Disney area 5* Villa with private pool, spa, Wi-Fi & Games in gated Aviana community

The home was beautiful and clean, but significantly lacked conveniences such as blankets/throws, bowls and utensils, beach/pool equipment, soaps, shampoos, tissues, etc. It was comfortable but very bare. When we arrived, the pool was very dirty, with debris throughout and dead insects and dirt along the bottom. We asked multiple times for someone to come clean the pool and spa, but it remained dirty and unusable during our entire stay.

Great time!

The check in process had changed weeks prior to our arrival and we were not notified of the new procedure. I called the management office (Saturday at 3:00pm) and had to leave a message that was never acknowledged. An email to management also went unanswered. I must say, they were extremely efficient when it was time to charge my card for the amount due. After contacting the emergency number provided, I was provided the “updated” check in procedure which involves downloading an app, registering it and scanning a QR code each time you want to enter the property. We stayed 8 nights and checked out this morning and still never heard from the management company. The house was generally clean but needs many improvements. The indoor lighting is terrible with many burnt bulbs and ridiculously placed ceiling fixtures. The living room sofa seems to be nearing the end of its useful life as well. The neighborhood can get very loud with music for all blasting way into the night and early morning. This rental is definitely a one and done for us, we will not return to this home or development. Oh, and by the way the back yard went on fire twice during our stay.

We had a lovely stay at this vrbo. The pool was very cold and I should’ve gotten pool heat. I contacted them on Saturday morning and didn’t hear back until Monday. I understand it’s the weekend but I thought they would at least check messages. I guess they don’t answer questions on the weekend. However the property is very nice and comfortable. And the neighborhood is also very nice and felt perfectly safe. Thank you for a great experience overall.

Lovely neighborhood, cozy home with ample space and 3 full bathrooms! Enjoyed the game room in garage for rainy days and being outside of the hustle and bustle of busy FL towns.

The property managers were responsive and friendly. Best pool and hot tub of any place we have ever stayed. The heating worked as advertised (not a given, we have learned over the years). We swam to our hearts’ content and used the converted garage-into-game-room extensively.

The house is well-equipped and has everything a family or group of friends would need for a comfortable stay, especially considering the price point. That said, some areas show noticeable wear and tear, which affects the overall experience. A few targeted upgrades would make a big difference. The living room couch feels outdated and could use replacement or refreshing. The pool was fantastic, and the pool toys were a great addition. The game room would benefit from upgrades—particularly the pool table and accessories—and the air hockey table could use updated or replacement parts. Adding a few board games would also be a nice touch for families.

Our stay was very nice. The pool heat worked well. Communication was excellent. I would not recommend this area if you want a quick jump to parksm Its very hard to get around. Quite a bit of traffic and not close to the parks. About 25 to 40 minutes on a good travel day. The resort amenities are very old and need updating. Neighborhood and people are very nice they even have a resident alligator named Old Fred.

A beautiful property in a quiet location with easy access to parks etcThe property was clean although in need of some upgrades. Towels, bedding etc were old and thread bare. Dish wear was in short supply and chipped etc. I would recommend this place to friends and family. Beds were comfortable although the smaller of the en suite rooms had the nosiest bed base ever. Pillows were awful. All in all v good

We stayed there for 11 nights. The location was perfect and the house was very clean. An issue not great was the internet and cable service. The guide would not display most of the time and channels would not load. Streaming services weren't very good either because the internet wasn't great. Thankfully, we weren't there to watch tv most of the time anyway but figured I'd give a heads up to others. The pool was nice and clean but definitely could use some new pool towels, they were pretty worn down. Overall a nice place to stay.

