THE SETTING
Catalina Foothills, Tucson — 3,700 sq ft, single-story, elevated desert lot with panoramic views of the Santa Catalina Mountains and city lights. Private pool enclosure; surrounding landscape is open Sonoran Desert. 4 mi to Ventana Canyon Golf Club. 16 miles to Tucson International Airport (TUS).

THE HOUSE
Master Suite — King bed, veranda access, mountain/city views, jetted Jacuzzi tub, oversized walk-in shower. The most private retreat — ideal for grandparents or the couple who booked the trip.
Agave Room — King bed, warm sun-toned linens, vivid agave artwork, whitewashed rustic headboard.
Cowboy Room — Queen bed, vintage Western art trio, leather and earth tones.
Modern Boho — King bed, handwoven textile wall pieces, tranquil neutral palette.
Bunk Room — Two twin bunks + full Sherpa daybed. Sleeps 4 kids or cousins in a desert-themed retreat of their own.

Five themed bedrooms mean every kid claims their own. Single-story layout means grandma doesn`t navigate stairs. The bunk room sleeps four cousins. The game room is at the North end of the home with ample space away from the bedrooms — late-night arcade tournaments don`t wake the early sleepers. The kitchen is built for actual cooking. Day-guest policy means local cousins can join for dinner without booking a room.

Commercial-grade Uneekor EYE XO2 — 140-inch impact screen, GSPro + Uneekor Refine software, 1,000+ courses including Pebble Beach, Augusta National, St Andrews. Full ball and club data. Left- and right-handed clubs provided. Hitting bay: 14 ft x 23 ft x 9 ft 2 in. Adults 18+ only. Same screen converts to cinema: Roku, Dolby 5.1, theater recliner seating.

THE BILLIARDS ROOM
Dedicated space at the front of the home — custom Connelly Billiards pool table, large picture window onto the Catalina Mountains, lounge seating.

THE GAME ROOM
Converted three-car garage — North end of the home, ample space away from the bedrooms. Overhead doors open onto the Sonoran Desert.

THE POOL, SPA & VERANDA
Resort-style private pool with rock waterfall feature. Private spa with jet sessions included. Heating is seasonal — available as a paid pool heating add-on or at Owner`s discretion. Spa sessions run on a 2-hour timer; allow approximately 45 minutes for full temperature. Outdoor open-air shower on pool patio.
Covered veranda: outdoor dining for 4 + outdoor lounge for 8, dimmable lighting, panoramic views.
Pool Heating: Seasonal paid add-on. Rates vary by season, confirmed at booking. Minimum charge applies.

HOUSE STANDARDS
No smoking, vaping, or open flames. No unauthorized events or parties. No Subletting. No illegal substances. No firearms. Quiet hours 10 PM–7 AM; three-strike noise policy. Pool: no glass, no diving, adult supervision required for minors. Golf simulator: adults 18+ only. Rental agreement + online check-in form required before check-in credentials are released. A copy of the rental agreement is available for review directly on this listing prior to booking. No refunds will be issued for refusal to sign after the cancellation refund period ends. Violation of house rules, damage to the property, and other breaches carry minimum fees detailed in the binding rental agreement and Exhibit A (Minimum Fee Schedule). Guest financial liability is uncapped and is not limited by any insurance coverage.

SONORAN DESERT NOTICE
Venomous scorpions, rattlesnakes, Gila monsters, javelinas, and Africanized bees are present nearby. Wildlife guide provided in guest portal — please review before arrival, especially with children.

SECURITY & MONITORING: Five exterior AI security cameras monitor the property perimeter, driveway, and pool area. No interior cameras are present. Audio capability exists on the cameras but is not currently active. An ambient noise monitor (Minut or similar) measures decibel levels only — no audio capture.

OCCUPANCY
Max 14 overnight guests (Owner approval required above 12). Max 4 day visitors (7 AM–10 PM only). At least one registered overnight guest must be on-site whenever day visitors are present. Day guests may not substitute for a departing overnight guest. All guests must be declared at booking — undisclosed guests trigger retroactive fees.

NOISE
70 dB daytime (7 AM–10 PM) / 62 dB nighttime (10 PM–7 AM). Ambient noise monitors (no audio recording) are in place. Three-strike policy: two written warnings, then immediate booking termination without refund.

POOL & SPA
No glass on the pool deck — ever. Zero tolerance. No diving. Adult (18+) supervision required for all minors in or near the water. Spa: 2-hour jet sessions included at no charge; pool and spa heating is a seasonal paid add-on.

GOLF SIMULATOR
Adults 18+ only. No exceptions. Personal clubs permitted at guest`s risk.

NO SMOKING / NO VAPING
Anywhere on the property — interior or exterior. Elevated Sonoran Desert wildfire risk.

NO OPEN FLAME
No candles, incense, fire pits, or fireworks. Exception: built-in outdoor gas grill and stovetop (operating rules in guest portal).

NO UNAUTHORIZED EVENTS
Private gatherings for registered guests only. No graduation parties, bachelorette/bachelor events, or similar without prior written approval and a Special Event Waiver. No silly string, glitter, confetti, glitter/confetti balloons, feather boas, fog machines, smoke machines, or aerosol decorating sprays.

NO COMMERCIAL USE
No commercial photography, filming, content production, or ticketed events, and no use of the property for business, brand, or revenue-generating purposes, without prior written Owner approval. Personal photography for non-commercial use is permitted.

NO SUBLETTING
Guest may not transfer occupancy rights, share access credentials, or grant access to any person not identified as an Authorized Occupant.

NO FIREARMS OR WEAPONS
No firearms, ammunition, weapons of any kind are permitted on the property at any time. Violation results in immediate termination without refund.

NO ILLEGAL SUBSTANCES OR MARIJUANA
No illegal drugs, controlled substances, or marijuana in any form are permitted on the property, regardless of Arizona state law, due to fire safety concerns and insurance requirements.

PETS
Not permitted without prior written approval. Unauthorized pets result in fees and grounds for termination.

CHECK-IN / CHECK-OUT
Check-in: 4:00 PM. Check-out: 10:00 AM. 30-minute check-out grace period. Early check-in and late check-out when available with prior written approval.

RENTAL AGREEMENT + ONLINE CHECK-IN REQUIRED
Three steps required before check-in credentials are released: (1) Sign the rental agreement via the link sent after booking. (2) Complete the online check-in form — sent 72 hours before arrival. (3) Reservation balance confirmed paid in full. No refunds will be issued for refusal to sign after the cancellation refund period ends.

PAYMENT & CANCELLATION
Payment timing and any deposit or installment schedule are determined by the booking platform used for this reservation and may vary by platform. Failure to complete payment by the applicable due date may result in cancellation of the reservation. In the event of cancellation for non-payment, the applicable cancellation policy in effect at the time of booking governs any refund eligibility.

Failure to complete required pre-arrival steps constitutes a guest default. Access credentials cannot be released until all pre-arrival steps are complete. Inability to access the property resulting from guest`s failure to complete required pre-arrival steps is not a host-initiated denial of entry.

Violation of house rules, damage to the property, and other breaches carry minimum fees detailed in the binding rental agreement and Exhibit A (Minimum Fee Schedule). Host reserves the discretionary right to cancel reservations for house rules broken by Guests. No refund will be authorized for reservations canceled due to Guest violation of rules. Guest financial liability is uncapped and is not limited by any insurance coverage.
