The resort is a popular destination for outdoor enthusiasts, offering a wide range of activities including golfing, hiking, biking, fishing, boating, and off-road adventures. The Sand Hollow Golf Course is a championship course that was named the #1 course in Utah by Golf Digest. The course features 18 holes, stunning views, and challenging terrain that will challenge even the most experienced golfers.
Amenities include pools gym trails and a common area.
A car is needed to get around. Bikes would be a blast!
STR Tenant Agreement
By submitting payment you, the guest, are agreeing to adhere to the following terms consisting of policies, rules, and regulations for the related Rental Property. Southern Utah Luxury, Inc. is referred to in this document as SULUX. Community policies, rules, and regulations posted throughout the property and community are also incorporated into this agreement set forth by Southern Utah Luxury, Inc.
Access:
Property access codes are sent in the Welcome Letter via booking channel or email 72 hours before check in.
Garage Remotes and Pool Fobs (if applicable) are located in the main area of the Rental Property. If the Garage Remote or Pool Fob are lost, a $150.00 replacement fee will be charged for each.
For assistance call Customer Service.. After Hours Emergency Assistance is available by voice call only. Text messaging may go unnoticed during off hours. Please call twice if needed.
Access Troubleshooting: Check the address to confirm you are at the correct location. (Communities may have the same house number on multiple streets.) Turning the deadbolt may be required after entering the door code. A red light indicates wrong code. If a wrong code is entered three times, the deadbolt will lock the user out for 5 minutes.
Check-in/Out: Check-in time is 4:00 PM. Check-out time is 10:00 AM for Large Rental Properties and 11:00 AM for Small to Midsize (See Welcome Letter and Fridge decal for details). If the guest would like an exception to these times, please text Customer Service..
Late Check-Out Fee: If the guest and/or anyone within their party is still on the premises after the check-out time without prior authorization, the guest will be charged an additional $25 every half hour.
Maximum Occupancy: Occupancy is limited to the amount of people posted on the listing. The guest on file is responsible for all actions of members of their party, including guests of the guest. Large parties may be charged additional cleaning if the property is not left in good shape.
Accidents, Injuries, Illness, or Loss: This unit is privately owned – the Owners and/or SULUX are not responsible for any accidents, injuries, or illnesses that occur in or on the complex common grounds. Signs may be posted for your safety and it is the guest’s responsibility to read and apply any cautionary rules/regulations posted in or around the property. By accepting this reservation, it is agreed that all guests or any others joining the guests are expressly assuming the risk of any harm and/or loss arising from their use of the premises. HOST’S LIABILITY. The Guest and any of their guests hereby indentify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired. ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
Lost and Found: The Owners and/or SULUX are not responsible for personal belongings or guest valuables left at the property. All perishable items will be discarded. Non-perishable items, if found, are placed in lost and found for 30 days. SULUX will make reasonable efforts to return guest items upon request. Guests are responsible for pre-paying shipping and handling fees, which include $25 plus the estimated postage amount. SULUX processes return shipments on Wednesdays after payment has been received. Charges may be paid via Venmo @SouthernUtahLuxury or by credit card.
Property Damage: Guests are responsible for keeping the property, including all fixtures, furnishings, and enhancements in good working order. Do not move furniture. Any large items moved will incur additional charges. Accidental Damage insurance may be purchased for a nominal fee of $49 through Southern Utah Luxury, Inc. by contacting Customer Service. This insurance covers up to $1,500 in accidental damages during the guest stay. The guest is liable for any accidental damages exceeding $1,500. Accidental Damage Insurance covers damages determined to be caused by an accident. Any abusive, malicious, intentional damage or missing items from the property or its contents will be the sole responsibility of the guest and not covered by this insurance.
Security Deposit: The Authorization Hold (also known as a Pre-Auth) acts as a security deposit to cover damages and/or additional expenses that may be incurred during the guest stay. The Pre Authorization hold requires recording a card on file and is a necessary requirement in securing your booking. Please visit your “Guest Portal” found in your welcome letter prior to check-in so that your check-in may remain in "self check-in" mode, otherwise you may be required to visit our local office prior to check-in. If no card has been secured, you will receive a “Payment Fail” email 6 hours prior to check-in. The preauthorization hold is $200 for Small Rental Properties and $500 For Large Rental Properties. The amount is held 1 day prior to check-out and will be released 7 days after the hold. During that time, SULUX may capture an amount if the guest is found responsible for damages. A breakdown of charges will be sent to the guest prior to charge/capture. 7 days after the hold is placed if no capture is made or a partial capture has been made, the funds or remaining funds will be released
Local/State Laws: All local, state, and federal laws must be adhered to including but not limited to prohibited use of drugs and related paraphernalia, guns and weapons, etc. If these types of items are found after departure SULUX will contact the police department for removal/disposal. ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
USE OF PREMISES:The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity. The guest does not have the right to sublet the Premises.
Community Rules: Community rules are posted on signs throughout the area. All communities enforce a noise ordinance and parking regulations. Guests are expected to obey posted rules throughout the community.
Pool/Spa Warning: Tampering with pool equipment will result in a $250 fine plus cost to repair any damages. The temperature should not be adjusted by the guest and may result in a gas usage/heating charge of $35 dollars a day. Pools are kept at 80 degrees in the winter. Spas are kept at 102- 104 degrees year round. DO NOT EXCEED 104 DEGREES DUE TO THE RISK OF GUEST INJURY. SULUX will not give credits for sand in pool caused by windstorms or for hot pools in summer months. Please close the cover when not in use to keep pools cool. In the late summer keep cover off when there is no wind. Pools/Spas are serviced professionally twice a week. Wrongful use and/or neglect of pools and spas will incur additional fines. Guests may pay a $300 charge to have the spa drained and refilled prior to their stay. Refills take 24 hours to reach the desired spa temperature. Roof/deck spas require a technician to enter the property. The technican will ring the bell and knock twice before entering.
Parking: Guests are to use the garage and driveway to park their vehicles, then use the community spaces around the property as available.
Vehicles: If any guest or guest company vehicles leak anything, such as but not limited to, oil and transmission fluid, and it is larger than 3 inches across, the guest will be charged $75 for regular or a $325 for large or multiple oil spot removal pressure washing.
Pets: Owners reserve the right to reject pets. All pets must be approved and registered through SULUX. A flat pet fee of $250 will be added to your reservation if owners approve of pets. These funds cover carpet and deep cleaning after check-out. Failure to report any pet shall result in a $500 fine. Pets are to be leashed & immediately cleaned up after.
Smoking and/or Vaping: Smoking and/or vaping is prohibited within 25 feet of property. There is a $500 fine for smoking in or around the premises of the property and the community (if applicable). Any smoking or vaping paraphernalia found in or around the property will be interpreted as a violation of this policy and the noted charge will apply. Additional cleaning fees may be charged.
