Amazing three bedroom two bath home only 20 miles from Annapolis! You will be a quick walk away from the Chesapeake Bay in the wonderful Franklin Manor neighborhood. Watch the sunset over the beautiful Chesapeake Bay. This neighborhood hosts two fishing piers, a swim platform, a playground, baseball diamond, volleyball field, picnic pavilion, and a mile long Bay-front park. The home is equipped with 2 full bathrooms and plenty of room to entertain. When you are hungry, you can cook in the kitchen, grill out on the back deck, or check out one of the many local restaurants such as the Happy Harbor Restaurant, who has wonderful crab cakes! Franklin Manor has developed into a community of nearly 600 houses, located on a scenic peninsula of Chesapeake Bay near Herring Bay. The location brings together a variety of different cultural aspects of the Bay, including fishing, agriculture, and residential uses.
With the house being 1 block from the bay, the Sulphur smell in the water is still present. We've added a water filtration system to combat the issue but we're still looking for options to completely remove the Sulphur smell.
Let me start off with - I am the type of person who does not like to complain because I don’t like to mess with how people earn a living. But this stay was the worst and I have to say something. I think the only PRO about this property, is that it is close to a beautiful dock. Which isn’t even part of the house! CONS: The listing mentions that the water has a sulfur smell, but does not mention how STRONG the smell is. It is repulsive. Most of us did not shower the entire time because of the smell. We had to buy water to brush our teeth and take bird baths to prevent us from gagging. ALL the outlets in the kitchen did not work. We reached out to the property management company about it, they said they “just had it fixed” and would send out an electrician the next morning. Take a wild guess if that happened. NOPE. So we had to move everything to the living room to use anything. When we went to go cook food, to our surprise the pots/pans/plates were dirty! They don’t mention is that they rent out the upstairs, so there were other people there. Which defeats the purpose of renting a house! The house did not look like it had been checked on in weeks-the trash cans were overflowing when we arrived, the pillows had animal hair on them-smelled disgusting, the master shower had a pre-used soap bar, window screens were broken and had build up of spiderwebs, leaves, dirt. The guest bath sink barely trickled out and was leaking underneath. This was the worst experience ever.
House was nice for such an older home, however it could have a been little cleaner. Granddaughter found a vape and contact solution in the kid room. Open food left in cabinet AND none of the outlets worked in the kitchen. Oh and we awoke to an alarm of some kind at 6:30. I think it was the smoke detector but it stopped and there was no sign of smoke. Weird.
We enjoyed relaxing and looking out at the water. Chilly but still nice to walk down to the waterfront park. Santa came by on the fire truck one evening such a charming community.

Overall we enjoyed our stay. Quiet area and clean house. Tye house is charming with beach decor. Comfortable beds but the extra advertised pull out couches were not acceptable for sleeping and without extra bedding to set up. Perhaps a mattress.topper can remedy that. The ocean front is beautiful however not inviting as swimmers. The local swim area was gross muddy with water bugs galore. This season there were a lot of jellyfish ( aug) so even while on a boat, very cautious near the water. The lighting was poor with many outlets not working and many light fixtures missing light bulbs. The water has a strong pungent sulfer smell and with low pressure. The water is drinkable and does not have an unusual taste. It made showering/ teeth brushing less pleasant. There were ants in the kitchen area. Ant traps were set up but were not effective at all. Having stayed nearly a week, would have been helpful to have access to basic cleaning supplies. We were taken aback to find out that the property has 2 seperate rentals- the house is divided as a ranch and upstairs apartment. During our stay there were renters in the apartment - sharing backyard and driveway. People coming and going impeded on our sense of privacy.
Home is exactly as described. Great location to water and small park. Nice outdoor deck and home was clean. Enjoyed our visit!
Location was great for children- playground, pier, and walking distance within walking distance. Space was just what we needed EXCEPT it is advertised as three queen beds and upon arrival one bedroom only had a twin. NOT ideal at all- thankful there was a futon for adult and child to sleep on, but that out a real damper on family time in the living area the entire evening. Microwave didn’t turn on, no Wi-Fi access was provided, and washer wouldn’t move past first stage of the cycle. I hate leaving bad reviews, but we attempted to contact owner twice about these (likely easy to fix) issues with absolutely no response. There is also not a grocery store close by, so be sure to get all you need before getting in.
Good location, clean house. As described except for the one bedroom that didn’t have a double bed as listed, instead it had bunk beds with only one mattress. Luckily we were able to shuffle although the sleeping accommodations weren’t ideal.
Nice walking area, deck for BBQs, great area for fishing off the docks, private deviled beaches. Owners were very quick to respond to questions or needs.
The Good: Water view from front stoop. Flat easy biking neighborhood. (Everyone waves Hi here!) Beautiful easy walk to the Bay, piers, playground. Loved spending loads of time outside there watching birds and relaxing by the water. Great food nearby: west river pit bbq, ketch 22, sandy pony donuts, old stein inn. All outdoor seating and excellent food! Easy self entry check in and easy check out. Slept well on beds and home easily temperature controlled. Bedrooms large and ample parking. Could be better: As others mentioned, sulfer water and damp marsh air, spiders/sprickets to be expected in this region and did detract from rating 5 stars. Home is older and a bit worn. Royal Farms sells ample water so we bought a gallon for drinking and tooth brushing which did the trick. Quick showers with strongly scented soap helped combat some of the sulfer smell. Brought me back to camping days and summers at Grandmas house. We had to open up windows and air the house out a bit to reduce the damp and sulfer odor when we arrived. Perhaps the home had been closed up for a bit. We needed a place close to the West River UMC camp and this was absolutely perfect location for our needs! Thank you!
GOOD- quiet area- close to the bay-near a small shopping center- easy to get in and out- very few eating places but good. BAD- Very little silverware/cookware/dishes(dirty in cupboard)- washer and dryer not working good- very little hot water, could not take a good shower- bugs like ants and spiders in house- upgrade of remodel by owner was so-so with poor up keep- livingroom furniture poor and lacking for more then four adults- lack of able to use TV and/or direction of how to use TV
