This was my first time booking and this place really exceeded my expectations. The hosts were reliable and answered any questions i had in a timely manner. Getting through the security gate was not a problem. This place was clean and had everything you need to keep a family or group of friends entertained. The place was exactly as shown in the photos. This is a great place if you have kids, my kids really loved the place. The home has a very comfortable setting that makes you feel as if your at home. Guest Access:

● You are welcome to access the stream at your own risk. Do not allow children near the stream without adult supervision.

● Self-check-in with keyless entry - Access code will be sent out once the rental agreement is signed

● Early check-in and late check-out may be accommodated with a fee of $75 each. Please contact us to see if we can accommodate your request. Payment will only be collected once we confirm that your request can be accommodated.

● Late check-out without our approval will be subject to a penalty of up to $500

Getting Around:

● Drive, bike, or walk within the community. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.

● We strongly recommend that you travel in an AWD/4WD vehicle. We are located in the mountains and roads tend to be sloped and can get very icy.

● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.

● This property can accommodate up to 10 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit.



DOG FEE:

● $75 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed.



● Indian Mountain Lake is a gated community. You will be sent a link to the registration form. All guests names must be noted on the form. Additional community fees and access are as follows:



REGISTRATION:

● $62.40 registration fee per group - This is included in the booking total

● Registration and/or bookings finalized within 3 days of arrival will include a $78 community processing charge, in accordance with community policy. This charge will be collected separately through the booking platform.



OPTIONAL community amenities wristbands: (seasonal)

● $10 per person per wristband + 4% processing fee

● Please make sure to advise how many wristbands will be purchased, the community doesn't allow last-minute requests for wristbands

● Wristband fees will be collected separately through the booking platform after the reservation is confirmed.

● Wristbands are valid for the entire stay and will give you access to all the community amenities

● Children 5 and under are not required to wear a wristband

● Access to the Indian Mountain Lake community amenities (such as the pool, lake, beach, etc.) is managed by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.

● Please note, these fees are not set by us as hosts. They are established by the community and apply to all guests. These charges help cover the costs of operating and maintaining the many great amenities and facilities available during your stay.



● Wander Home welcomes guests with fully verified profiles. Please upload your government-issued ID and payment method in your account settings, as well as send us a photo of your ID.

● Eligible refunds are subject to a 6% processing fee.

● A damage waiver fee ($40) is included for all reservations.

● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.

● Trash collection occurs every Tuesday.

● When drought, weather or other conditions present an unusual fire risk, a burn ban may be imposed by the community without prior notice.

● NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Dollar General, Square One Markets, CVS, Hazle Park Groceries.

● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank
