Pros: This location is excellent. It’s away from all the tourist spots. Literally walk out the beach. Excellent views, large windows. 15 minute drive to the Seawall. The deck is huge, great place to watch sunrise and listen to the ocean. Large bedrooms, living space, and dining table. AC was great. Beds were comfy, lots of linen. WiFi and cable tv worked. Private parking. Cons: you can feel the house swaying, kitchen not well stocked (had to buy trash bags, dish soap, paper towels, cleaner). Deck has splinters and no shade between 1pm- 5pm. Will stay here again. We came to spend hours in sun, eat meals together and made memories.
Right on the beach, huge deck overlooking ocean. House was clean. If you want a clean no frills house on the beach this is a good one. The yard has way too much garbage blown in from the beach they don’t clean up, but otherwise no complaints.
Well stocked with kitchen stuff , condiments and paper products. Property manager is very helpful. Nice location. We enjoyed our stay.

This is the second time we have rented this house in two years. I feel like this is my families vacation home! There is a few repairs that need to be made due to the recent tropical storms and hurricanes. Anytime a problem arrosed they we very quick to get it fixed. However a couple of times they sent people out I was out sight seeing and had to return in order to let the repair men in. We stayed 7 days and 2 of the days i had to make sure someone was at the house to meet the repair men, but overall it was a good stay. I will most defiantly rent again! It is a warm cozy and home like place. I love it! Thank you!!!
Good location. A few things to improve: 1. Not timely feedback on questions. Listing says there is a grill, the manager said there was not so we did not bring charcoal (there is a nonfunctional one there). 2. Listing shows a lounge chair, but it wasn't there. 3. The front storm window cover wouldn't open and blocked the view of the ocean. Manager didn't reply when I texted/emailed. 4. Front door should have had instructions on how to lock. 5. They use a service which wasn't very timely with answers.
First off we did enjoy our three nights in the beach house. The location and view is great. I read all of the other reviews and some reviews complained about cars blocking the view from the deck. There is a public beach in front of the property but it would take a 20 foot tall truck to block your view. The house is old and needs updating and some structural repairs. The floor in one bedroom downstairs is about to collapse. The lower bathroom has a high spot in the floor and the toilet is leaning to the right. The air conditioning system works good except for two of the bedrooms are a little warm. The house is well equipped with kitchen pots and pans etc. There is no Barbecue pit or grill so bring your own. To sum it all up the owner of this property needs to take some of his profits and put it back into the house. The house is fine as long as you don’t own it or fall through the floor in some areas. I would rent this property again if they would lower the price.Trash cans need to be emptied more often.
Let's start with a positive and say the price was FAIR. The AC was GREAT and all the appliances worked properly. The house is located in front of the public beach parking so our view was not of a beach but of vehicles parked at the beach. There was sand on the bar top and the windows were blurry so we spent the first hour cleaning. There were no paper towels to clean with so we made a trip to the local dollar store. The BBQ pit is an Old Smokey with no legs and zero bottom so the pile of ashes are on the concrete floor. We would never even consider cooking on it not even roasting a hot dog. The pit is non functional. The BEACH UMBRELLA? HA, that is a joke. It is the size of a rain umbrella and it is not functionable even for rain. The garden hose downstairs has so many leaks in it that the water never made it to the nozzle. We used the leaks to rinse off. The inside of the place needs attention and the downstairs toilet is about to fall through the floor. Do not weigh over 200lbs or else you may end up downstairs. Overall, this place is FAIR and the biggest disappointment was the view of the beach being obstructed by vehicles. We will not stay at this location again.
Let me start by the positives, the location was great, not a private entrance but we didn’t mind that, parking was easy. Ok, now the negatives when we arrived there was a trash can overflowing in the driveway and it was never emptied the whole time we were there, I called the property manager about it daily and she said she would call the city, still no one came to pick it up. We had to walk our trash down to the beach trash cans several times a day. The last night we were there another trash can appeared, that would have been nice the first time I asked about the trash. Another issue was when we first got to the house it smelled terrible and whatever the floor was mopped with had a slippery film all over, a couple of us almost fell. The worst part was the day before we left we saw roaches. Maybe the smell was bug spray? We had to wash every dish before using it because it was gross, and there were 3 forks-this property says it accommodates 10? We bought plastic wear. We had to ask for the sheets for the pullout couch. The barbecue grill had a big hole in the bottom so even though we bought hamburger meat, charcoal and lighter fluid we couldn’t use it-waist of money. The water pressure is the upstairs shower was terrible, at one point it turned off completely when I was in the shower. The outside deck had some lose screws sticking out, my handy husband fixes those on day 2 after I stepped one one. The outside deck railing on one side was shaky, he wanted to fix that but we couldn’t find screws. None of the remotes had batteries so we bought that too. Evolve was terrible also, I tried calling them weeks before our stay about the reservation, I also emailed and messaged on the app I was not able to get a hold of anyone.
Exactly what we were looking for in a rental property. Excellent AC. Very comfortable beds. Minor things can be done to improve the property, but these things were not important to our stay because we came prepared and brought our own equipment. No beach umbrella, BBQ pit has hole in it. Beach chairs worn out. Need extra towels in bathrooms. Need batteries in TV remotes. Some light bulbs were burned out. Again, these things are minor. This area of Jamaica Beach is really nice. Extremely clean beach. Nice neighborhood. Nate’s Restaurant is a great place to eat fresh gulf shrimp. Loved this area and would definitely stay here again.
