Please note that the two first-floor bedrooms do not have dedicated heating or air-conditioning vents. The bedroom doors need to remain open to allow heated or cooled air to circulate into these rooms.

**House Rules**



🎉 **No Parties or Events** — Parties and events are not permitted.



🚭 **No Smoking or Vaping** — Smoking or vaping is not permitted inside the home.



🐾 **No Pets** — Pets are not permitted on the property.



👥 **Registered Guests Only** — Only guests included on the reservation are permitted unless approved in advance.



🔇 **Quiet Hours: 10 PM–8 AM** — Please be considerate of our neighbors, especially when using outdoor areas in the evening.



🔥 **Grill & Fire Pit** — Please use responsibly and never leave either unattended.



🛶 **Dock & Waterfront** — Children should be closely supervised around the water, dock, and kayaks at all times.



♨️ **Hot Tub** — Please follow all posted hot tub rules and do not tamper with equipment.



**Good to Know**



**Starter Supplies** — A starter supply of basic household essentials is provided upon arrival. Guests staying longer should plan to purchase or bring additional supplies as needed.



**Smart TVs & Streaming** — Smart TVs provide access to popular streaming apps. Please bring your own login credentials for subscription services.



**Waterfront Property** — The home sits directly on the channel with a private dock. Children should always be closely supervised near the water.



**Kayaks** — Kayaks are provided for guest enjoyment and can be launched from the private dock. Please use them responsibly and return all equipment to its designated location.



**Fishing** — Fishing is available directly from the property. Guests should bring their preferred equipment and obtain any required licenses.



**Things to Note**



❄️ **First-Floor Bedroom HVAC** — The two bedrooms on the first floor do not have dedicated heating or air-conditioning vents. Bedroom doors need to remain open to allow heated or cooled air to circulate into these rooms. Please consider this when determining sleeping arrangements.



⏰ **Late Check-Out** — Late check-out must be approved in advance and may result in additional fees if not authorized.



📝 **Rental Agreement & Security Deposit** — A signed rental agreement and **$500 refundable security deposit hold are required within 72 hours of booking.** The deposit will be released after checkout provided no charges are necessary.



📷 **Exterior Security Camera** — For the safety and security of the home and property, exterior security cameras are located at the front and back of the home. Front cameras monitor the driveway and front entrance, while rear cameras monitor the channel and back entrance.



🐾 **No Pets** — Unauthorized pets may result in additional cleaning or damage charges in accordance with the rental agreement.



🌊 **Waterfront Safety** — Children should be closely supervised whenever they are near the channel, dock, kayaks, or other waterfront areas.



🛶 **Water Conditions** — Kayaking and other water activities are subject to tides, weather, and water conditions. Guests should evaluate conditions and use appropriate safety equipment.



♨️ **Hot Tub Maintenance** — A third-party provider may service the hot tub during your stay and may need to access the outdoor area.



🐜 **Coastal Environment** — As with many coastal homes, occasional insects and local wildlife may be encountered despite regular pest-control measures.
