Georgetown Cozy Duo - Entire Duplex

Enjoy time together with room to spread out at Cozy Duo in Georgetown, Kentucky. One reservation includes the entire duplex: Cozy Cottage upstairs and Cozy Cove downstairs. With two kitchens, two living rooms, two queen bedrooms and three full bathrooms, your group can gather together and enjoy separate spaces.

YOUR SPACE
Each unit has its own entrance, kitchen, living area, Wi-Fi, TV and washer. Cozy Cove downstairs also includes a dishwasher, dryer and dedicated workspace.

SLEEPING ARRANGEMENTS
Up to six guests across both units:
• Upstairs Cozy Cottage: one queen bedroom and a living room couch with an approximately twin-size pull-out extension.
• Downstairs Cozy Cove: one queen bedroom and a convertible couch in the living room.

Both couch sleeping options are outside the bedrooms. Cottage has two full bathrooms, and Cove has one.

ARRIVAL & PARKING
Enter Cottage through the main front entrance. Cove’s entrance is on the lower left side of the home, accessed from the shared side driveway.

Cottage has street-side parking directly in front of the home, set back from the road. For Cove, use the shared side driveway or street parking near the Cozy Cove sign. Larger vehicles should use street parking. Please keep the shared driveway and entrances clear.

PETS WELCOME DOWNSTAIRS ONLY
Pets may stay in Cozy Cove downstairs. Cozy Cottage upstairs remains pet-free, even when your group books the entire duplex. Keep pets off beds and furniture, and crate them downstairs if left alone. Excessive pet hair or damage may result in additional cleaning or repair fees.

A GEORGETOWN HOME BASE
Settle in for visits to downtown Georgetown, the Kentucky Horse Park, Toyota and Lexington. Check your preferred navigation app for routes and travel times to your planned activities.

GOOD TO KNOW
• Check-in is after 4:00 PM. Checkout is by 10:00 AM.
• Early check-in, late checkout and special requests require advance confirmation from X7 Stays.
• The main thermostat is upstairs in Cottage and serves both units. Cove also has a bedroom window AC unit.
• Starter supplies include toilet paper, laundry soap, soap and shampoo. Guests may need to replenish supplies during longer stays.
• No smoking or vaping indoors. Smoking and vaping are permitted outdoors only; dispose of smoking materials safely.
• No parties or events. Quiet hours are 10:00 PM to 8:00 AM.
• Children and infants are welcome with supervision.
