This adorable cottage has the perfect combination of Hill Country qualities: it is rustic, riverfront, and conveniently located. Our house is just a few minutes’ walk to The Hunt Store, but our 3.5 tree-covered acres along the north fork of the Guadalupe River give the house a country cabin feel.
The house has been in our family since the 1960s, and we consider it a sanctuary of quiet and simplicity. We have maintained its quaint vintage appeal with features like the limestone exterior and original cabinetry. The kitchen is fully-equipped, and opens to a dining/living area with a fireplace; the two screened porches open off either side of the living area. The house has brand new central a/c but was originally designed for maximum air-flow . . . so on those cool Hill Country mornings, open the doors and windows and listen to all the birds.
There are two bedrooms, each with a full bathroom; both bedrooms open onto a screened porch. One bedroom has 2 full-sized beds and the other bedroom has one full-sized bed and a twin bed. There is also a Pack n Play available. All of the beds have nice cotton linens.
Our lot has woods on all sides, obscuring the road and neighbors. There is a large lawn with beautiful old oaks trees and a cleared area perfect for baseball or football games. There is also a barbecue pit, a picnic table, and a tire swing. Our porch chaise lounges have substantial, custom-made mattresses known to sleep an overflow; they also provide a cozy vantage point, shaded by the oaks and overlooking the bird feeders and yard.
We've kept our riverfront wooded and undeveloped in order to retain a natural, secluded feel. And our slice of the Guadalupe has it has it all: towering cypress trees, deep water for swimming, and a shallower area for wading. Fishing can be good too. Or bring tubes or canoes, launch them upriver at a low-water crossing, and float back to the house. The riverfront is downhill from the house and is accessible from the upper lawn via stairs (about 30 steps).
One of the best features of our house is the location! It’s just two blocks to The Hunt Store, Elaine’s Table, and Rio Rancho taco stand. The ever-popular Crider's Rodeo and Dancehall is a beautiful 10 minute drive down the south fork. Our central locale means close proximity to many summer camps; it is 0.1 miles to Camp La Junta, 2.2 miles to Camp Stewart, 4.3 miles to Heart of the Hills, 4.3 miles to Camp Rio Vista/Sierra Vista, 5.1 miles to Camp Waldemar, and Camp Mystic is 5.6 miles away. The house is also just a few hundred yards down the road from La Hacienda.
We hope other families find that their time here brings them closer together as it does ours. This is your opportunity to unplug and enjoy tranquility and/or family with no electronic distractions. In keeping our house simple and low-tech, there is no television or internet service at the house. However, wireless connections are available a couple of blocks away at The Store and Rio Rancho.
Very clean and tucked away. We did not say long enough to take full advantage of what the property offered, but will correct that if in the area again. It's an older property with great personality. We all loved it.
We had a lovely stay at at this house during camp pick up. The owners were amazing! We left a very special item at the house and the owners were able to find it and get in back to us. We were incredibly grateful!
The house was very clean and well stocked with everything we needed. My husband and I stayed here the night before we picked up our boys from camp. If we had stayed longer (or with kids) we might have been disappointed that there was no washer and dryer. The river next to the house was great and we caught a few fish on fly rods.
We wanted a staycation with some friends and family. This provided a great unplugged weekend.
This lovely little hideaway is stumbling distance to the hunt store but still quiet and peaceful. The description is well said, but know you can get a tiny bit of service for a basic text, just not enough for wasting time on your phone :) Which is rather ideal This cabin is older, as described, but comfy beds with nice linens and cute in an old hunt style. Loved it. Communication and owner terrific. We will definitely stay here again. Made the annual trip to mystic just that much better by getting to sit out on a screened porch watching fireflies and enjoying a glass of wine the night before. Thank you!
This was our 3rd time to visit and it’s a great place! Kids had a blast playing in the river. The kitchenware could use some updates but it’s fine and there is everything you need for simple meals. The furniture on the sleeping porches is comfortable for napping and reading. We all enjoyed a chill out day on the way back to Houston from New Mexico.
Picked up our son up from camp and stayed a few nights to enjoy the river. Beautiful steps right down to the river. Great place to relax and escape the city but still close to everything.

We just spent the night and explored a little by the river in the morning. The sunrise was pretty. It looks like it could be a lot fun in warm weather.
Nice little place but it was not what we expected especially for the price we paid. We have an F-250 and mirrors had to be turned in our we would not have made it up the driveway. We were welcomed with a herd of Axis deer in the side yard - lots of babies too - which was nice. The property is secluded but you can hear the traffic when outside enjoying the outdoor area. You can also hear the outdoor live music from The Hunt Store outdoor area until about 11pm (Thurs - Sat), which we didn't mind. The outdoor string lights look like they are going to be great but only a few work. Most of the bulbs are burnt out. Access to the river is rough. You cannot see and can barely hear the river from the backyard. There are several limestone steps leading down to the river. No hand rails and lots of tripping hazards along the way. Getting chairs or coolers to the river would be tricky. We didn't attempt to get in the water from the backyard. We drove down the road to a water crossing and perched for a bit in our chairs to enjoy the Guadalupe. The toilet in the master bedroom doesn't fill after flushing, it just keeps running. The ceiling fan in the guest room doesn't work. The kitchen faucet drips. There are several cobwebs throughout the house on the ceiling/walls that could easily be cleaned up with a broom. The bedskirts are stained and the few area rugs that are in the house are also very stained. Again, not a bad place and it has has incredible potential with a little TLC, but we found it to be overpriced in its current state. Overall it was a nice experience and we thoroughly enjoyed the Hunt/Ingram/Kerrville area.
