WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-This unit provides cable television.
-There is no AC; fans are provided.
-The fireplace is gas; wood is not needed.
-This unit has a propane grill.
-Use of a fire pit at this property is not permitted.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door does not require climbing any steps.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

Disclosures
-A signed rental agreement is required for all reservations
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

    Great location for golf week and hiking with our 17 and 20 yo. Place as advertised, very clean and updated. Would be great for ski vacation as well. Familiar with remoteness of location so brought breakfast food and drinks for the week with us and worked out perfectly. Golfed at Mt Washington hotel and played Waumbek in Jefferson on day of arrival, would recommend Waumbek as well, good time. Mount Willard hike down road was fantastic. We have skied and summered a lot in the White Mountains over last 30 years, highly recommend this condo.

    This house was perfect location for hiking Mt. Washington and other area hikes. The house was clean and had everything you need to make meals. Beds and furniture were comfortable. Would definitely stay there again.

    We attended my nieces wedding at the Mt Washington hotel and staying here was a third the cost for six of us and here we could bring our dog. The location was excellent, it was clean, well decorated, a great layout, and served us perfectly.

    The staff was extremely responsive and helpful in preparing for our stay and during our stay. The unit is well-appointed and the kitchen fully stocked with plenty of cooking utensils, as well as, plates and silverware. We would definitely use BW Vacation Rentals and this particular unit again.

    We stayed three nights. The location is very close to the ski area, however there is only one restaurant close by and it is closed at the beginning of the week. The house is a nice size, but needs to be organized. The carpet has several stains ( looks like dog pee), and the kitchen drawers are very messy. The ice maker and coffee maker do not work. The fire place is great though. This may be a good home for a young group of skiers, but not a couple. If you do go drive down toward the cog railroad and about half way there off the road on your right is the most spectacular waterfall.

    This is a fabulous condo. Newly renovated with an outstanding kitchen. We cooked almost all our meals at the condo. Very comfortable beds, spacious living area. We loved it and will return again.

    We loved this place. its been really nicely renovated. Clean and fresh with great facilities for cooking. Location is amazing - a 1 minute drive from the slopes at Bretton Woods. But also a 5 minute walk up to the Mount Washington Hotel. We think this place was perfect!
