Less than 6 miles to Upperville Horse Show and ~1 hour from Washington DC. Weekends fill up fast.
The space
Every detail of your comfort has been considered to make your weekend, week or month as lovely as you dreamed. All the amenities needed for the feel of a luxury home while being charming and cozy. This 3 bedroom cottage has been newly renovated. King size beds are in 2 of the bedrooms. The third bedroom has a twin XL trundle bed with an additional twin XL pull out, creating a third king size bed. Comfortably sleeps 6, with availability of the couch for 1-2 people if needed. All mattresses and pillows are covered with allergen/pest free zippered protectors.
Our home is strictly non-smoking but feel free to step outside away from open doors and windows if necessary. No cigarette butts in the yard, please.
The property sits on 10 acres with a beautiful view of woods, stables and open grass pastures filled with our cows and chickens, plus other wildlife such as deer, turkeys, birds, groundhogs and horses who may come to stay. The front porch and back patio have seating areas to enjoy fresh air and nighttime stargazing. ***If you are in town with a horse and need to pasture or open stable board while in town, please contact us in advance.***
Brand new kitchen features a complete set of pots and pans, baking sheets, toaster oven, blender, crock pot, knife set, dishes, wine glasses for inside and as well as shatter proof glasses for the outside . Cooking spray, sugar and spices are provided making whipping up a meal easy and fun. Table seats 6, and opens to fit 8 (ask host for directions on how to open the table if extra seats are needed). There are extra chairs hanging in the laundry room. We have a ninja coffee maker with coffee pods. It also makes drip coffee, so if you have a favorite ground coffee feel free to bring it along. We supply filters, sugar, and creamer.

We will do our best to assist and accommodate you. Only the number of guests listed on the reservation are allowed on the property. Please contact host in advance if additional guests are needed.
Enjoy games, books, and or watching movies from the small DVD collection. Three TVs use the Roku platform and come equipped with all the standard streaming platforms and more. Another smaller TV in the third bedroom has a DVD player attached. We do not have cable, but our Wifi signal is very good. However, we are in the country and it occasionally buffers. This is infrequent unless we have a terrible storm in the area. Typical computer/business work is not an issue but lengthy zoom calls may be problematic. This said, zoom calls have been done successfully in the past.
Washer/Dryer, iron, steamer and ironing board are available in the laundry/mud room.
Guest access
Entire home is available to guests with self check-in via key pad. The code will be sent by the 3pm check-in time. Check out is 11am. We follow enhanced cleaning and sanitation guidelines including sanitizing frequently touched surfaces after each stay. This takes additional time so we may not able to offer late check outs or early check-ins at this time.
Minimum Age 25: All Reservations must be booked by and accompanied by an adult who is 25 years of age or older. Valid photo I.D. may be required at the time of booking.
There is ample parking for large or small vehicles. If you require parking for larger tow vehicles, please reach out to discuss the best place to park. Please do not park on the grass!
PET POLICY:
Although we love animals, we do not permit pets in the cottage so that guests with allergies can book with confidence. Additionally, the owner has allergies herself, making this policy strictly necessary. Thank you for your understanding.
Other things to note
*Please note some outdoor projects are still in progress. We strive to perform all projects outside of guest stays but occasionally may need to be nearby. However, we always endeavor to limit intrusions to our valued guests.
**The cottage is approximately 1.7 miles down a gravel road. Horses prefer gravel/dirt roads to blacktop/pavement.
There is another home on the other side of the property. In a few months it will also be available for short term rental so if you are in need of a space for a larger get together or event, keep us in mind! In the meantime, the owners will be there doing inside/outside renovations, caring for the farm, chickens, cows and attending gardens. Your stay will not be compromised and if you need anything simply reach out.
***If you are coming in from out of town and would like some basic food supplies please contact us and we may be able to arrange a grocery run for you at a small fee.
If commercial photography or video is planned while on property please contact owners in advance for permission/discussion.
