1. Check-in / Check-out: 4:00 PM (CST) | 10:00 AM (CST)
2. Guest ID: Primary guest ID required, plus signed rental agreement.
3. Age Requirement: Must be 25+ to book. One guest 25+ must stay on-site for every three guests ages 15–25.
4. Events & Noise: No weddings or large events are permitted. Quiet hours are 9:00 PM – 8:00 AM. Violations may result in eviction, forfeiture of rent, and HOA/county fines.
5. Smoking & Pets: No smoking of any kind (including e-cigarettes/vapes) and no pets are allowed. Violations incur a $500 fee plus deep cleaning costs, and may result in immediate eviction.
6. Guest Responsibility: Guests are responsible for any damage, excessive cleaning, or policy violations. Additional charges may apply.
7. Packages: No packages may be shipped to the home; please use a local UPS or USPS location.
8. Parking & Vehicles: All vehicles must park in the driveway (maximum of 3). Street parking, trailers, passenger vans, RVs, scooters, boats, and motorcycles are not permitted per HOA rules.
9. Booking & Payment: 50% due at booking; remaining balance due 30 days prior to arrival.
10. Pool Heat: $60 per day (offered seasonally).
11. Low-Speed Vehicle (LSV): Complimentary with primary guest ID and signed waiver required.
12. Bikes: Complimentary with signed waiver required to receive bike codes.
