Kips mountain getaway has been my favorite place to bring my family in all our years of coming to the mountains. We have 3 kids, 9,7,3 and they had so much fun the entire time. The home was immaculate and had everything we needed. The hot tub was so heavenly on our cold evenings. The game room was spectacular! Very safe neighborhood. Kitchen had all appliances, tools needed We hope next year to rebook!!!!

We had an awesome stay! The place was very clean, and the kids absolutely loved it. We all had a great time as a family celebrating Thanksgiving together. Highly recommend!

We had a wonderful stay at this beautiful cabin! It was clean, cozy, and very well equipped with everything we needed for a comfortable getaway. The decor and surroundings made it feel like a true retreat, and the amenities added to the relaxing experience.Our group really enjoyed the peaceful atmosphere and thoughtful touches throughout the cabin. The only downside was that early check-in or late checkout wasn’t available, which would have made the stay even more convenient.That said, everything else was excellent, and we would definitely recommend this cabin to anyone looking for a quiet and scenic place to unwind. We’d be happy to return!

Prior to arrival, I emphasized not wanting to drive a steep road to the house and the company said it wasn't steep. When you arrive to an arrow and squiggly line, most understand that is a steep road with big curves. I wasn't thrilled about that since it was only me and my child. However, I'm a huge scaredy cat about roads like that and many people would likely not take issue with it. The only other complaint would be the ac worked but the house never felt refreshingly cool, not even in the basement and the mattress pad had me waking up at 3:30am sweating. The good: felt very cozy, totally awesome, huge, screened porch, fun games with bonus arcade which was a nice surprise, mostly clean aside from a few dust cobweb issues, great master bath, nice, comfy, fabric couch in den, beautiful kitchen (though don't prefer bottom freezer). Overall, son and I enjoyed it very much and felt safe aside from steep road and the lock not working between the garage door and basement den. At one point company said, based on my questions that I'd probably be better at a hotel. I'd never gotten that response from a vacation rental place and we've rented many beach and mountain homes. I almost didn't rent because of that, but pickings were slim. I'd advise them not to respond to potential guests that way in the future. However, most other interactions were pleasant. I would only return if my husband drove and they no longer used the sweaty type mattress pads, but I'd certainly rec. to others.

We loved the house and all of its amenities! It’s spacious but cozy. The hot tub worked perfectly and was a nice end of the day activity to relax. The kitchen is adorable and well-outfitted. The only suggestion might have been if the porches had been wiped down for easier use-but totally understandable during pollen season. Will definitely choose to stay here again.

This place was amazing!! We came here to celebrate my best friend’s 30th birthday and it was the perfect spot for a relaxing weekend away. Everything was so cozy and there were plenty of places for everyone to hangout together. The hot tub and the fire pit were the perfect touch!We never got the chance to use the game room, but I wish we had!There are a ton of wineries within 25ish minutes from the property, so we did our own wine trail and it was so much fun. There’s also a Cat Cafe (Aristocat Cafe) that we stopped at so we could have coffee and hang out with some kitties. It was the perfect location for her celebration and we would love to stay here again in the future!!

This was our 6th year at Massanutten. Kips was one of our favorite houses so far. It was clean, well stocked, comfortable, spacious and the location was excellent. We were skeptical of staying near the bottom but it turned out to be favorable compared to staying closer to the lodge.

The house was beautiful and spacious. The rooms were nice size. Definitely the cabin style feel I was looking for.

My friends and I thoroughly enjoyed our time at this beautiful cabin! Being able to spend time in the home with the fire pit, hot tub, and games in the garage, as well as with the amenities of the resort, made this stay so great. For catching up with friends that we haven’t seen in years, this was a perfect place to reunite!

It was a beautiful house. We had a relaxing weekend drinking coffee in the mornings on the porches while being close enough to the state park to hike during the day.

Rented the property with a large family and friends group and the house was immaculate. Check in, check out and all communications were top notch. We felt at home and the house had all the necessary supplies. The lower level of the house is fun place for games and the queen bunk bed room was the highlight for the kids.

This house is wonderful. This is the second (but not last) time we've stayed here. This home is located in a quiet, peaceful neighborhood so you can easily relax. The kitchen has everything you'll need. And the dining room table is big enough for 10 people. The family room is spacious and has plenty of comfortable seating for the entire group. The hot tub was a very welcome treat at the end of the day. All of the bedrooms had at least queen sized beds. The management team (VPMS) is professional, quickly responsive to any questions and a pleasure to deal with.
