River North Retreat is a split-friendly, upscale three-story townhome in East Nashville — two bedrooms, a private balcony off each, and a private garage, built for two couples, a family, or a small group who want their own space without splitting up the trip. The two top-floor suites are the point: each has its own queen bed, its own en-suite bath, and its own privatebalcony, so picking rooms is easy and no one waits in the hall for a shower. The kitchen and baths are pristine, the home is beautifully decorated, and it's stocked with the extras a group actually uses — plenty of sheets, blankets, and towels. Downstairs, an open second-floor living room pulls everyone back together for meals, a record on the turntable, crisp fall mornings with coffee, and cozy nights in. And you're three miles from Downtown — close enough to be on Broadway in a short drive or rideshare, far enough that the house stays quiet when you get home.

THINGS TO NOTE
Our nightly rate covers up to 4 guests. Additional guests (up to a max of 6) are charged at $20 per person per night. Accurate headcount must be confirmed no later than 24 hours prior to arrival. Our max occupancy is firm and we cannot accommodate groups larger than 6.

We welcome potty-trained, well-behaved dogs — up to 2 dogs per stay, $25 per dog per night. Dogs must remain on-leash at all times outside the rental. Please let us know ahead of arrival if you plan to bring pets. (More details in House Rules.)

Guests are required to sign a digital rental agreement within 48 hours of booking (or ASAP if arriving within the next 5 days). Failure to do so may lead to guest-initiated cancellation under the agreed policy.

White noise machines in each bedroom soften any hum from the nearby interstate — the same road that puts Broadway, downtown, and everywhere you want to go just minutes away.

Standard check-in is 4 PM or later, with check-out at 11 AM. Earlier check-in or later check-out may be possible for an additional fee.

We are fully permitted and abide by all local and state regulations governing short-term rentals.

📝 Rental Agreement
Please sign the digital agreement within 48 hours of booking—or right away if you’re arriving within 5 days. If it isn’t signed, your stay may be canceled as a guest-initiated cancellation under the agreed policy.

🏡 Be Thoughtful
Treat the home like it belongs to your favorite aunt and uncle. Clean up after yourself, and leave things as you found them.

🚫 No Shenanigans
No drugs, illegal activity, unregistered guests, or parties. Breaking this rule may result in immediate cancellation with no refund. Let’s not go there.

🚭 No Smoking or Vaping
Smoking or vaping is only allowed outdoors. Absolutely no lighting up indoors or in the garage.

🏘️ Be a Good Neighbor
Keep noise down after dark and save the party vibes for Broadway. Nashville's quiet hours are 11 pm to 7 am.

🐾 Be a Responsible Pet Owner
Up to 2 well-behaved, potty-trained dogs are welcome for $25 each per night—just let us know in advance. Please clean up after your pup and keep furniture pet-free unless covered with your own linens. No other animals allowed.

💁🏻‍♀️ Guests Count + Age Requirement
The primary guest must be 21+, stay the entire time, and take responsibility for the stay. Rate includes 4 guests; extras (up to 6 total) are $20/night and must be confirmed 24 hours before arrival. Max occupancy is firm at 6, and only those listed on the reservation are allowed on the property. No additional visitors for any length of time. Middle TN residents must request approval before booking or are subject to cancellation. Families and kids are welcome, but the home is not child-proofed.

Planning to decorate Please use wall-safe tape only, and remove all decorations before checkout. Any damage to walls, ceilings, or paint will be charged to the guest.

🛠️ Keep Us in the Loop
Accidents happen. Let us know right away if something breaks or gets damaged so we can take care of it quickly. We appreciate your honesty.

🧰 Maintenance and Repairs
We’ll handle repairs as quickly as possible. If something can’t be restored to livable standards (as determined by us), we’ll do our best to relocate you or refund unused nights. However, we’re not responsible for covering alternate accommodations.

We’re not responsible for accidents, injuries, illnesses, or lost items. Guests accept all risk during their stay and are liable for any damage they cause.
