Cozy Family Friendly was just that. Everything you could need was provided. The sun room is an excellent space we thoroughly enjoyed. deck was enjoyable for that morning coffee while enjoying sunrise. AC in downstairs bedroom and upstairs loft was sufficient with box fans moving the air throughout the cabin. Location was great for whichever direction you are lead for your mountain getaway. Communications with Megan was great. A+++ recommended.

Nice cozy house. Good location. Enjoyed the sun room in the morning for the sunrise and breakfast and in the evening for cards and conversation. The hostess was easy to work with. We appreciated the nightlights she provided in hallway and bathrooms.

Our niece, her husband, and their 18-month-old daughter joined us for 5 nights. They are serious hikers and wanted to be near some serious hiking trails. The house was easy to find, far enough from the main road that we heard no traffic noise and close enough to the main road that we could be out and around in short order. The view from the house was even better than the VRBO photos. We spent most of our house time on the sun porch. The den was comfortable but it was hard to beat the view from the sun porch. The kitchen was well stocked, and we cooked breakfast and dinner for 5 days. The fridge was roomy and the stove, microwave and coffee maker worked flawlessly. We had more cooking utensils, pots, pans, and dishes than we knew what to do with. The beds were very comfortable and the bathrooms had large, fluffy towels. The host has a warning sign that the hot water is very hot. She's not kidding, so be careful. We ran several loads of clothes in the washer and dryer and never had a problem.Cellular service is a bit spotty in this area, so we're thankful that the house WiFi kept up with 4 adults during the time we were in the house.Travel time to Boone, Blowing Rock, Grandfather Mountain, Linville Falls, and other attractions is in the 20 to 40 minute range. Our host answered our infrequent messages within 10 minutes. I don't think I've ever experienced a more responsive host. I highly recommend this property.

Very hot the time we were there and took a while to get house cooled down. Would have been nice if AC and fans were turned on prior to our arrival. Other than the heat, all was well.

The highlight of this home is the sunroom and its view of the valley. The Perch is clean and comfortable. It's also convenient to the Blue Ridge Parkway. My spouse and I spent most of our days driving along the Parkway and hiking on trails. We also drove down to hike Table Rock. The Perch is a great place to stay for mountain adventures!

It was a lovely stay for our family. The upstairs was a great set up for the kids and appreciate all the various things for them to do (ex: board games, coloring, madlibs). Nice big yard they loved running around in and rolling down, too. The sunroom was the best part of the house, and where everyone spent much of their time. The view was beautiful. Upper patio was a lovely spot to eat at and spend time. Kitchen had everything we needed to make a few meals in the house. Staying in August, it did get a little warm at times in the house without AC, but opening the windows and fans helped. It was a a great location for Linville Falls, Linville Caverns, and a short drive to Upper Creek Falls, and Table Rock. The hosts were extremely kind, responsive, and helpful.

We thoroughly enjoyed our stay at this beautiful house. There are wonderful views of the mountains and it is peaceful to wake up to the sunrise behind the mountains. The property was very clean and nicely decorated. The hosts were communicative and had great suggestions for hikes, leisure, food, etc!

Our family enjoyed staying here. The house is exactly as in the pictures. The view is beautiful and you can enjoy it from the screened patio or outside porch. The house is well equipped with everything you might possibly need. It is so peaceful and quiet here , a true retreat! Linville falls and caverns are minutes away. The winery across the street is phenomenal. We would definitely come back.

What a gem of a place! This home was just perfect for a weekend away with friends. Easy to access, great location for the hiking we were doing over the weekend and It came equipped with everything we needed, including shampoo, conditioner, body wash, hair dryer, spices, etc. I loved the nice touch of the essential oils with a diffuser and The 11:00 check out was just what I needed. The icing on the cake was the view! Wow!
