DISCLAIMER ON PAYMENT REQUIREMENTS: Wells and Bennett Realtors (Property Manager) requires $500 of your reservation total due upon booking (this is separate from the VRBO Service Fee that is also charged immediately) and the remainder is due sixty days prior to check-in. We also require Vacation Rental Accidental Damage Insurance for your reservation. There are two options to satisfy this requirement. You can purchase a policy through us and it costs an additional $55 total. The alternativeoption is that you can opt in for a refundable security deposit of $3,000. If you opt in for the security deposit, we will hold that on your card on file two weeks prior to check-in and then will return it as quickly as we can. Thank you for understanding.

NO PETS, MOBILE HOMES, RV'S, CAMPERS, BOATS, JET SKIS, TRAILERS AND MOTORCYCLES ARE PROHIBITED. Prior off-site arrangements must be made.

Guest shall not move furniture or furnishings within the premises. Guest agrees to pay Brockway Springs $50.00 per lost/missing key & gate card set, $50.00 lock out charge and $100.00 to move furniture back if applicable.

PLEASE NOTE: This home may be equipped with outdoor surveillance cameras and electric bear fencing that are utilized for security and bear activity in the area. These cameras in no way infringe upon guests' privacy, and monitor exterior portions of the home exclusively. The road to the home requires 4WD & snow tires in the winter months. Decks and BBQ grills may NOT be available during winter months, exterior areas may be icy. This home is not equipped with AC. Per Placer County Short term rental laws, quiet hours are from 9pm to 8am, and no street parking is permitted at any time, including boats and trailers. We recommend purchasing 3rd party trip insurance if you have concerns about canceling your reservation.

Cancellation Policy / Cancellation fee: If cancellation is made more than 60 days of arrival, a cancellation fee of $100 plus the 4% booking fee will be applied.
If the cancellation is made within 60 (or less) days of arrival, the entire rent will be retained unless Wells and Bennett Realtors is able to re-rent the specified property.
If the property is re-rented, a cancellation fee of $100 plus the 4% booking fee will still apply, but the remainder of rent will be refunded after the replacement guests have checked out.

Holiday Booking Policy
CHRISTMAS - Check-In must be by December 20th, 21st, or 22nd. There is a 5 to 7 night minimum stay required. (Must check out by December 28th at latest, to allow 7 days for a New Years Reservation.) **No Check-Ins or Check-Outs on December 24th, 25th
NEW YEARS - Check-In must be on December 27, 28, or 29. There is a 7 night minimum stay required. **No Check-Ins or Check-Outs on December 31st or January 1st

    The unit has wonderful lake view, is comfortable and has a well-equipped kitchen. The carpet could use a cleaning.There were several issues with the management company. The main one was the water to the entire unit being cut off on day two after the toilet being flushed and the shower being turned on. On the phone, the agent said the “simple” solution was to go a utility closet in the public hallway and follow “step one” of the instruction sheet. The closet was unlit and had 4 boxes mounted on a side wall that required a ladder and flashlight to view. The instruction sheet was in tiny type, did not have numbered steps and was for a different box than the one that was flashing a warning. The agent wasn’t able to address these discrepancies and we got the water back on by randomly pushing buttons on the other box. Other annoyances included things like a warning that we would be charged 300 for each of two card keys we failed to return when only one was provided, requiring another call to clarify.
