THE SKINNY: Experience Old Florida at its beachside best in this charming mid-century pool home. Imagine days spent lounging in your own private fenced backyard retreat with brand new heated pool (option to have pool heated for $60/day or $350/wk), 2-hole putting green, fire pit, daybed swing, hammock, lounge chairs, and tropical foliage. All of this is just yards away from your private neighborhood beach walkover to the sands of St. Augustine Beach. Beach or pool Either way, your days will be filled with Florida’s best! We are also dog friendly (3 dog max with nightly pet fee)!



THE PROXIMITY: Enjoy the PRIVATE beach walkover dedicated to the neighborhood, just a 10 minute walk! There are numerous restaurants and bars just a two minute walk from the front door. Just a 15-20 min drive into downtown to enjoy all of the history, food, wine and sightseeing. Several local restaurants as well as grocery and drug stores are within walking distance. Just a short car ride takes you to all the historic St. Augustine sites, Washington Oaks State Park, or Marineland. Adventurous day trips include Disney World, Daytona Beach, Cape Canaveral, World Golf Hall of Fame, and TPC/Sawgrass.



THE SPACE:

>> The primary bedroom boasts a king size bed with en-suite shower bath for washing off the day’s sand and suntan lotion. Walk through the large walk-in closet to find a great surprise – a bunk room with two twin-over-queen bunk beds! Built for the kiddos to hang out, this retreat includes a PS4 and children’s tent for plenty of play time. Both the primary and bunk rooms include their own door to the pool area as well, for easy access to all the fun. (Note the bunk room does not have its own bath, so these guests can share either the primary or guest room baths.)

>> The other end of the house includes two more spacious bedrooms, each with a relaxing queen bed, and natural light galore. Both bedrooms share a newly updated bathroom with tub/shower combo for those long relaxing vacation soaks.

>> Start your day with a sunrise walk on the beach, then come back to enjoy your choice of coffee or tea from a variety of well stocked Keurig pods. If you’re headed back to the beach for the day, the garage is loaded with beach toys, chairs, wagons, coolers, boogie boards and outdoor games. End your sunny days sipping wine by the firepit or make memories playing a board game chosen from the game chest. Feeling energetic Host a family dance party in the large open living area where you can play one of many vintage vinyl selections on the record player and slide across that terrazzo floor in your socks – just the way it was meant to be enjoyed.



AMENITIES: Heated pool, daybed swing, putting green, propane BBQ and fire pit, hammock, Playstation with games and tons of parking. Laundry machines are in the bunk bed room. Starter coffee supplies as well as regular household supplies are provided. Linens and towels are included.



THE LAYOUT- This home has a solid 4/2 layout:

MASTER BEDROOM: King bed with en suite Master Bath with walk in shower

BUNK BED ROOM: Sleeps 6 in two sets of twin over full bunks. *This room shares the master bath and is accessible via a the master bedroom walk in closet*

1ST GUEST BEDROOM: Queen bed

2ND GUEST BEDROOM: Queen bed.

GUEST BATHROOM: In hall between the two guest bedrooms with shower/tub combo.



PARKING: Please use our paved or graveled driveways ONLY for parking. Do no park on grass or streets or block neighbor's mailboxes. By county ordinance, a maximum of 5 cars per booking are allowed, which can be parked in either the front or rear driveways. Advance notification should be provided if day guests are expected to exceed the 5-car maximum.



LAUNDRY: We offer a laundry closet with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.



HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 15 min drive into downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated a 10 min walk to the neighborhood beach access and PRIME St. Aug Beach! Alternatively, you can also drive to one of the public beach accesses on St. Augustine Beach or Crescent Beach to park and walk on.



TURN IT UP: Want to live on the edge There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.



**SMOKING AREAS** For your convenience, designated smoking areas are located outside by the front door and on the back patio/firepit area. No smoking is allowed in the house, or outside on the swing bed or putting green.



**GOOD NEIGHBOR POLICY** Please note that we are located in a residential neighborhood, so we ask that all guests be good neighbors. By county ordinance, a maximum of 5 cars per booking are allowed, which can be parked in either the front or rear driveways. Advance notification should be provided if day guests are expected to exceed the 5-car maximum.



NO EVENTS OR PARTIES - Guests hosting large parties or meetings without advance notice and approval will be required to forfeit the remainder of their stay with no refund, and will be assessed a minimum $500 additional cleaning fee. Please be aware that if you book this listing and attempt to have a party or event secretively, we will also report you to the booking site and you will have to deal with the consequences as they see fit. We take this very seriously. Thank you for your cooperation.



SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $199. This fee acts as insurance for minor damages and covers you up to a max of $2000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.



Guest Access:

>>When outdoor temperature drops below 60 degrees, we cannot guarantee the pool will be able to warm up to a swimmable temperature even with the heat on high.



IN ADDITION: The layout of the home is such - the master bedroom has a closet through which you will access the bunk bed room. These two rooms share a bathroom in the master.



The Neighborhood:

The neighborhood is located beachside to the east off of historic A1A Beach Blvd. There is plenty to do right nearby! Attractions, restaurants and bars are within walking distance or just a quick drive away! Grab a frozen hurricane cocktail at Hurricane Grille, or enjoy a 5 star meal at Purple Olive. Grab a beer and watch the game at the World Famous Oasis Restaurant. Mini golf, The Lighthouse and The Alligator Farm are a short drive away. Go kayaking or stand-up paddle boarding and explore Matanzas Inlet. Dolphin sightings are common! Or, just enjoy a breezy stroll on the beach as you search for shark teeth. It's the perfect place to getaway!



Getting Around:

    What a great location for a trip to the beach with adults and grandchildren. The walk to the beach was not too long, the beach itself was lovely, but the best part of each day was coming home to the pool, the grands loved it! The beach items on site were great and we used the wagon and beach wagon for the umbrellas and chairs. All said, it was a great stay. Thanks!
