Therefore, be advised that our cancellation policy, in-house policies, and procedures may differ from VRBO. All guests will receive our Guest License Agreement that outlines our policies and procedures and are asked to initial and e-sign before receiving their rental information (address and access code). We ask that you please read our policies as we will adhere to them once you've booked your reservation with us (even when booking through a 3rd party entity).

The fine print, what to expect: Our cabins include basic cable, satellite or streaming television, basic cooking utensils, propane gas grill (propane provided), washer and dryer (if applicable- please look at the amenities), towels and bed linens for guest use along with heating for winter. Our homes come equipped with either a drip or Keurig coffee maker. *Linens and bath towels *Extra blankets and bedding *Spa towels for properties with spas/hot tubs. While our kitchens are fully equipped with glassware/cookware/utensils/dishes, etc. this does not ensure that all homes will have a blender, crock pot, spices, coffee, or condiments. Please call ahead to confirm if items such as these are available. If not, we ask that you bring your own. Basic toiletries in the Master bathroom only are: *One (1) travel-sized each of shampoo, conditioner, lotion, disposable toothbrush, toothpaste, bar soap, and facial bar soap, *three (3) rolls of toilet paper; one (1) on the holder and two (2) stored in the bathroom. Basic toiletries in all additional bathrooms (if applicable) are: *three (3) rolls of toilet paper; one (1) on the holder and two (2) stored in the bathroom, *one (1) travel-sized bar soap and/or facial soap, *one (1) hairdryer in the home. Basic supplies in the home: *five (5) All-Clear laundry pods, *dish detergent in pod or liquid form (quantities may vary and/or be limited), and three (3) Lemi Shine rinse agent in single-use cups (for homes with dishwashers), *liquid dish soap in (at minimum) a partial container (may only be in homes without dishwashers- check amenities to ensure the home you booked has a dishwasher), *two to three (2-3) rolls of paper towels, *two (2) trash liners in each waste basket; one (1) prepared in a basket and at least one (1) in the bottom or under the sink. We encourage guests to please be mindful of the supplies we provide and always bring extras as housekeeping does not deliver more than what is required to be left in the homes. We highly encourage guests to be prepared with access to chains and/or 4-wheel drive in winter months. Firewood is not provided for homes with wood burning fireplaces.

    The house was spacious, but there were a few things we didn’t like. One of the bedrooms on the first floor had a carpet that smelled like urine. The second bedroom on the first floor had a bed that was way too soft—you sink in completely, making it uncomfortable and hard to sleep. Everything looks a bit old and has a particular smell, like something that’s been closed up for a long time. We decided to all sleep upstairs instead. The house does have everything you need, and we did like that. It’s roomy and well-lit overall. I especially loved the fireplace—it made the place feel cozy and warm.

    Enjoyed staying at this property. Was conveniently located near great hiking and a very short trip into town. Easy kitchen to cook in and nice grill on the porch. Had good wifi.

    After a fair number of trips to Ruidoso, this is our poorest lodging experience there to date.Apple maps does not take you to the correct house based on the address given (Google does). They do give driving directions, but many of the roads in the neighborhood were closed for construction. We had to drive around until we recognized the house. Not the fault of the property managers, so this has no impact on my rating.Some of the issues we encountered;-Cheetos on the floor-Hairs on the master bed (black hairs on white sheets should have been seen by housekeeping)-Pet urine smell -Master toilet seat would not stay up (guys had to hold it open to urinate)-Patio table (there's a metal one not shown in the pics) cushions were stashed in a bedroom closet (did not find them until our last day)-Oven does not hold the correct temperature (took nearly an hour to cook canned biscuits!) -Kitchen cookware in poor condition-Dishwasher not useable due to placement next to oven (door only opens about half way; it needs to be removed as an amenity)-Deck has been floored in vinyl plank (not shown in pictures), which gets very slick when wet (and, it's already coming apart)-Glass shower door fell off track (was not properly assembled, and could have caused injury!!)Nobody's fault, but road construction was taking place from 7-7 each day, so the deck was not very useful (the reason we picked this property!). We will avoid this property manager in the future....

    We loved our stay at the cabin and the location was amazing too! The cabin is very big, each room is great too, so I can totally see three couples renting it and no one being upset with the bedroom. All beds are very comfy! I loved the couch, the reclining seats were beyond enjoyable! I loved the porch and watching the sunset too ! The location is great, it was very quiet, so much wild life and yet 5-10 mins from everywhere we went. The cabin didn’t appear to be affected by fire or flushing as well. The only thing I wish was improved - more large plates and salad/soup bowls. There definitely was not enough. Also on the pictures it seemed the cabin was more secluded from other cabins around: that was not the case. There are cabins all over , yes there is space in between so you feel private enough, yet not private enough for your dog to run around while you grill outside let’s say. Yet there doesn’t seem to be cabins with more space in Ruidoso, all cabins are either on taht distance from each other or standing right next door, so I think we got a good deal here. Was still pretty private. If you want to get a good sound of land to yourself only, Alto is probably a better location. To wrap- the place is awesome, views were great, the stay was amazing and I miss it already! Thank you!
