Welcome to the bright upstairs residence of our Lake City home. This private 3-bedroom, 1-bath retreat has its own separate exterior entrance and includes a full kitchen, comfortable living and dining areas, electric fireplace, private deck, hot tub, and designated outdoor space.

The upstairs residence is completely private to your reservation, with no shared indoor living spaces with the separate downstairs guest residence.

FULL KITCHEN

The upstairs includes a full kitchen for preparing meals during your stay.

The kitchen, living room, dining area, bedrooms, and bathroom are exclusively for upstairs guests and are not shared with the downstairs reservation.

PRIVATE UPSTAIRS ENTRANCE

The upstairs residence has its own separate exterior entrance.

Guests staying upstairs do not need to enter or pass through the downstairs residence, and downstairs guests do not enter the upstairs residence.

The downstairs is a completely separate guest residence with its own exterior entrance and may be occupied by another reservation during your stay.

There are no shared indoor living spaces between the two guest residences.

Because both reservations are located on the same property, you may occasionally see other guests around exterior access areas, the backyard, or parking.

PRIVATE DECK, HOT TUB & OUTDOOR AREA

Upstairs guests have exclusive use of:

• Private deck
• Hot tub
• Designated outdoor seating area
• Propane fire pit

These amenities are reserved for the upstairs reservation and are not included with the downstairs listing.

Some exterior portions of the property are shared, primarily around access and parking, but each reservation has its own designated outdoor area.

Please keep the hot tub cover secured whenever the hot tub is not in use.

Children must be actively supervised by a responsible adult at all times around the hot tub.

IMPORTANT — SEPARATE DOWNSTAIRS RESIDENCE

This listing is for the private upstairs section of a two-level home.

The downstairs is a completely separate guest residence and may be occupied by another reservation during your stay. Downstairs occupancy varies, and we cannot guarantee that it will be vacant.

Because this is a two-level home, some sound can travel between the upstairs and downstairs residences.

Upstairs guests may occasionally hear voices, doors, plumbing, television, children, or other normal activity from downstairs.

Sound transfer is generally more noticeable for guests staying downstairs, who may hear footsteps and movement from the upstairs residence.

Quiet hours apply to both residences from 10:00 PM to 7:00 AM, and we ask everyone staying on the property to be considerate of the other reservation.

PARKING

Parking is shared between the upstairs and downstairs guest residences.

The upstairs reservation is limited to a maximum of 2 vehicles.

Please park only in the designated upstairs parking spaces provided in your arrival instructions.

Please do not:

• Use parking designated for downstairs guests
• Block another vehicle
• Block neighboring driveways
• Block gates or access points
• Park in restricted or project areas

Parking outside the designated areas is not permitted unless approved in advance.

SHARED EV CHARGER

The EV charger is shared between the upstairs and downstairs guest residences.

Because the charger is shared, it may occasionally already be in use when you would like to charge your vehicle.

If another guest is using the charger or occupying the charging area, please message us through Vrbo and we will be happy to help coordinate access whenever possible.

Immediate or uninterrupted EV charger access cannot be guaranteed.

Please do not unplug another guest’s vehicle or move another guest’s charging equipment without coordinating with us first.

NO UPSTAIRS WASHER OR DRYER

The upstairs residence does not currently include a washer or dryer.

Please keep this in mind if laundry access is important during your stay.

PROPERTY IMPROVEMENTS

We are gradually improving portions of the property, including areas associated with a future office and sauna.

Guests may occasionally see neatly stored construction or building materials, supplies, or areas of the property that are still being completed.

These project areas are not included as guest amenities unless specifically stated otherwise.

QUIET HOURS

Quiet hours are from 10:00 PM to 7:00 AM for everyone staying on the property.

During quiet hours, please:

• Keep voices and conversations at a respectful level
• Keep TVs and music low
• Keep hot tub and outdoor activity quiet
• Minimize noise when entering or leaving
• Be considerate of guests staying in the other residence

NO PARTIES OR EVENTS

This property is intended for registered guests enjoying a peaceful stay and is not an event venue.

Parties, events, DJs, disruptive gatherings, and excessive noise are not permitted.

All visitors and additional overnight guests must be disclosed to and approved by the host in advance.

Please do not invite additional people to the property without receiving approval first, even if they do not intend to stay overnight.

Booking the upstairs listing alone does not guarantee that the downstairs residence will be vacant.
