Warmly converted horsebarn (hence HB) into a duplex of two one bedroom units. Surrounded by a quiet working farm including goats, pigs and alpacas, ducks, chicken and you will always hear wildlife at night; some of it from the 3 acre pond that is your backyard.
So much to experience for lasting memories. Experience the night sky, the stars, the Milky Way without light pollution. With the guide book inside your rental, experience a self guided tour to the Stars and beyond! If you want to get closer to the ground, take a self guided walking “scavenger hunt” around the property and learn about the animals, fish, pond and trees. Very informative and thought provoking. Looking for relaxation, make a picnic at the spool tables near the pasture and watch the alpacas, goats and pigs eat and play. Some of them will come right up to the fence and watch you too.
Full bedroom, bath with tub/shower, living room, fully equipped kitchen with deck overlooking pasture and pond. If you are needing more space, you can visit other homes on the property which are 910663 (Manor House) and 885789 (HB2), Feel free to walk along the shore of the pond and enjoy the delights of nature, peek over the fence at the goats, watch the ducks play in the pond Bring your own charcoal and BBQ on the deck. Enjoy the peace and quiet and relax and unwind. There is a blow up bed that sleeps 2. Plus the pull out couch would make a very cozy 6. Please do not feed the animals, the goats may choke if you feed unfamiliar food. Please see notes about more very important house rules.
If you are doing a long term stay and working "from home", an additional energy charge may apply. Please write to discuss the details.

this property is a nice respite. It's a quiet getaway about 7 miles from town. the owners are easy to talk to if needed and very nice people in general. the furniture is a bit outdated, it's not an expensive hotel room in the city, keep that in mind. there is no television but there is WIFI to stream if needed. Overall it was exactly the quiet get away I needed. if you have kids to entertain this may not be your place. there are pigs, goats ducks ect. but this is NOT a petting zoo.
The spotless cottage (converted barn) had everything we need and in a really attractive farm near a small lake. We even had a Carolina Wren family on the deck to keep us company. We will certain come gain if we are in the area.
The quietness of the place.
This was a phenomenal experience. I stayed in HB1 this past weekend and to be entirely candid, I was skeptical going into it. It was a great location and was so cheap that I thought there had to be a catch. But when we got there, it was exactly what we were looking for. We pulled into a beautiful farm close to Shenandoah, Culpeper and Luray. The house had everything that we could want and the amenities were perfect. It was very clean and both Peter and Helen were great. We woke up to the crow of roosters and the sight of alpacas/goats across the field. Truly cannot stress enough how enjoyable of a stay this was. Would recommend to anyone coming down to the national park or for a weekend getaway!
This was an ideal anniversary retreat for my husband and myself. The kitchen was very well-equipped, and the living area spacious and comfortable. The bed was comfortable, and the shower had plenty of hot water! A very private, quiet setting, yet near Culpeper.
Enjoyed our 6 night stay here. Centrally located for many day trips. Enjoyed very much.
We traveled from Colorado to Virginia for my grandsons wedding. The host let us check in about 3 hours early. The B&B was very clean and the owners were very friendly. We loved that it was away from the road so not too much traffic noise there. Also at night was very relaxing looking at the stars. In the morning enjoyed my cup 9f coffee outside watching the ducks in the pond and admiring the Apacas. I would highly recommend anyone going to Virginia to stay at this B&B. Thank you to the owners and hope 1 daywe will be back again to stay there. Jim
The HorseBarn 1 was a good place to stay together away from it all.”
Have family in the area. Really just needed a place to sleep. Loved the rural farm location. It was very comfortable for the 2 of us.
We had a wonderful stay at hb1 peter and helen are very nice and even let my wife hold a baby goat!
We had a lovely 3 night stay in the charming farm property. The room was way more spacious than we imagined. Amenities were great for our hase camp for hiking. This place is close enougj to town for restaurants, breweries and grocery stores; but far enough away to truly enjoy a natural setting. We got a chance to meet the owners and they were oind enough to let us meet the Alpacas, pigs and newborn baby goat! We cannot wait to return to this hidden gem close to shenandoah and all it has to offer.
My wife and I spent a few days away from real life, just relaxing on the farm here. The place is comfortable, and there are lots of animals to watch and listen to as we sat on the porch to relax. Helen and Peter are friendly and responsive. We'd definitely return here for another visit in the future.
We spent 2 nights as a base to explore the Shenandoah National park. Communication was easy and quick, and check in was seamless and contact free. The cottage was ideal for the three of us, and everything worked. While the accommodation is not luxurious, it had all that you needed and the location was superb - yet was close enough to a town. We had a power failure the first night due to high winds, but the propane heater kept us warm. Peter very kindly left a bucket of water for us in the event that water ran out before power came back on. They were very apologetic about an event they could not control, and even left us a gift of farm fresh eggs. Overall, will recommend to anyone who looks to get away from a city
Cute little converted horse barn. Everything was wonderful and the hosts gave us plenty if information in advance, including tips of what to do in the area, as well as privacy. Would stay again.
The area was quiet but with plenty to do. Was able to relax comfortably in the house during both the day and night. Was even able to witness a mama goat give birth
Very convenient, quiet stay with all the amenities one would need. We have a leased property 15 minutes from this stay. This made it super easy for us to enjoy our days afield. Town is convenient and there is a local country store nearby. Would definitely rent again.
We absolutely loved it here. We are from DC and took a trip here for the weekend to enjoy nature and we also hiked at Shenandoah, which is about an hour drive from here! The property was secluded with a lake and lots of farm animals! We received a well-organized binder about the property, animals, and other fun facts which made us feel really welcome! We even got ourselves some homemade goat milk soap which smells amazing! The place itself was clean and cozy. It was just what we were looking for. There are puzzles and checkers to play around the warm furnace. Words can’t express how much we loved this place. We will definitely want to come back!!!
The farm land was tremendous and all surrounding area, but felt more detail cleaning would be helpful for future travelers.
My husband and I came to stay here and loved it. We mostly spent our time in Shenandoah park which is about half an hour drive from the Thornton Gap Entrance, but we loved waking up to see the ducks, goats, alpacas all across the lawn. We spent some mornings eating outside watching the animals, walked around the property doing the scavenger hunt that Peter and Helen put together, and enjoyed the peacefulness that the property had. The home is filled with so many games and information for your stay, these hosts were so helpful and also kept our privacy. Thank you both!
We arrived on a Friday late afternoon, the grounds were breathtaking??? The house was as described the only thing I wasn’t prepared for was the amount of flies alive & dead all over the place. I would say other then the flies it was amazing!!!! We loved our stay in-spite of the flies. Thank you so much Helen & Peter for sharing your beautiful farmhouse/ farm.
Check in was contact free and simple. Large space for a family to stay with room outdoors for enjoyment. Private and quiet accommodations.
