at this property**

The kitchen is a chef's delight, featuring a gas stove, a large island for gathering, and all the essentials you need to whip up meals. Whether you're cooking a feast or just brewing coffee in the morning, you'll find everything at your fingertips.

After a day of exploring Lubbock's attractions or Texas Tech University campus nearby, unwind in the bathroom's soaking tub—perfect for relaxation and rejuvenation. Not your style There are also two showers for those that like to get their day started.

This home does have a tenant in the apartment above the house that is accessible through the backyard only. They do not have access to the main house and will not bother you during your stay. Please reach out with any specific questions about this.

Located in Tech Terrace, one of Lubbock's most sought-after neighborhoods, our home offers easy access to local shops, restaurants, and parks. It's a short drive to downtown Lubbock, where you can explore museums, art galleries, and vibrant nightlife.

We look forward to hosting you in our historic yet thoroughly modern home. Whether you're visiting for business, pleasure, or a family getaway, you'll find comfort, convenience, and a touch of nostalgia in every corner. There is a rental agreement required to book this home. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents.

For security reasons, there are exterior cameras overlooking the front and back doors that record with motion.

Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.

**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**

Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.

This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy as the owner has terrible pet allergies and a fee of $250 will be automatically applied if you are caught in violation of this. If you have a service animal, proof of registration is required BEFORE you book.

We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short stay. Stays beyond 5 days will need to replenish latter items at their own expense.

Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access:
All areas of the house are available to guests with the exception of the locked cleaning closet, any locked access doors, and the apartment in the back.

The Neighborhood:
This property is located in the Tech Terrace subdivision in north Lubbock. Close to grocery stores, shopping, and dining.

Getting Around:
Lubbock is a large city in terms of land size, so a vehicle is recommended for your stay. If you don't have a vehicle, you can get away with using either Uber or Lyft rideshare services.

Other Things to Note:
Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.

Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.

In the event that we must cancel your reservation, the following terms apply:

Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

There are cameras at this property overlooking the front door and back door that leads to the backyard. These will record with motion.

Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request.

House Rules:

- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.
- If you break something, message us and let us know immediately.

Interaction with Guests:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.

    This property is super cute and it was perfect for my daughter and her bridesmaids on wedding weekend. It had a really great common space for all of them to hangout and watch movies. It was an older property and had a few quirks, but they thought that just made it cuter. The only real problem they had was that this is only a 2.5 bath, not 3, because it only has 2 baths/showers. Also, the ac upstairs wasn’t on when we got there and it took a while for it to cool off with the summer heat. Still, they had a wonderful time and enjoyed this space a lot.

    This home was perfect for our dual family weekend to watch some baseball at Texas Tech and see our college boys! Location was great, house was great, communication with the owners/property manager was fantastic! We will definitely be renting this home again.

    We plan to try to stay there again next year. Really nice place. Comfortable beds. Only suggestion is bigger bed in bedroom upstairs
