SLEEP 22 in BEDS. PLEASE NOTE: NEW RULE FOR 2027~~ 22 guests total allowed, but no more than 6 total children allowed. Children are defined as ages 2-8. Enjoy remodeled kitchen, new kitchen Island w/seating, all new appliances including beverage center, new grand sectional in Great Room.. Newoutdoor hardscaping and landscaping. NEW PICTURES JUST ADDED. 3 Porpoise Pl is located in downtown Cape Porpoise, an ideal location for family reunions, or similar gatherings in Kennebunkport, such as EAT AROUND TOWN, CHRISTMAS PRELUDE, and of course SUMMER VACATION,
LUPINE LODGE has 10 bedrooms, plus a den with a queen sized sofa sleeper with doors that close for privacy. Downstairs there are two bedrooms with King sized beds, one with a Queen, and one bedroom with a single and bunk beds. There are two full baths and two powder rooms on the first floor. Upstairs Lupine lodge has 6 more bedrooms, two with King beds, two with Queen Beds (the Queen bedrooms have private bath ensuites with showers), one with twin bunk beds and a single bed, and the last with a Full sized bunk bed (Bottom is a FULL, top isa twin and there is an additional twin bed. There are four more full baths upstairs. So, this totals 6 full baths and 2 powder rooms.


Downstairs there is a massive 40 foot Great Room with two fireplaces, two screened porches and a large deck. Lupine Lodge has a new remodeled kitchen with new stainless appliances (as of May 2025) and granite countertops. IT also has a large kitchen island with extra seating. Lupine has an oversized Weber gas grill on one of its decks with a direct gas feed so you will never run out of fuel! On this deck is a table with chairs that can seat 10, and a commercial picnic table that can seat 10-12, In addition, the screened porch which leads to the deck and patio has a large table with bench an that can seat another 8. So outside you can seat at least 26 next to one another as you dine. There is also another screened porch off the large Great Room with plenty of lounge seating.

And while located in the very heart of Cape a Porpoise within two blocks of town center, the house is surrounded by woods and natural Maine habitat. Walk two blocks on the sidewalk to the ever popular Cape Porpoise kitchen for morning pastries and coffee, take out sandwiches for your beach picnic, or take out prepared foods for dinner. Nunan’s Lobster is 4 blocks away and another local favored restaurant! Or head left a block where you will find Bradbury’s Market which has all the staples you will need plus a deli where you can grab sandwiches, subs, hot dogs and hamburgers to go etc. if you are up for a half mile walk or bike ride you can head up Pier Road, enjoying beautiful views of CP Harbor, until you arrive at the working fishing/lobstering pier where you can watch the fishermen in action, sit out on the benches and view Goat Island Lighthouse, listen to the melodious fog horn, launch a kayak or indulge in the three renowned eateries–upscale Ultramar, with gorgeous views of the harbor, Casa 77, a very popular bar and eatery or Cape Porpoise Chowder House where your food is made to order and brought out to you to eat while watching the boats and harbor.

If you want to head to the beach, you can buy your weekly pass at the Kiosks near Goose Rocks Beach or Kennebunk Beach, lf you want more beaches-- 3 miles in the other direction is Kennebunk, Gooch’s & Mother’s beaches. And if the restaurants and shops in Cape Porpoise aren’t enough, drive less less than 3 miles to highly acclaimed Earth restaurant at Hidden Pond (reservations up weeks in advance so keep that in mind), the Tides at Tides Beach Club.     This is an amazing house! We rented it for our college friend’s wedding and it couldn’t have been more perfect! It was so spacious and perfect for a big group of people. Everything about the house and stay was immaculate. We couldn’t have asked for anything better!

    We were a group of families with young children all gathering together. It worked great!Pros:-Very clean-Plenty of tableware for large groups-Plenty of individuals rooms and bathrooms- never felt too crowded despite having 8 families with young children all together-Since bedrooms are on the top floor and sides of the house it works well for getting everyone together in the main part of the house while also giving privacy to families-Washer and dryer worked well and I appreciate detergent being providedCons:-No shampoo, conditioner, or soap was provided in any of the 7 showers/baths.Other:-We were told to park extra cars beyond the first 6 at a park and ride 20 minutes away. This would have been very inconvenient. Instead, we street-parked on Langsford road in front of the church (2 minutes walking distance) and did not get any tickets.-Cooking lobster on the property is not permitted nor is throwing away lobster shells in the property trash. We were told that places that sell cooked lobster would take back the shells but the place said they don't do that and instead recommended throwing the shells in the ocean at high tide.-The property manager lives on a second house on the property- close by and immediately available for any issues that come up-Checkout is strict at 10 AM, the property manager will be there with cleaning staff right at that time.

