Book this air conditioned unit on its own, or combine both front and back units for a total 4 bedrooms/3 baths, when available. (See separate listing for the front cottage description). This is an ideal home for small families, couples, or anyone looking to enjoy the perfect weather without having to do a lot of extra traveling. You can truly drive in, park your car and walk or bike to everything you want to do. Here's what else you'll find:

LOCATION:
- We are within walking distance to the Newport Beach Pier, the Pavilions grocery store, 50+ restaurants, bars, entertainment and recreation galore. Our local park is just 5 houses away where the kids can play on the playground or basketball court. We are a quick 15 minute bike ride to Balboa Fun Zone and Balboa Island Ferry. The cottage is close enough to the all of the activity and night life surrounding the Pier, yet far enough away to enjoy a good book peacefully on the balcony or sleep with your windows open at night.
- For families, the shore at 36th St. is gently sloped, so little ones can play in the shallow water without being overcome by the waves. If you're into swimming, surfing, or body boarding, Newport Beach is consistently ranked as one of the top beaches in Southern California.
- HINT: If a more relaxed and quiet vacation is what you're looking for, September and October are fabulous, due to the great weather and reduced number of tourists. If you enjoy the hustle and bustle of lots of tourists come for the 4th of July, spring break or any major holiday - it is quite entertaining!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Very clean and well equipped place to stay in Newport Beach, just three short blocks to the beach. The location was perfect for our family.
The place itself is great, very clean location great, beds ARE excellent. Towels and paper items are cheap considering the overall property and their RULES (not the same rules posted with VRBO perhaps we missed that?). The one bathroom shower (there is a shower outside for beach sand) has absolutely no pressure. We called the management company with an issue and they indicated someone will come but not sure when, their maintenance people make their own schedule. As far as we know they never showed up and there was no follow up. (We got what wasn't working, shower, to work for the most part, eventually) We don't know if they came or not while we were out. Just a warning, this is not managed like a typical VRBO. The management company requires a FULL CONTRACT signed and initialed outside of VRBO, online. You would have to request a copy of what you sign, it doesn't appear to provide a way to save it. Communication and mails are almost all outside of the VRBO application and tend to go to spam. The check-in process IS a process and you have to go to another location (not walking distance and not sure how they accommodate late arrivals, it's a typical business with specific hours) to pick up a key (garage remote) and sign MORE paperwork (redundant) AND provide a copy of a driver's license. Check-out also requires a stop at the rental office to return the garage door opener or fees apply (although there is a key drop for this...). The people at the management company are pleasant. If you're expecting a typical VRBO rental, which is normally keyless, well... The property is keyless, the process of getting into it, was not necessarily expected.
Cappy's was a perfect place for my wife and me . . . close to the beach and other amenities, spotlessly clean, and bright.
The upper condo (cottage) was perfect for our short stay in Newport Beach. We were a close walk to the beach. The neighborhood was incredibly quiet (probably because of the noise ordinances) and very clean. The unit is very well stocked (kitchen, beach, and other stuff) and had everything we needed. Plenty of storage for our stuff and the garage (and parking space) were life savers!
This property exceeded our expectations!
Had a great time with my wife and two daughters 12 and 17. Very close to the beach. Property was clean and very nice. I would recommend it for sure!
The property was so clean clean clean!!! The adorable upstairs unit was bright and decorated so perfectly. We had never visited Newport before but this was the perfect spot on the Peninsula, 5 min walk to the beach, close to stores and restaurants, yet very quiet. We were a family of 4 that stayed here and the only thing we would have like would have been a second bathroom but honestly that did not put a dent on our stay here. We loved cappy’s cottage, and would definitely stay here again.

This was an amazing condo and location. Everything was very clean and well maintained and a very short walk to the beach and lots of local restaurants. The only complaint I have is when two people are sharing the garage it is VERY difficult getting in and out as the alley is narrow so its tricky! Other than that HIGHLY reccomend this location. I did stop and check in and checked out at Beachview which I feel was unnecessary and could have just left the remote on the counter at check out since we enter with a code.
A perfect spot to park the car, the computer, and yourself! Close to the beach, close to the store, close to trails,.... close to everything.
