Welcome to Dutton Mill Farm ! A quiet horse farm set in West Chester area . Our completely renovated 1 bedroom barn apartment has everything one could want in a quiet respite . Old barn timbers accent the vaulted ceilings and large shed dormer window overlooking the great room . Cook in the welcoming kitchen with granite countertops or grill outside on the small patio. Relax on the overstuffed couch watching premium cable or lounge outside with a glass of wine enjoying the sunset or barn views .
In the bedroom a Queen size bed with organic cotton sheets and a walk in closet . We offer premium cable and high speed internet /WiFi .
Also the farm is supported by a back up full generator . Use of a washer and dryer is offered in a separate room attached to the barn . Parking is next to the apartment .
Please no smoking on the property , we are a horse farm and please do not enter the barn with permission .and please no pictures without permission as well . Unfortunately we just recently had a guest who had a bridal function on our property without permission so I must stress that no events or large gatherings are allowed .
We had a great stay at the barn apartment over Christmas holidays. Beautiful location and area which we used as a hub to visit family. Anne and Christian were great hosts and we hope to return again
Nice barn house inside an equestrian property. Friendly owner who lives in the main house. Beautiful dogs and horses. Spectacular yard and neighborhood. We will be back for our future stays in the Philadelphia area.
Host Christian greeted us warmly as we arrived. The accommodations are spacious and well-appointed. The setting is idyllic - quiet and secluded while at the same time close enough to amenities along the West Chester Pike. And the Brandywine River Museum was only about a 20 minute drive. Thoroughly enjoyed our stay.

Clean, comfortable apartment attached to a horse barn; exactly as depicted in photos. Everything that we needed was there, and Ann was efficient and kind. I wish we’d had time to learn more about the place whilst we were there but we were too busy elsewhere. The host’s dogs are large, very gentle and charmed my teen.
Such a beautiful, peaceful relaxing location. I was there for my Birthday, because I wanted a very nice serene, cozy clean place to stay. I was not disappointed at all. I had a wonderful stay. We have stayed in many VRBO’s and this was the first time the owner checked in with us regarding our travels and safe arrival. Everything was wonderful during the stay. The owner gave us a tour of the property and how the history of the property was being maintained while being upgraded. While it is totally private, you feel you are staying in a home where the owners take great pride in their home and the quality of your stay. If we are back in the area, there is no where else we would want to stay. Incredible place - incredible people!
The property is nice, but my wife and I felt that the listing is misleading for a few reasons. First, the inside is made to look WAY bigger in the pictures. (It’s worth mentioning that the bed is a full, not a queen like it is made out to be.) Second, we were lead to believe that it would be some sort of tucked away house, but in reality it was merely a portion of the stable that has been nicely renovated, but is still about 50 feet away from the main house. Another issue was privacy, with the very small bathroom with a curtain which only covered the bottom portion of the window. Additionally, the front room of the house was completely visible to anyone from the outside, as there weren’t any curtains. The check-in process also felt a little bit weird. Usually the property owner will give instructions on how to find the well-hidden key in a fake rock or something. But this owner just left the key on the kitchen counter with the front door left unlocked.
Very relaxing stay and owners very nice
The renovated apartment, in an old barn, was nicely appointed and everything was very clean. The setting, on a horse farm, was also very nice and included a dog and cat roaming around. Our host, Anne, was very responsive when we had questions or request. The only suggestion I have is the mirror in the bathroom needs to be lower. I had to stand on tip toe to be able to see my face to shave. We owned property for 19 years, which we rented through VRBO, and overall, found this an excellent place to stay and highly recommend it.

Enjoyed how quiet and peaceful the place was.
It really was a lovely place to crash our weary bones after helping a family member move. The sliding barn doors to the bedroom and the windows above the kitchen area were my favorite features. The sofa was comfy, and Hubby loved the bed, although the foam (?) mattress didn't work so well for me. The full-size fridge was much appreciated, because we had brought a lot of pre-cooked meals with us to keep it easy. There were a couple of areas it fell a bit short of our expectations as frequent travelers, but we would definitely stay there again! A side note: if you are using a non-Google GPS, you may be misdirected by your GPS as we were. There are two sections of their road with the same numbering, so you may want to clarify directions beforehand.

The accommodations were great, and we really enjoyed the beauty of the surrounding area. It was a perfect winter get-a-way. Our hosts communicated with us and made sure everything met our expectations. We couldn't have asked for more from our stay.
Me and my girlfriend had just spent the weekend at this beautiful carriage house. The views are breathtaking. You are surrounded by amazing nature. We got to sit outside and watch the horses play and even was able to take some memorable photos with them. Our experience was the peacefulness of it all and taking it all in. We got to meet a very friendly dog named sunshine who greeted us in the morning and would come by to hang out with us for a few min a day. The owner christian was very polite and gave us some history of the houses and told us it was built in 1802, which was pretty awesome to stay in a historical place. The apartment was very clean with everything you need in it. It was an amazing weekend getaway and experience and I look forward to going back in the very near future
Exactly what I was looking for. Off the beaten path, serene, clean, and safe. The owners couldn’t have been more kind and their property was nicer than the pictures!
This was a gorgeous and quiet carriage house. My son LOVED saying hello to the horses at night and first thing in the morning. Anne and Christian were wonderful hosts, introducing themselves but giving my son and me privacy. We will definitely stay again and highly recommend this VRBO :-)
I stayed here with my teen age son for a LAX tournament and it was just perfect for our needs. The host could not have been nicer and more accommodating letting us check in late at night. This little Farm house is so sweet, cute, and comfy. The picture do not do it justice. Love the decor inside this cozy one bedroom. The bed was comfortable as well. The best part of our visit was meeting their awesome 4 legged friends! We will be back for sure!
