Very comfortable and convenient to the surrounding areas. Buffalo river, kings river falls, Eureka springs, Fayetteville, and all the other beautiful sites in north west Arkansas.

Apologies for the below but vrbo is making me add characters before I can list. So
We will start with the good: 1. You feel at home in this place. 2. Tv is large and hooked up to internet 3. Dining room is large with natural light 4. The beds are nice 5. You can walk to a lot of businesses 6. You get free breakfast 20 second walk over a bridge with some of the best breakfast we have ever had. 7. There is a small kitchen with a few things to cook with but seriously, just go to Granny's Diner, it's truly an amazing family owned restaurant and is the sole reason we will return to this vacation rental. The bad: 1.The central air conditioning did not work and when we told the host he texted this: No. Heat only. It's 65 degrees out. We have had people in there through the summer and it cooled it fine. You want out then I will refund your $. Host's think that a window unit in the living room is sufficient to cool the entire house, it's not. It was 86° on September 23rd in the dining room while freezing in the living room. 2. the fridge is not hooked up to make ice and filtered water, we just assumed from the pictures, that the ice and water dispenser would work upon arrival but luckily, there are plenty of places to buy bottles water that are just a stones throw away. 3. The dining room is a sun room with no coverings for privacy. Also, the blinds on the windows in the rest of the house are nice but won't block out enough sunlight for a midday nap. Some curtains would be great.
Was perfect place for our needs. Having a full kitchen and dining room we were able to have family over for dinner Friday & Saturday night with plenty of room. The mattresses on the bunk bed were a little thin for the adults but the great grandchildren didn't seem to mind. My daughter found the couch to be quite comfortable for sleeping. Granny's breakfast was awesome and their wait staff extremely friendly. Will return and highly recommend to others.

We had a last minute trip to ride side by sides. The house was very clean and cozy. We were able to drive about 45 minutes to Mulberry Mountain to ride. I don't know why anyone would want to cook when they stay at this house. We had breakfast and supper both days next door at the restaurant. I can only wish we had a place to eat like that in our home town, it was really good. The only thing I would recommend for this house is to take your own bottled water, we didn't think much of the city water. There is a Dollar General just a few blocks away. We were able to get a trailer with 2 side by sides in and out very easy. There is a big parking lot across the road you can just pull in and back across the road if there are to many cars in the back parking lot of the restaurant.
For couples or small families, Granny's Kitchen B&B has the potential to be a great stay. As described, this property is in a good location for exploring NW Arkansas. We were within an hour of most of the places we explored, including Eureka Springs, Devil's Den State Park, and War Eagle Mill and Caverns. The free breakfast at Granny's Kitchen, right next door, was a nice touch and a great way to start the day! Somewhat spartan, the property itself was clean and the master bed was comfortable. A few things of note: 1) The kitchen included only a couple platters, each with a fork and butter knife, but no spoons, and just a couple ramekins to serve as bowls. A casserole and a couple pie pans were provided for baking, and that's about it. There's a Keurig for coffee, but no provided coffee pods; 2) The spacious dining room had no blinds or curtains--great for natural lighting, but not so great for privacy, especially at night; 3) There were no instructions for the Wi-Fi or the TV. Posting these somewhere (e.g. in a binder or on the refrigerator), along with local emergency contact info, would be simple enough. None of these issues in and of themselves would have been deal-breakers. What truly detracted from this visit was the lack of communication after arrival. Daytime temperatures dipped during our first full day. When we got back to the property, the temperature in the home had dropped to 64--chilly, but tolerable. I double-checked the thermostat, verifying that the heat was ON and that it was set at 72. I texted the owner shortly after 6 PM to report that the heat was not kicking on. I did not receive a reply that evening, nor was a response forthcoming the following day (which was our last day at the property). So we spent two chilly nights in Huntsville before moving on. For comparison, our stay in Jasper the following 3 days and nights (not at a VRBO property) had working heat, a complete kitchen, excellent Wi-Fi, and even had a washer and dryer--all for $40 less per day than Granny's Kitchen B&B!
