Guest Access:
You will have access to the entire property with the exception of some shelving in the garage where we store supplies. In the summer months you will also have access to the pool.
The Neighborhood:
In a much-loved location, nearby the neighborhood offers several grocery stores including Sprouts, Whole Foods, Smiths, and Walmart. There also are dozens of local restaurants that offer fantastic food at reasonable prices. Some of our favorite restaurants in the area include Casa Taco, Stripes Burritos & Biscuits, Monroes, Scarpas, Thai Vegan, Siam Cafe, Trombino's Bistro Italiano, Buffet King & Sadies.
Activities in this area include Golfing, Hiking, Bicycling, Mountain Biking, Picnicking, In-Line Skating, Arcade, and Go-cart Racing. Some highlights include the Sandia Peak Aerial Tram, North America’s longest aerial tram and Elena Gallegos Park with 640 acres of wide-open spaces to enjoy.
The Eastside is an outdoor haven in ABQ, leading to the Sandia Mountains' foothills. From there, the Sandia Peak Aerial Tramway offers scenic rides to the 10,378 ft. summit. It's a year-round destination for skiing, snowboarding, and snowshoeing in winter, and biking and hiking in summer. The foothills are ideal for picnics and hikes, including the challenging La Luz trail leading from the base to the peak.

Getting Around:
A personal vehicle is suggested. Albuquerque does have an extensive public transportations system that may be viewed on the city website. Coors Blvd is a major bus fare if you would like to use public transport. Uber and Lyft also operate throughout the city.
Other Things to Note:
- Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in whichever is sooner.
SPECIAL NOTES
* Pet Fee - $200 per pet. Dogs only with 25 lbs. weight limit. No other pet types allowed.
* Property has exterior cameras and a garage camera. Property has an anti-party Noise Aware device and Amazon Alexa's.
* Parking: A 2 car garage ensures your car is sheltered and locked up.
* Guests are welcome to use the designated parking spots at the end of the street, as well as the two parking spaces available in the garage. Please be advised not to park on the street and obstruct the traffic, as doing so may result in a fine from the HOA.
* The charming private fenced courtyard offers the ideal space for outdoor dining, relaxing or entertaining with patio furniture provided and shaded by trees.
* Community pool conveniently located only 30 feet from the townhouse.
* Pool is open approximately Mid/late May to mid/Late September. Pool is heated.
* Smart TV's include Netflix, and Amazon Prime video & Disney apps. You will need to bring your own logins. There are local channels available through powered antennas.
* Smoking is not permitted inside, and we advise a $250 additional cleaning fee will apply if smoking is detected inside.
House Rules:
• No local guests allowed within 50 miles of property
• Must be 25 years of age to book
• Guest must complete Check In Form to agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
• Quiet hours 9 pm to 8 am
• No Cats or other animals. Dogs Allowed for Pet fee. (See Pet fee and weight restrictions in 'Other things to Note' Section
• No smoking on property or consuming Illegal substances of any kind.
• No parties or events
• No moving furniture or appliances.
• Must obey house Occupancy Limits.
• Secure the home by locking all doors and windows anytime you leave the home
• Reservations over 30 days may require security deposit, background and credit check.
• For stays over 30 days, a monthly cleaning fee will be applied.
• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.
• Guest agrees to report any issues at home to Host immediately.
• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.
Covid and other Communicable Diseases Restrictions
• Please visit the NM Department of Health website to view any restrictions or travel advisories
• Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms.
• Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
POOL Rules
• Children MUST be accompanied by an adult in the pool area AT ALL TIMES. Please be vigilant with the whereabouts of your children at all times.
• No alcohol, tobacco or drugs allowed in the pool area.
• Guest must check pool water level to ensure water level is halfway up the Skimmer. If water is low Guest must call Host.
• No confetti of any type allowed in our home. This causes issues with the pool and hot tub and could cause them to not work for your stay.
• No drinks in the pool or hot tub. If drinks are spilt in the pool or hot tub, it will cause the pool or hot tub chemical levels to drop or rise to unsafe levels. An additional fee will be incurred If the water is to be changed for this issue.
• Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the Police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home but do not want to put our home or neighbors at risk.

We had some issues but nothing that was not addressed with the managers. They responded quickly when contacted. A couple of things, nit deal breakers but would be more convenient. All the bedrooms are on the 2nd floor with a main floor laundry so a laundry basket or 2 would have been helpful for transporting laundry up and down. There was one board game so onna down day, the game of Life got boring real fast. Kitchen was equipped but could use a few more better condition pans for cooking in. The closed off floor plan between the kitchen and living area was not the best but we made it work. And the railing going up the stairs are pretty wide. My 1 year old niece came over and stuck her head right between the spindles, didnt get stuck but still a little safety issue. Overall we had a good stay justvlittle things but not deal breakers.

Checkin process was easy. The house was clean. There was a keurig with pods, and even bottled water in the fridge! Location was great.Close to our job in Bernalillo and very convenient to restaurants and the airport. Would definitely stay her again!

The place was spacious, clean and everything we needed. I got my best sleep of this whole vacation on these beds. The neighborhood was quiet. Carl came by and checked on things. We enjoyed sitting on the patio after a long day out. The place was big enough for the kids who were getting vacation tired to get away from everyone for a while in their own space. Our only regret was we didn’t get to spend more time exploring the area.
My family and I all came to ABQ and needed a nice home to stay at. The Irvie home was very comfortable & cozy. If I had a question, I got a prompt response. The customer service/ communication was great.
We rented both the Altos and Plaza properties with 5 adults and 1 child in one property, and 3 adults in the other property. Since they were right next door to each other, it was so convenient to see each other, coordinate activities and the location was great for the places we needed to go to. The kitchen was one of the best stocked that we had rented.
Highly recommend this rental. It was well stocked and equipped with everything that you need.
The house was awesome and the location is great to Balloon fest and to the airport. We loved it!!!

Carl was the property manager/representative. Nothing but professional and prompt. Easy check-in process and he was communicating the day of arrival proactively. Additionally, there was a courtesy check-in after a day or two to ask if we needed anything. The pool is easily visible from the back porch. Also, the community pool has all sorts of floatation tubes for all family members. Nice touch. Central air helped keep the home very cool, and there are several different pillow options. The property is close to a golf course with a four-mile walk-around sidewalk. Also, there is a kids' public park next to the golf course about a mile from the property. We would stay at any of the other Irvie Home properties they offer based on our experience with Carl.
I would rent this home again. We had a family vacation for 7 and enjoyed everything about this home. The location had a beautiful view of the mountains, private patio and a pool to enjoy. The area was very quiet and peaceful. You will be missing out on a great home if you don’t stay here.
Great quite place to spend time after busy days in Albuquerque. Very clean and accommodating. Host was very responsive. Highly recommend!
We really enjoyed our stay at this property! The house was clean, comfortable and well equipped for travelers. We cooked in the kitchen and appreciated how convenient it was to have everything we needed! We had an issue with the garage door during our stay, and even though I said it wasn’t a big issue, Carl was so quick to respond and come out to take a look the next morning. I appreciate the pride they take in their property and responsiveness! Highly recommend staying here!