Nicely maintained house in a quiet neighborhood. More than enough space for our group. Loved the convenience with 4 bedrooms and 3 bathrooms. Relaxing on the patio with pool was fun as well as playing pool or air hockey in the garage game room. Had difficulty with the main tv in the living room since it would constantly lose the signal and freeze up, so we didn’t use that much. The instructions weren’t helpful since there are 3 remotes which just adds to the confusion. The guidebook doesn’t have any useful information such as a community map and things to do The posted rules all around are a little redundant and takes away from the vacation vibe. Overall we enjoyed our really comfortable stay here in Davenport with many great experiences

The house was very clean and spacious for my whole family! The pool and playroom were the favorite spots in the house! Host responded quickly and respectfully. Overall a very good experience! Would rent again!!

We loved the location of this house. No neighbors behind and decent space from side to side. It was clean, and had plenty eatra bedding and utensils in the kitchen. The house had plenty of room and space for our needs. Pool was great. We did pay for heated pool which worked great. Although the listing says hot tub, its not hot unless you pay extra for the water to be heated. Game room was great too Checking in and out was a breeze. For the cons. The air conditioning definitely needs attention. I live in the south, i understand summer time can be brutal. We arrived every afternoon after a long day out, and the house would be 83-84 degrees. It was set to 74, and still never reach that. Even early mornings would be 78. The shower drain in the master bath isnt attached, and the shower door is rigged with a rust screw and large washer that was protruding into the shower area. A tetanus shot waiting to happen. Beds aren't comfy, super saggy in the middle. GFI Outlets in the kitchen not working with the reset button missing and a spring sticking out. The internet struggled horribly if 2 tvs were running. Granted, we did not report any of these issues while we stayed. We did report one issue. The hot water stopped working. After a beach day at that. After speaking with someone, i was told the maintenance guy isnt answering. I eventually was able to figure how to re-light the gas hot water heater. The trip overall was ok. I would stay again if things got fixed.

We enjoyed our stay. We had a fun week together. The play room really was very useful & the pool.

Not far from either Orlando or Kissimmee; easy access to and from the property. Plenty of space and things to do; a great place to relax in style and fun after the hustle and bustle of the day. The property management company was easily accessible and great to work with, we would definitely stay here again.

Make sure you spend time at the house. We were in Disney and couldn't enjoy the house or each other enough.

Great place. We did find it difficult getting in and out of the Orlando area between accidents and construction. Universal was only 24 miles away but it was always more than an hour travel in each direction. I guess we didn’t anticipate the amount of traffic and only a few roads taking you in and out of the Davenport area.

Jennifer at welcome homes was a pleasure to deal with. Had no issues during our stay. place was clean and 4 bedrooms accommodated my family.

Average. Don’t believe the pool was cleaned as stated. BBQ is in very poor condition, we didn’t use it as it appears to be a fire risk. Patio umbrella doesn’t work, and pool furniture needs to be refurbished.

One reason we picked this property because of the pool and hot tub. Unfortunately they weren't working.. The management company did all they could to get it fixed, which was after our stay.

Everything was great if I had any suggestions, it would be a new mattress for the front bedroom but other than that we really enjoyed the house and ourselves for the day.

Very nice home. Clean. Only suggestion I would have is would of been nice to have some hand soap and some more paper products.

The house was very nice, very clean. Well taken care of. The mattress in the main bedroom was very hard. The mattress day in the bedroom right off the kitchen. Squeaked, every time you moved in the bed.It was very hard to go to sleep.

We liked the house, we did have a few issues with the gate scanner to open and also the internet was not working for a lot of our stay. Overall it was very nice, met our family's needs and would recommend to others.

Easy check in and a fun stay for a halfway point between many Florida destinations we had planned to check out.

The home was nice. The pool filter was not working while there, communication with manager was good. The Internet was in and out all the days. Game room was great! Family enjoyed our stay.

Hi, the villa was very good and super clean! Exept for the small snake that we found in one of the room the rest was perfect! The bad side are outside, the chair are dirty ( should be clean at washer presure) and the BBQ?? The bbq , What can I say, unusable, it's not safe to cook on that and the tank was empty!!! I know you told me to refill the botle or you can rent me one but on Vrbo it's written there is a bbq and I think that's false info! It was suppose to be included ! Thank
