WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-This is not a pet-friendly home.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-This unit provides cable television.
-There are 2 remote-controlled AC mini splits, one in the main living area and one in the primary bedroom.
-The main-level and lower-level fireplaces are gas. Wood is not needed.
-This unit has a propane grill; propane is supplied.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway:
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing a staircase.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
-You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

Disclosures
-A signed rental agreement is required for all reservations
-Some of our homes are equipped with exterior cameras for security purposes. This home has a ring camera outside the front door.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

    This property was clean, had awesome cabin decor, spacious, and right on the slopes. We cooked at night and got in our own private hot tub. My kids had so much space to themselves and still had a great family room to all hang out in. And the big mudroom made it so easy to leave all of our ski stuff right there. Thank you!

    Very clean, comfortable beautiful home for 3 couples to have privacy and kids to have their own space. The layout makes it possible for early risers to make their coffee etc. without waking others. My favorite features were the large dining tables both in and out with room for 10 to be seated together for our meals which we could serve using a very adequate choice of dishes and utensils; also the comfort and privacy of the seating around the fire pit for morning coffee and the hot tub's private location in back. Bretton Woods Vacations was very efficient and informative and accessible.

    We stayed at CR1 with two families - 5 adults and 2 children and the house was just perfect for us. The common area on the main floor was accommodating, and the large dining table allowed us all to eat together without feeling crowded. The separate family area downstairs was nice to allow some separation if someone wanted some quiet time, or just having 2 separate common areas was really nice. The furnishings were high end and comfortable. We cooked in a few nights during our stay and the kitchen was well equipped. Everyone enjoyed the hot tub, and the large deck. We had a few small issues, and maintenance was very responsive and very nice. All in I would highly recommend Bretton Woods Vactions to rent from, and we loved this particular unit.

    Nothing better than renting a home and making favorable family memories. The house is huge with plenty of living space, well equipped kitchen and a small amount of spices and condiments. We used the hot tub every night, roasted marshmallows over the fire, cooked delicious meals on the stove. We hiked, swam, road UTVs, shopped for candy at Chutters and more. Everything was within a 40 minute drive to the hustle and bustle but returned to a quiet and serene neighborhood (our preference). My family, 6 adults and a two year old didn't want to leave.

Bretton Woods Vacation allowed us to see this property before we booked it last year, so we knew exactly what to expect. The communications via email and text were always professional.     My husband and I were celebrating our anniversary and spent a few days hiking in the area. This was a great place to stay. It was bigger than we needed for the two of us, but it had all the amenities we needed. There were a few small issues after check-in but they were addressed promptly by management. I actually liked that we had a number to text if there was a problem because I feel like that's easiest for everyone these days. Place was immaculately clean and bed was comfortable. Hot tub and gas fireplaces kept us warm. Kitchen was huge and was well stocked. We only wish we could have stayed longer.
