✔ Front Porch & Lawn: The front porch features rocking Adirondack chairs. Plus our rare-in-Massanutten front lawn for lawn games and snow sledding. We provide Cornhole/Bean Bag Toss in the utility closet.

✔ Back Deck: With a private wooded view, the deck offers a comfortable seating area with a gas fire pit. We provide the propane for the grill and grill tools for you. Please scrape the grill after each use to deter wildlife.

✔ And More: Babbling Brook Retreat offers amenities for a relaxing stay including Wi-Fi, Roku TVs (BYOL - Bring Your Own Logins), central heating/cooling via smart thermostat, linens/towels, coffee, dishwasher pods, washer/dryer with free & clear pods, iron/ironing board, hair dryers, hangers, trash bags, paper towels, toilet paper, hand soap, shampoo, conditioner, body wash and contactless check-in.

★ For Families: We know what traveling with children is like so we have provided a few items including a travel crib (pack-and-play style, in upstairs king bedroom), high chair (in downstairs hall closet), step stools, two bathtubs, room-darkening curtains in all rooms, washer and dryer with free & clear pods, and some of our favorite toys and games in upstairs bedroom which offers kids of all ages another space to hang out. The house is child-friendly but not childproof. Guests are responsible for the safety of their children at all times.

★ Massanutten Resort offers lots of activities for everyone, including the Spa, indoor/outdoor WaterPark (a family favorite!), two golf courses, mini golf, indoor virtual golf, wine tasting, art, music and cooking lessons, horseback riding, street curling, pickleball & tennis courts and Escape Rooms. Winter activities include skiing, snowboarding, snow tubing and ice skating. Summer activities include tubing, mountain biking, tennis/pickleball courts, go karts, bumper cars, zip lines and climbing wall.

★ Smart Keypad Deadbolt: One day prior to check in, guests will receive a unique code to the front door which activates at check in and deactivates at check out. Guests have access to the entire home except for one owner's closet.

★ Driving Access: All streets to the house are paved and the gravel driveway is short. The home is in the lower hills of the Massanutten mountain with some steep roadways. If snow or ice is in the forecast, consider bringing a vehicle with AWD or winter tires.

★ Parking: There is parking available for up to three vehicles: two next to each other in the gravel driveway and one on the gravel shoulder. Though we do have a motion-activated floodlight, the driveway can be difficult to see at night or during/after weather events, so please pull in and out of the driveway carefully and watch out for the utility boxes! The HOA requires that all four tires remain off of the asphalt pavement. There is a sloped walkway approximately 50 feet long from the parking area to the front porch. Overflow parking is available at Hopkins Park - the first left-turn after entering at the Massanutten gate.

★ Wildlife: Our home is in the woods and so it is surrounded by a variety of wildlife including possible bear. With this in mind, guests must not leave food outside to prevent pests. Please clean the grill after use and do not leave any food outside. While pest control does service the home, being in the woods means bugs still get inside on occasion. We provide a broom and dustpan, as sweeping up can help deter bugs.

★ Cell Service: There is typically reliable cell service at the home and in the Massanutten resort area. Depending on how you travel to our home, you may lose cell service on your way or during some of your adventures in the surrounding areas. The home is equipped with high-speed wifi.

★ Free Community Pool Access: Memorial Day through Labor Day, we provide a pool pass (in the kitchen drawer) which gives up to 8 guests access to the shared outdoor Stonewall Terrace Pool! Bring the pool pass with you and return to the drawer when not in use. Please note that the pool may be closed on weekdays in late May/early June and mid/late August, depending on staffing availability. Additional fees of $8 (weekday) or $10 (weekend) apply for additional guests beyond the 8 free guests.

★ Trash: Due to bear risk, we do not have outdoor trash cans. Our cleaners take the trash after each guest; however, guests staying longer than a couple days should drop off excess trash at community dumpsters during their stay.

★ House & Community Rules: Please note the following house and community rules which allow us to provide a high-quality experience to all of our guests: Guests will respect the check-in and check-out times to allow for timely cleaning services. Minimum $50 per half hour charge applies for guests who overstay. Guests will respect the home and follow check-out instructions. Guests will notify the host of any issues (cleanliness, damaged items etc.) within 12 hours of checking in. No parties or large gatherings allowed. Additional guests or visitors must be approved. Guests will keep noise to a minimum between 10 pm and 7 am. Neighbors will call security if noise levels are high. Minimum $100 fee applies if security is called. No illegal substances or activities permitted. No smoking anywhere on the property. No vaping inside the home. Vaping is permitted outside only. Pets are not permitted. Guests who bring pets to the property will be asked to leave without refund and fined for any damage plus minimum $200 for additional cleaning. Guests will clean the gas grill after each use to keep animals away. Guests are responsible for the safety of their children at all times. Guests will return the Stonewall Terrace Pool Pass to the drawer. There is an $90 replacement fee if lost. Must be 25 years or older to book. No third-party bookings. No more than 4 unrelated persons per HOA policies. Per our homeowners association, we are required to post the following rules publicly on our listing. Quiet Hours 10 PM - 7 AM. Keep noise indoors during these hours. No excessive noise at any time. Keep all tires off the road. Don't block fire hydrants or park in front of another property, Park only in designated areas or overflow parking at Hopkins Park. No buses, campers, or RVs at homes or on roads. High wildfire risk area. No open or unattended fires. No firepit use 10 AM - 7 PM. Firepits and grills may be restricted during local emergency conditions; check electronic sign at community entrance for updates. No open alcohol containers on roads or in common areas. Pets are not permitted at this property; however, note that all pets in the community must be leashed and cleaned up after. Do not place garbage/trash outside including screened-in porches, decks or carports. Trash attracts wildlife which could endanger you and damage the property. For excess trash, dumpsters are located at 4007 Peak Drive.

The downstairs kitchen and family room area were perfect for our group of 8 to cook, sit, and relax together. Lauren was so responsive to questions and wonderful to work with.     House is awesome and well stocked, which we really appreciated with 4 kids in tow! 2 master bedrooms were really clutch and the kids room was perfect as it included low profile beds and toys! The “forgot something” closet was a really nice touch. Most importantly, the house was clean! Lauren is a great host. She responded promptly to requests, before and during our stay. Her guide book was super helpful and we used it quite a bit during our stay! We would definitely return!

    This property was super clean and looks just like the pics! It was well stocked with cleaning supplies, paper towels, toilet paper, etc. w/ even a basket containing some basic necessary hygiene items in case you forgot something! Lauren is a great host!The home is also very roomy and having two primary bedroom suites worked well. The other bedrooms are also a nice size…super roomy for 4 adults and had an extra room we didn’t use. My Mom is in her 70’s and not good with stairs, so she was super happy to have the downstairs suite with the coffee bar and kitchen right outside her door! The location was great for us to visit Shenandoah National Park, Monticello (in Charlottesville), as well as golf for my hubby in the Massanutten Resort where the home is located. There was SO much to do in the resort that we could not fit it all in…great restaurants, shopping & activities for kids and adults! The Farmer’s Market on Wednesday was fun, highly recommended! A couple of General Stores in the resort are well stocked with necessities, snacks and all kinds of fun souvenirs…super convenient! My daughter & I drove to a stable for horseback riding less than an hour away for a half day trail ride but there is also a stable associated with the resort for anyone seeking shorter rides!We can’t wait to come back to visit more historical places, shop more small towns in the area, do some kayaking and enjoy more meals at Thunderbird Cafe conveniently located less than 10 mins. away!

    Wonderful home for our family gathering (6 adults and 3 grandchildren). Plenty of bedrooms and lots of space for the children to play with us and each other.We used the pool pass that was provided and took advantage of several of the other fun family activities at Massanutten Resort.

    Great house! Very spacious with an open floor plan on the main level. We had more room than we needed! The four bedrooms are big, and with more than one bed in two of them, this is an easy house for a big family, multiple families, or group of friends. Silly thing to review, but the bath towels are big, which is a huge win!! Lots of trees around the house, so it stayed nice and cool inside when it was 80 outside.The parking is limited since the HOA does not allow streetside parking.We were in town for a downhill race at Massanutten - we'd definitely stay again! Lauren was super easy to connect with.

    Perfectly located at Massanutten, the house is perfect for either 2 large or 3 smaller families. The kitchen was well equiped, the beds extremely comfortable (and Im kinda picky), and the living/dining area perfect for hanging out. We're thinking of doing a ski trip here in 2025, and this would be perfect for that.

    We had an amazing time at Babbling Brook! The home is super cozy, well decorated and Lauren and Allan have really put a lot of thought into the small details. Our kids were with us and loved the home as well as the location. It was nice that we were so close to the slopes, ice skating and water park. The resort also has many playgrounds, hiking trails, and tennis/pickleball courts. We were also close to grocery stores and so many restaurants. Loved our stay here and will definitely come back!

    Babbling Brook Retreat was the perfect place for our Girls Weekend. Everything was just as described. The house had All the touches of home, toiletries, paper products, garbage bags, a small supply of things in case we forgot something. Touches that are not normally in vacation rentals. Lauren the host was very responsive and easy to work with. Thank you Lauren for allowing us to enjoy your vacation home.     Babbling Brook is an awesome house!! It has all the amenities you could ever want. It was beautiful, comfy, spacious and we loved & enjoyed every minute of our stay there. We especially loved evenings on the deck with the gas fire pit. Our host made everything very easy with how to videos & instructions. She was also extremely attentive and quickly responded to questions. I give Babbling Brook my highest recommendation and would definitely stay there again!!

    Truly enjoyable! We ranged in age from 3 to 86 and we all felt at home in this sweet retreat. The house just welcomed us when we arrived. It was even stocked with things we may have forgotten(and we had) and it just felt like home. We brought a favorite outdoor game, Corn Hole, which the guys enjoyed in the front yard. We women savored seafood around the pit on the back deck. This spacious and warm retreat was just perfect for our group of ten from New York City and western Maryland. It was designed for enjoyment!

    The house is beautiful, just as described. I’ve never stayed at a better stocked house, the kitchen has everything you need. Did you forget something, the upstairs closet has all the little things and was very thoughtfully put together. The beds were very comfortable, we had a wonderful long weekend here,, and will definitely be back ….