    Great property. Very clean and spacious. Wonderful outdoor areas. Two lovely screened in porches and a great hardscaped area with outdoor tables and terrific firepit. Neighborhood was quiet with an easy walk to a great local market- Bradburys that had anything we needed. Debra and her husband were next door and very helpful. Would definitely rent here again. My group of 12 college friends loved it!

    The house was a great place for our family reunion - 15 people ranging from ages 10 to 82. It was clean and comfortable, with plenty of space for people to be together as well as be apart if needed - the two screened-in porches were perfect for playing games and making work calls. Deborah was responsive, and her husband even brought over a knife sharpener when I asked about one. Another positive was the number of bathrooms - key for a large group! The location was amazing, and we loved going to Goose Rocks Beach, Kennebunkport High School to play tennis/use the track, and Ogunquit (Marginal Way). The only thing that could be improved, in my opinion, is the bedding and the mattresses (I prefer a firmer bed). All in all, I highly recommend and would stay here again!

    We couldn’t be more pleased with our experience at Lupine Lodge! With a family of 12 ranging in age from 79 to 9, the accommodations couldn’t be more perfect. We enjoyed the outdoor space for morning coffees and afternoon cookouts. The large open living space was wonderful for our game nights. Highly recommended 10/10! You won’t be disappointed.

    Finding a place for our family reunion was a task. But, this place was absolutely perfect! Enough bedrooms and bathrooms for us all (16). The communal space was huge with just enough area to get away if needed. The kitchen had everything you could want. Deborah met us to give us a tour (she lives right next door), when we arrived. The home was immaculate. Beach towels in the foyer, lounge chairs and umbrellas in the shed - perfect for beach visits. And, of course, the location is perfect - Cape Porpoise/Kennnebunkport - what more needs to be said! If we ever decide to come back to the Kennebunkport area, we would hope to stay here again. Thank you for having us at your home!

    Three families gathered for a weekend reunion to golf, play and catch up. The house is beautifully set up, well appointed, comfortable with plenty of room to spread out as well as hang out, play games etc. The host was gracious and easy to communicate with. We would highly recommend it and it would be at the top of the list for a return visit. Thank you for a great weekend !

    We were a large group of friends, family and kids gathering for a post holiday getaway. Property was very clean, had everything we needed in the kitchen and accommodated everyone. The layout was perfect and allowed for our large group to be together but never felt crowded. Would recommend as a 10/10.

    Our family of 22 people, ranging in age from 14 months to 80 years old, spent 4 days celebrating Thanksgiving at this home. Deborah, the host, is super responsive to any questions you may have about the house and the area. The place is super clean with plenty of supplies. There is lots of space inside and out to eat and hang out. We enjoyed the fire pit as well. Cape Porpoise is a quintessential Maine town. It's lovely.     We had a fabulous stay at Lupine Lodge. There was plenty of room for us to spread out or to gather together. The layout of the first floor is great and there are multiple spaces for indoor activities(.board games, cards, watching TV). The children had space outdoors for running around and there was plenty of outdoor equipment for them to use. The bedrooms are plentiful and well appointed as are the multiple washrooms. The kitchen is well equipped- we chose to bring meals in a few times and had everything we needed. The nearby grocery store (Bradbury Brothers)has everything you could possibly need and the gourmet shop at the corner has many take out, prepared foods if needed. The nearby Cape Porpoise Chowder House has delicious offerings and a lovely outdoor deck for enjoying a sunny October afternoon. Nunan's delicious lobster is steps away(5 minute walk). There are a number of restaurants in the area that we didn't get to try - we will have to return and do that. Overall this was a 15 out of 10 for us. The host is fabulous and responded quickly whenever we had a question. Thank you for making our stay one of our best ever!
