The living area is thoughtfully set up to accommodate extra guests, with a twin bunk bed and a sleeper sofa for additional sleeping space. You’ll also enjoy a convenient kitchenette, an indoor fireplace for cozy nights in, and a dining table for two for casual meals.



Outside, the cottage offers plenty of space to unwind and enjoy the fresh air. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



HOUSE RULES:

- Occupancy [ 6 ]

- The primary guest must be at least 25 years old and present for the entirety of the stay.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Pets are not allowed.

- Parties and events are NOT allowed.

- Quiet hours are from 10 PM to 7 AM. Please respect the other guests in the area.

- If any furniture is moved, please place it back in the original space where it was found.

- Additional charges (including shipping fees) may apply if personal items are left behind.

- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

- There are exterior cameras at the property for security purposes. Please do not tamper with it.



Fire and Safety Precautions:

- Guests must adhere to any county burn ban in effect before using the grill and fire pit.

- The BBQ grill must be cleaned, and the fire must be extinguished after use.

- There is a fire pit on site. We kindly ask guests to bring their own supplies and extinguish any flames/coals after each use.

- Lighting candles is not allowed inside the property. We kindly ask that you refrain from using candles indoors to ensure the safety of all guests and the property.

- Smoking is NOT allowed.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are not allowed.

- No shooting firearms or weaponry on property.



Trash Rules:

- Please move your trash to the dedicated trash bin or dumpster at the property.



HVAC Rules:

- Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as cattle, birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.



As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
